    I signed a lease with this apartment in August of 2023. It took them 6 weeks to properly repair our AC (It didn't work at all). It took them until April of 2024 to install a smoke detector. They shut our water off at least once a week, sometimes more, usually with only about a half-hour notice (twice they've notified us after the fact). They towed my fiance's vehicle on Christmas Eve with no warning, and they towed my truck with no prior warning and no proper cause, citing a reserved spot with no proper signage as to the fact or any previous guidance on reserved spots in the complex. When we asked them for the "community guidelines" they had cited as the reason for the tow, they could not provide us with anything written or electronic stating said guidelines. On top of all of this, we have been concerned about a potential mold problem that has caused my fiance and I to be sick for the majority of the last 7 months and have refused to do any sort of inspection or attempt to solve the problem in any other capacity. My fiance and I have found other living arrangements and would like to break this lease early. (The lease is up in August of this year.)

    Hi ******,

    It looks like all these items were addressed in a timely manner. The ** work order was closed two days after it was submitted, and I believe a new system was installed. In addition, the smoke detector work order was closed out two days after it was submitted. Water does need to be shut off for emergency situations and as we are on a boiler system unfortunately, water has to be shut off for large portion of the property in these circumstances. If it's something we are able to schedule we notify residents.

    As we discussed with you towing regulations have been emailed out several times to all of our residents. We have been notifying residents for over a year and the last communication was sent out in January and March of 2024. There is signage on all the entry gates and carports notifying tow policies. All carports are marked reserved and must be paid for as these are reserved spots.

    Hello. I was told to reach out if I was having issues with my apartment complex and management isn't doing anything about it. I moved into The Leighton apartments located in ***** ***** on ***************** on March 30th, since then I've had nothing but problems with no resolution. Within that time, I've submitted 19 requests due to issues I've been having. Ranging from but not limited to roaches, broken glass in the bushes outside my apartment, and an AC that leaks so bad my bathroom floor has to be covered in towels and I can't have anything on my sink. it is also at the point where mildew is beginning to form due to the excessive water and I do have medical issues (Chronic Asthma) were this could be detrimental to my health. I don't know what else to do. I've reached out on multiple occasions regarding pest and my AC, but the ticket gets closed with no resolution. Also no one from management has reached out to me regarding any of these issues. I have even caught them in a lie, because I have a ring doorbell and the last ticket was resolved without anyone entering the apartment. I have paid over **** thus far to be able to live here and i regret it and wish i could break my lease without having to pay any additional fees. I also have videos of the issue and can't attach them but will send if necessary.If someone could reach or via email or call me at ************ that would be greatly appreciated, I just want to live peacefully in my apartment.Thank you.

    Followed up with resident. Repairs were completed and a rental concession offered. Offered a transfer to another apartment and also asked if everything was done to their satisfaction and no follow up was received.

    I am an officer in the United ******************** I had to terminate my lease due to having to leave for training. I had about $4,000.00 in prepaid rent that the apartment was supposed to return to me. I paid it ahead of time. I have not seen once cent of that money more than a month later, and the business has failed to return my calls or answer many of my e-mails. I cannot reach them, and I am a military service member that just lost $4,000.00.

    A check was issued; however, customer did not provide a mail forwarding address so it was mailed to the last known address so the **** could forward off the mail forwarding address the customer may have submitted with the ****. We have been in communication with the customer regarding sending a new check to the a new address he provided.

    I am rejecting this response because:   The business never requested a forwarding address and erroneously sent the check to my address at the very apartment I had just vacated. They knew I would not be there and still sent the check there. The check was for the wrong amount, short-changing me by roughly $3,000.00. I still have not received the check in the correct amount, and it has been well over a month. The lease agreement required them to give me the money within 30 days, and that timeline has not been followed. Communication with them is almost impossible because my e-mails and phone calls are almost always unanswered.

    The resident vacated on 4/13/23 and the final account statement and refund check was issued on 4/17/23 which is within the legally required 30-days. It is the resident's responsibility to provide a mail forwarding address especially if they are expecting a refund. If we do not have a mail forwarding address, we are legally required to send it to the last known address which is the address that the resident resided in. We have met all legal requirements concerning the refund of any amounts due to the resident.

    As all final account statements final fees for utilities, cleaning, damages etc are taken from the refund and any final refund is returned to the past resident. The full $4,000 was not returned due to final utility balances that were due upon move out. Please see attached final account statement.

    A check was issued again on May 26, 2023 after a mail forwarding address was provided.

    I am rejecting this response because: The business shows that they have credited me over $3,000.00. The problem is: the check for this money never reached me, so I never received it. Despite their screenshot, the money is still sitting in their bank account. I tried to settle the matter with them in another way, but once again, did not receive a response in several weeks. The business is in breach of its own lease agreement and has made no attempt to rectify the matter. Quite frankly, they should expect a lawsuit for violation of all sorts of landlord tenant laws.

    I forgot to include this: the business had my forwarding address for almost three months now. I provided it to them via e-mail. Did I receive the check they claimed they sent? No. I tried to settle the matter with them in another way. Have I received a response? No.

If you have not received the payment please confirm the address of the remit address *************************** 76 ************ **** 1lt *********************** ***********************************************************. I would also like to point out that you said you had a check but it was for the incorrect amount. We have addressed the reason of why it's not for the full amount, we have confirmed the address several times and taken the appropriate measures by law. If you do not have the check we are happy to stop payment on that check and re-issue another one.
