      I am writing to file a formal complaint against Lake and Hills RV Park regarding several critical issues that have significantly impacted our experience as residents. These issues include electrical problems, false advertising of internet services, illegal trash dumping, code violations, and a hazardous sewage leak.On or around May 22nd the parks faulty wiring and an inadequate shore power setup and despite our RV requiring a 30-amp hookup, the park only provided a 50-amp connection, which violates electric code standards for RV parks resulted in constant power fluctuations that caused extensive damage: Our surge protector was fried, the plug on our shore power line fried twice, our converter was destroyed and could have caught the rv on fire, our microwave suffered irreparable damage, and nearly all the lightbulbs in our RV blew out. We promptly reported these issues to the park manager, their response was aggressive and rude. For two months, we endured having no electricity while waiting for the manager to fix the problem. The manager attributed the issue to our neighbor's surge protector and assured us that he would have them cover the repair costs. Due to extreme heat and the fact we had pets, we couldn't wait and had to pay out of pocket for all the damages. We were under the impression by the website and managers that we would have certain amenities such as internet and a place to wash clothes. They do not provide internet in the park and no washer and dryer are provided or permitted at your campsite, which is a code violation.The manager's actions regarding impounding RVs and shoving items left on the site down a scree at the edge of the property are concerning. The persistent sewage leak and sewage gas leak on the premises have contaminated the water. This leak rusted our outdoor tools. This sewage problem has persisted for years. The manager prioritized building a fence around their site and the adjacent two sites instead of addressing the sewage leak.

      Good morning,

      To address the complaint against the issue of internet and laundry facility, it is not against code to not have those services as the complainants stated. Like we tell everyone (including the complainants) that inquires about staying in our park is that internet is available trough AT&T or Spectrum, that we do not provide FREE internet. Not all RV Parks offer laundry facilities. We had a building brought in to house a new office. community area and also a small laundry facility for our guests to utilize that is under construction.  

      To address the complaint about the electrical, All of the electrical services have been replaced after we purchased the park in December of 2021 and comply with all electrical codes. It is not against code as the complainants have stated to connect a 30amp RV to a 50amp service, the adaptors are for that reason. I received a call from the complainants that they were experiencing power issues. I called our electrician and he came out that afternoon to see what the issue was. He checked everything on our end and found not issues. Also measured the amperage that their RV was drawing, which was 22amps. He knocked on the complainants door and told them that everything outside on our end was good, what they were drawing amperage wise and said that it could possibly be something in their system in their RV and that he would be happy to check it for them. The complainants said that there was no way that their RV was drawing that much amperage and that they would have their electrician friend look at it. That was the last I heard on that. A few months later I received a call again from the complainants about another electrical issue. I arrive home within 30 minutes to see what the issue was. I called our electrician and he said he could not get there at that time so we facetimed and he had me check things. We had found that their neighbor ****, who was not home at the time, had a surge protector at his connection that had fried. I disconnected it and called **** to let him know of the issue. I talked to the complainants and their statement was that since he had a new trailer then he could have theirs fixed. I told them that we didn't know what caused the problem and therefor couldn't point the finger at anyone. I told them that our electrician could come there the next morning and they said no, that they would have their friend look at it. I told them that I would talk to **** and see if he was having any issues and to let me know what their electrician friend says. A couple of days later the complainants contacted me and asked if I had spoke to ****. I stated that I had and that he was not experiencing any problems. I asked the complainants what their friend had said and they stated that he told them that it was over his head. I again offered to have our electrician come look at it for them and again they refused. A few days later after an extremely rude conversation on the complainants part two of their neighbors had stated to me that when they left for work the morning of this incident that the complainants had their on-board generator running in their RV. They found this strange because there wasn't any power outages. After receiving this information and having an on-board generator in my trailer, I called our election to discuss the possibilities of what had happened, since everything on our end was working the way it is supposed to. The only scenario that fits this issue is this: An RV or travel trailer that has an on-board generator has an automatic bypass switch. This means that during power outage while still being connected to an electrical outlet also known as shore power, that when you start your generator your RV or trailer then runs off the generator. When the shore power comes back on your automatic bypass switch disconnects from the generator because  now your RV or trailer is running off of the shore power. If that switch goes bad, as my own has at one time, then when the shore power comes back on and the generator is running it sends voltage from both power sources through your electrical system at the same time. Therefor, if you have a 120 volt system you would now have 240 volts going into your electrical system (120 volts from shore power and 120 volts from the generator) This could also send the 240 volts back down the 120 volt wire going back to the service box which would then have sent the same 240 volts to ***** trailer and caused his surge protector to blow. 

      To address the complaint about trash, the only thing I can think of is that we occasionally have guests that have large items such as a couches, mattresses, barbeque grill, etc... that they cannot put in our trash dumpsters, we have an area in the far back corner of the property that is under construction that I would put these items and would load my dump trailer with when I made a run to the dump. I could not just leave it in the trailer because I use that trailer many times for work.

      To address the complaint about the septic system. There has not been any issue or complaint about the septic. When we asked the complainants to please leave the park because of the condition that they kept their space in and constantly having to **** them down for their rent. The day they were leaving the sewer line all of a sudden got clogged up. How we know this is that **** is on the same sewer line that they are on. He had called me and said that he had attempted to empty the holding tanks on his trailer and that the complainants had taken off the caps on the cleanouts and when he opened his valve that it started to go onto the ground. He immediately shut it off. My neighbor went down there to check on it the complainant screamed at him to stay away from his RV. I told him that they would be leaving today and **** said he could empty his tanks tomorrow. They had moved their RV out sometime between 10:30 and midnight. I had gone to bed at 10pm and they were still there moving stuff out. I awoke at 12:30am and when I looked out my window I saw that there RV was gone. I thought about walking down there to see how much trash they had left for me to clean up and decided to wait until later in the morning. I went to get a glass of water and discovered that we had very little water pressure. I then got dressed and went to their lot and discovered that they not only broke the water pipe off and took the water spout, that they also just coved the hole with the water pouring out of it with a bucket. They didn't even have the decency to call or text and say that it was broken. Who knows how many gallons of water flowed down the road. Later that morning **** went to empty his holding tanks and nothing was flowing trough the pipe. I called a plumber and they had to come out and clear the clog in the pipe. Apparently they stuffed something in the pipe to clog it. They also left an entire trailer load of trash behind.

      LCRA who monitors the septic systems and any water issues in ************* has received a couple of anonymous complaints about sewer issues since the complainants have moved out and have not found any issues what so ever. At this point we will be filing criminal charges against the complainants for destruction of property, vandalism and harassment.

      We at Lake & ************* do NOT have leases. This is a pay to stay park. A guest can leave at anytime they wish. If they were so upset when they moved in about the Internet, laundry and anything else, they could have moved to a different park at any time. There is absolutely nothing keeping anyone here. We have worked extremely hard since the purchase of the park to make this park an enjoyable place to be.

      On march of this year we moved 2 loads from ****** presstressed in ****** ***** to this business and we have attempted to contact him several times by email and by phone he has ** blocked he owes us 800 dollars and we attached the proof of the loads all we need is to get paid

      The invoice was sent to the wrong email address by this company. After contacting them and they sending it to the correct email address the invoice was sent to the owner of the park. This bill has been paid.
