    On Aug 21 2024 I visited The Arts at ********** apartments in *********** La and decided to apply for an apartment. On Aug 23rd I applied and paid application fee plus deposit of $ 400. I was told the deposit would be refunded within 7 to 10 days if I was not approved.4 days later I was told I was not approved and the deposit will come in form of a check within 10 days to 2 weeks at their office and they would call to let me know when I could pick it up.I followed up with a phone call a week later and was told there was no check there for me.We are now 3 weeks in and still no check. I called and emailed the corporate office accounting department and no one returned my call. I emailed and no one responded.The thing is they stated I was not approved due to credit and my score was 525, when I ran my score it was 636, 619 and 625.I only owe student loan, car note and one credit card, all in good standing.Recent divorce but nothing that should cause a ********** they are holding my refundable deposit and ignoring me.That is fraud and theft.The apartments are managed by Medve in ******Please help.

    Ms. ******* did not meet our application qualifying criteria.  We sent her an Adverse Action Letter explaining her denial and that she could reach out to ******* to discuss the information being reported on her credit report.  As such, her application for an apartment was denied.  She paid a non-refundable application fee of $50.00 and a refundable security deposit of $300.00.  We do not dispute Ms. ******* is owed a refund of the $300.00 refundable security deposit that she paid.  The processing time from her application, the application processing, the funds clearing her bank, our ********************* cutting a check, and the **** getting the check from our home office in ***** to the former applicant in ********* generally takes up to 30 days.  Ms. *******'s application was denied on 08/28/24.  We expect that she will receive her refund no later than 09/28/2024.  *********** has not ignored Ms. *******.  Our on-site team has communicated with her each time she has reached out.  If she has not received her refund check by 09/28/2024, we invite her to reach out to our on-site property manager and let him know.

    I am rejecting this response because:   I never received a letter.

    I presented their local office with a copy of my uodated credit report that shows 619 score from Equifax. Further that the items in question were no longer in collections.

    They refused to review the evidence.

    Secondly their leasing agent surely verbally spoke 7 to 10 days then sent in. Email 2 to 3 weeks.

    After 2 weeks she stated a month.

    The dates they are sharing seem off.

    I do intend to follow through with filing complaint with Fair Housing, State Attorney General and *********************************

    Today 9/18/24 their leasing agent stated a check was cut and mailed today.

    HOWEVER it should not have took me filing complaints for them to do the right thing in a timely manner.

    We have reviewed the complaint along with the accompanying documentation.  While the court may seal a file related to an eviction for possession only, it does not preclude the owner or management company from pursuing collections for any balances owed.  In pursuit of collecting a balance owed, we utilize the lease agreement and supporting documents in the rental file as opposed to any judgement issues during the course of a possession only eviction.   If complainant believes that collection efforts are being conducted improperly, in violation of the court order, or in violation of codes, laws, or ordinances, they can seek legal relief.

    Im a full-time college student who was living on campus not employed. My mother was relocating from another city in ********* (bossier to *********) where I attend ************************************ / ULL. She asked me to look at apartments and face time her for virtual viewing. She choose an apt arts apt at the ********* in Lafayette. I was told I needed to sign the lease to hold Apt for my mother so I did. Although we made it clear I was only a occupant/dependent. I never paid rent, deposit or any other fees, nor was my credit ran just my mothers. Whom makes more than 3xs the requested to rent. They only did a background check on me. My mother is the only one financially responsible on the lease. The office management assured my mother I wasnt responsible for anything. Upon receiving the lease my mom noticed my name was under lessee and not as occupant. She called management and they said they would change it. Fast foward til now they have put a collection on my credit for this apartment which has stopped me from renting my first place and reduced my credit score. We have tried to convey to credit bureau, Columbia debt recovery and property owners that this isnt my debt all refusing to remove it even though my mother has agreed to pay the early lease buyout fee of two months $943 x 2 = $1886 minus the deposit they kept of $200 total owed $1686.00. Please help facilitate this transaction with this company and the removal of this debt from my credit report. These companies have all proven not to follow fair credit guidelines. Nor do they care that they are ruining a young adults credit as they enter into the world as a productive adult

    This complaint is without merit.  Both ************************* and ***************************** submitted leasing applications for the apartment in question.  Both applicants provided their photo identifications with their leasing applications.  Both applicants signed the Lease Agreement, entering into a contract to lease the apartment.  The lease was not completed.  ***************************** turned in keys to the apartment on 04/24/2023.  There were both lease termination fees and charges for damages assessed to the final account, resulting on both lease signers being equally responsible for the debt.  There will no adjustments as the debt owed is valid for all lease signers.

    The medve group doing business as the arts Apartments in broussard Louisiana has bullied me out of the apartment I was in.. I'll make this short as possible. A regional manager called me and agreed with everything I said which was that the Arts Apartments made up a fake, non existing fee which was not in the lease. The fee was 50$. Regional manager went on to say they can change the lease at any time and proceeded to tell me they will be evicting me because I wouldn't pay the 50$. Remember, this fee is fake! He agreed it's fake. I had no problem paying the rent. However they made it impossible to pay the rent without first paying the ransom of 50$. Therefore since I could not pay the rent medve stated they will be evicting me. Again this is all from the regional manager of Medve. It's not about the money. It's about them making me leave. Bully tactics. They sent me a 3800$ bill. I wont go in to detail as to all the extreme problems i now face due to these people doing this to me. I'm sure they knew exactly what they were doing and did it on purpose. At no point did anyone from this company try to have any sort of meaningful conversation with me. In fact this manager hung up on me when I said I wouldn't pay the 50$. The owner of this como ah should be shame of them selves for having such a horrible, abusive management do this.

