On 11/5/222, we paid $98 to apply for a rental property through *********. Once we submitted the application at around 2:45 pm, received an email about an hour later to complete the application as it seemed we were missing a few documents (utility bill for proof of address). Within 50 minutes of the "reminder email" to complete our application we received a rejection email stating that our SafeRent score did not qualify us to rent. According to them, our score was extremely below their lowest score. However, this seems very strange as we have been very diligent about our credit as we are in the process of searching for a home to purchase and obtaining a loan. We are very familiar with all activity on our credit, never have been late on rent or previous mortgages, 0 collections, never had an eviction and no money due to any previous landlord. No criminal history either. My first thought was that they wanted to deny use because we are a same sex married couple. I am not accusing, just sharing my first reaction. We are well aware of our credit scores as well which are not perfect, but acceptable. We are in the process of obtaining a report from SafeRent although obtaining ones means you have to mail or email a copy of your social security card and drivers license and use a pdf request which seems to be an outdated, unsafe way to submit a copy of your credit report. We do understand that SafeRent may use their own scoring algorithm but the source of information comes from the credit reporting agencies. There should be a deep investigation made into this company as a lot of people could be homeless because of their shady practices. Even their responses to these complaints are the same form letter response over and over.Business Response

SRS does supply consumer report copies, after appropriately identifying the requestor, and the reports are offered to be sent by USPS or by verified email address, whichever the consumer may prefer. In 10/12/22 I applied for a rental property through a rental agency and they stated that they use Safe Rent Solutions as a scoring model on renting. I was provided an "adverse action" letter with no explanation. I have perfect rental history and fair credit. This model should not be able to deny me housing based off whatever they deem fit. I wish I found this information before I applied to 2 different homes over the last 3 months. ****** and First key. Smh it's disgusting that they are taking people money. You get denied within hours with no reasoning why. I literally been on the phone going back and forth between First Key homes and Safe Rent trying to figure out why I was denied. Talked to multiple reps and still never got an answer. And when I was told it was no reason to be denied for the home. Totally confused and feeling ripped off. Asked what the qualifications where to be told they couldn't tell me all they could say is I didn't meet the qualifications. Smh make it make sense. Totally unprofessional and I would beware of any company using safe rent.Business Response

I've been denied housing twice because of inaccurate reports about my credit from this company. They say it will take 30 days to remedy this and I don't have 30 days to spare when it comes to my lease ending and needing a place to live.Business Response

I feel overwhelmed in dealing with this company. They make it very difficult to dispute an item with them on my credit report that are inaccurate. I paid an application fee and deposit on a home upfront. They denied my application and couldn't explain their scoring model very well. I would like to know how my saferent score was calculated and I would like to know what my saferent score is. I have to now wait 30 days in order to receive my deposit I made on a home. I have applied for a rental home with 4 different agencies within the past month and I have been denied by them all. The Reason that has been provided by all agencies were due to Safe Rent Criteria not being met. I have a good credit score, make well above the rental income criteria and yet I am still being denied. I have called Safe Rent and offered to work with them and provide any documentation that may be needed in order for us to obtain an approval from their reporting agency. Safe Rent told me that the denial is from the leasing agency and Safe Rent does not render approvals or denials, they only report the credit information that is populated within their system. I believe that Safe Rent as well as the rental agencies in my area are taking advantage of people. My last denial occured four hours after I submitted the application. What information can be obtained in a four hour window? I have paid well over $1000.00 in application fees that unfortunately I am not able to get back. I have sent numerous emails to each rental agency begging for a chance to rent their property. Noone should have to endure the stressful situation that is occuring in today's market as it relates to renting a home. It is ashamed that houses are sitting empty for several months and the potential tenants have to live in a hotel or sometimes on the street because the Credit and rental agencies take their money, run their credit and instantly deny overly qualified people that just want to be able to provide a home for their children to live in.Business Response

I am awaiting the documents from safe rent. The your lady that I spoke with was very helpful but I believe that the credit as well as renters information should be updated. Their was negligence from all parties, safe rent as well as the leasing agency. Multiple tenants have expressed their concerns for issues as such which is troubling and should be a major concern for these companies. Help me make sense to the faulty screening of safe rent solutions. Of course I was denied for rental discrepancies of my addresses. My home for the past 8 years SafeRent Solutions report has me living there for only 1 mth! My childhood home where I grew up at been gone since 2000" stated i was living there in 2010 where I've been living in another state in 2010 even had a baby now 12 here in North Carolina. Ok now here is the insult to injuries im also a veteran widow whom husband passed away in 2007" well there report stated I lived at the home we once shared in 2007 now 2014!!! SafeRent also stated to call them to dispute any finding at phone number 800-811-3495 as I did i submitted dispute and where they got this information from he advise Equifax. I have Equifax on my phone and my address are not none of what is on my report.. after disputes on the phone I was told to call back in 3 days. As I did Keisha, told me that was incorrect doesn't take 3 days but- all I'm doing is what the gentleman told me to do. Can you at least check. Keisha says oh it has been resolved. I was excited until she read that I have to contact Equifax!!! I said how was that resolved and now I have to contact Equifax. A mess!!! Do your due diligence SafeRent i mean if you are a background screening use your head how can someone be living in a entirely different state w earnings and you have a different address you found doesn't make sense. Also I have 2 tradlines 1 good other making payments no evictions no background for goodness sake im a widow wife of USARMY Ofcr. Hey thats how we are doing SafeRent. So I applied for a property in Georgia on 06/28/2022 for Street Lane Home also know as Cloud House I was denied for the property on 06/29/2022 due to Saferent stating that I had a past rental balances of $1260 which is not true. I contacted Safe Rent Solutions to get a better understanding of thing and they told me that since I couldn't be verified because I did know the company also went by Cloud Home then I had to submitted my ID, SS card, and utility bill. Wow this crazy I have to submit all of this to proved that I am me 🤦ðŸ¾â€â™€ï�� but I submitted everything they said it can take up to 48 hours to go through manual verification. So I call be in 48 hours to get my report and that when they told me about this balance that is inaccurate. I have the receipt from when I moved out of this property stating that I don't owe any money to them. I informed the rep that this information was incorrect and I needed it removed as soon as possible I have all the documents to help get it expedited she told me that it will take 30 days to get it removed. No!! I don't have 30 days my lease expires at my current home on July 11, 2022 and I need to find a place to moved. I have 6 children's and I don't have money to just blow through due to y'all *** not searching for the correct information. I need this taking off my report " NOW" the house I applied for will be gone in 30 days. SafeRent Solutions does the screenings for Main Street Renewal rental homes and is denying people without cause. MainStreet is accepting application fees and denying qualified people like myself with perfect rental history. I meet all the rental criterias & they told me they didn't deny me, SafeRent Solutions did & they don't know why. SafeRent said they only provide the credit report & Main Street makes the decision. Some of there nice homes have been sitting for over 180 days, They have just been collecting fees at $50 a pop & claiming no one is qualified. The home I applied for (************************************ XXXXX) has been sitting 192 days and they are definitely running an application fee scam. SafeRent is denying individuals without cause & I just found that they're being sued in Boston through the US District Attorneys office for a similar reason.