    Business Response /* (1000, 7, 2022/11/22) */ This former resident allowed his renters insurance to lapse. There is a $50.00 non-compliance fee for allowing this to happen. The resident chose to skip without notice in lieu of paying his full balance due that included the non-compliance fee. At no point did we file eviction on this former resident. As stated, he instead chose to skip without notice, broke his lease early and has since received his final bill that includes the fees for moving out early and without notice. This complaint is without merit. Consumer Response /* (3000, 9, 2022/11/23) */ (The consumer indicated he/she DID NOT accept the response from the business.) The arts needs to confess and be honest. The way this really went is the Arts made up a few of 50$ because my rental insurance policy was temp canceled for around 4 days or so. I paid for it and had it reinstated then shortly after this fee popped up. So I asked in there portal where in the lease is this fee legitimately awarded for not having rental insurance. The manger I asked this toward couldn't show me. Instead she told me to call a number. So I called and that's when I got the regional manager on the ohone to talk to me. He said I had to pay that fee before I paid the rent. I couldn't just pay the rent and not the fee. They set it up that way on purpose. There website payment portal specifically had that 50$ as the number 1 priority over rent that I must pay it first or I couldn't pay the rent! The claim they make that I just decided to skip out and not pay the rent is a lie and they know it. The regional manager I spoke with agreed that it was all set up this way and he went on to say that I should not let a 50$ fee get me evicted. I told him I'm not paying for the fee unless I see where it is in the lease that I need to pay this fee and so he told me by that friday they will be issuing an eviction notice. He told me this just after he stated they can change the lease to any thing they want at any time. He then hung up on me. Does that sound like someone that wanted to have a decent conversation? No it doesnt. Keep in mind I will have no place to live in just days. This person hang ups on me after he just told me they will evkct me. Not one time did they furnish the wording in the lease where it states they can charge me 50$ for not having rental insurance. I wasn't going to wait till that eviction bappened. You really think I'm going to sit around waiting for the sheriff to escort me out the apartment? No I don't think so. So I proceeded to start packing up and leaving so I could find somewhere to live. It took days just to get my things out. I had to do it mostly by myself! As I stated before I could have paid the rent and I even tried to pay it but they insisted I pay them the ransom note of 50$ first. They also tried to get me to leave by leaving notes on my door that they were going to come into my apartment within 24 hours to replace a blind that has a small 4 inch broken slat on it. It was broken because they never put a screen on the windows and it would cause the blind to get sucked out the window when I'd open the window for fresh air. i explained all this to the manager.I told the manager all this in a message on there portal that if they are trying to use these tactics to get me evicted, DONT! A blind is not an emergency and no I didn't want anyone coming into the apartment to replace a blind and I requested to show me wording in the lease to show me where I was required to pay for the fee! If I was required I would paid it but no one provide me any documentation. So what am I suppose to do? Wait for them to throw me out and auction away all my things? And also the blind is not an emergency. The way I saw it is they were harrassing me. The maintenance guy as well as the manager lady was seen literally kicking my door to try to come in the very next morning after they left that note about the blind. I held the door closed but the maintenance guy was seen cursing and trying to force his way inside while the manager was just standing right there with him. With all of this going on and then more things I haven't mentioned, I felt harassed, bullied, pressured to leave and forced out. They did this. Not me. Would they care to provide the portion of the lease which specifically states they have the right to charge me a 50$ fee? I have a copy of the lease and it's not in the lease. If it's in the lease why hasn't none person shown it to me but rather, decided to evict me? According to them this whole thing is about me not 0aying a 50$ fee. It's not about Not having rental insurance because I paid it and had it reinstated. So basically they saying they wanted a 50$ fee and couldn't or wouldn't provide proof the fee was legitimately in the lease to they evicted me! That is what really happened in my opinion.

    I received a move out balance of almost $284. I called The Arts at West Napoleon to find out what these charges were and was told to click the link in the email sent to me. The link brought up 128 pages of information. I called the number provided on the email and was told I had to reply back to the email to dispute the charges. I replied back to the email and a few hours later someone named Libby responded. Explaining that $153 was my final utility bill, I accepted those charges then there were over $200 in additional fees added. After I reviewed my Scheduled Charges page, Replacement of the mirror shows a charge of $40 and I was charged $105. I accepted the charges for cleaning fees, which were still outrageous but I accepted the $85 fee. My total should be $278.83. The office already used my deposit of $150 towards a balance I never reviewed or signed for. The remaining balance should be $128.83 however the office and Medve Group is still trying to charge me $105 to replace a mirror when it shows on scheduled charges it's only $40. They refuse to update my balance to the correct price of $128.82 and I don't want this effecting my credit or damage my rental history when I've never had any issues prior. This property failed on multiple occasions to repair my ac issues with it not working at all, leaking an extensive amount of water into my apartment, saturating the bedroom carpet, causing sinus infections, and I repeatedly had to put in service requests, call maintenance, send the office emails to only have this issue called an inconvenience and not a health or safety issue. I've walked into my apartment and have fallen due to the ac leaking and I've notified the office. It took months to finally repair only for them to put a hole through my bathroom wall to the exterior wall to now have black mold and mildew grow outside my front door. I still have all emails, requests and photos.

As far as the carpet cleaning charge that is the standard charge for professional cleaning of the carpet in the bedroom. If the resident had the carpet professionally cleaned upon move out she can provide us with a receipt and we will remove the $35 from her final account statement. Mrs.********* will receive a revised statement in the mail reflecting her balance without the $105 mirror charge.
