      New Modular home was put on our lot. We signed Sept. 2020. They drag their feet on everything. 1st It took 2 mos to write the check for water line tap, which delayed permit. House finally set in April. They wrote on contract 120 days to complete. They do 1 thing every 2 weeks. We're still not in. They haven't filled in holes in stem wall so rain is dumping water under the home due to slope in yard. But main complaint is the water/sewer line problem. I emailed in April and told them the County required the contractor to handle water/sewer connection...they ignored it. The plumber comes but can't install lines because of no meter. 2 wks: digs the trench. 2 wks: puts in lines. Never retrned to fill them. Rains came & push dirt under the lines, lifting them out of ground. 3 wks: Still not fixed. We were afraid he'd come back & fill it in with no slope so we spent days digging out from under lines...but only got it "level". We handled driveway too..trying to get done to move in!

      Business Response /* (1000, 14, 2021/10/05) */ Mr/Mrs ****** project had several opportunities. 1-rain and weather delays on delivery and set up. 2-rain caused water and electric lines to collapse, they had to be dug and inspected multiple times. 3-customer did have driveway installed, we had to wait for those inspections to be called in. 4-county stopped permit process while awaiting mr/mrs ****** utility application to be completed. (homeowner responsible for utility application and start up) We certainly had the same goal as the Mr/Mrs ******, be able to move into the home as soon as possible. We are in some very challenging times, with shortages, virtual offices with both counties and businesses. The ******* family can now access their home. We wish them nothing but joy and happiness.

      My husband and I purchased our Palm Harbor Home and it was delivered on 07/15/20. There were multiple issues listed below with the home that delayed our moving in until December 2020. (Major water damage in kitchen) Before moving in to the home we discovered a significant issue with the flooring 41 cuts through our home that would require replacement for the entire home. Our first email to palm harbor regarding this issue was on 11/18/20. At that time Palm Harbor agreed to a reimburse for the cost of labor and replacement of the flooring. Since that original communication from palm harbor communication has been inconsistent to the point that we reached out to a supervisor on 06/03/21 to request help for final resolution. We did receive a message on 06/04/21asking us to return phone call. We attempted several times leaving voicemails with no returned call. Due to no communication we send an email asking for immediate resolution. This is still not resolved.

      Business Response /* (1000, 16, 2021/10/14) */ The manufacturer and customer have reached an agreement on this item and are awaiting the customer to decide on the flooring option they would like. We have sent out samples of flooring for them to choose from. Once we find out what they pick we will schedule the installation. I expect them to choose by next week and we will schedule accordingly to our materials. Unless we have problems getting what they choose we should be able to install and complete this in the next 3-4 weeks.

      I signed a quote on a new home with Palm Harbor Homes on July 24, 21 with a price of $283,528. I am in the process of closing. The Survey is being done today and the parasail is do in today or tomorrow. I get a call from Lou ***** at the St. Augustine office stating that they have to increase my house amount and they don't know when or how much it's going to go up. This is wrong! If you sign something, they need to honor it. I need to close by the end of the month and they waited until now to tell me. Unacceptable! I want my home done at the price quoted or I want them to let me by the Estate Farmhouse Model at the Plant City, Florida location at the price mentioned above. You don't do that to people. It's wrong!

They are purchasing a home from an independent dealership and they are responsible for pricing and communication with the customer. Due to the pandemic and increased costs in materials Palm Harbor has had to increase prices. This information would be provided to their dealer and they would discuss this with their customer.       We purchased the La Belle in early May. We bought it straight off the lot, it was the show model at the retail center in Corpus Christi, TX. However, we bought it from the retail center in San Antonio, TX. Our bank paid them in full in early May. They brought all three sections immediately and set up. The house has been SITTING there since. Unlivable. The floors need completely replaced and there are two busted windows. The transport companies they used delivered during some of the torrential rains we received and tracked RED clay all throughout our light gray carpet. Wood floors are warped and coming up and deeply scratched where they moved the refrigerator. One bedrooms flooring is completely missing. They ripped up carpet and took with them. There is paint ALL over wood floors and carpet. It's almost September and we paid over $250k for this home and can't even live there. Unacceptable!!

      Here is my personal experience. I gave them a low rating based on their archaic business practices, non-transparent sales tactics, and overall operations and how it effects the customer. I like their homes, the designs, and some of the stated costs. I bought one, but be warned or wiser than I was.. When it comes time to sign the contracts, they will have added several thousand dollars in charges, and call it their "gold key service", which is basically their way of raising the price without having to tell you upfront the real cost of the home. Also, realize they can take however long they want to actually build your home. They may provide you with a guess but, if it takes them 2 years to complete, you really have no recourse but to just sit and wait, no matter how much that costs you. Its been almost a month while I wait for them to complete my home onsite, while never once responding to any emails or phone calls

      Bought a new home. Have been having issies since day one. Plumbing not glued together, ac vents not connected, trash in ac, leaking windows and doors. During the texas freeze in February (-15 degrees) i was in my bedroom and heard a loud pop. Came to living room to find a dual pane window exploded (inside) due to extream temperature differences. At first i was told it would be taken care of now they are telling me its my problem. Also now the roof is sagging in places and the ceiling has cracks all over the place. So either this is the worst craftsmanship home ever or they have zero quality control. Took the service guy 3 attempts to seal the back door which had begun to grow black mold since September FOR THE SECOND TIME! I am continuously told something in person/on the phone then a different thing in email.

The broken window from the freeze would be the customers homeowners insurance or they can file a claim with the manufacturer of the window. This would not be an issue that Palm Harbor would address. Once we receive the report from TDHCA then we will address anything that they provide on the Warranty Order. Until that time we will not be addressing any item in this request. They are a 3rd party and they will inspect the home for anything that is out of compliance. The window has a warranty through Kinro and can be filed online at www.kinro.com If they cover the item due to weather then he will need to reach out to them. Typically storm related damages would need to be filed through his homeowners insurance. Extreme weather conditions are not a manufacturers defect.       Palm Harbor of Waco, Texas refuses to return calls or keep their appointments. I was told they'd be doing the final trim out last week, they were no shows. So this week I was told they may be here at the end of this week, "but don't get too excited, they MAY start the trim out". Someone warned us that trim out wouldn't happen until the A/C was hooked up so that the workers can be cool. I thought it was a myth but the A/C is scheduled to be put in, wait for it, at the end of this week. I think we're going to turn the breaker to the A/C off until they finish. We just want to go home. We've been married for 30 years and never been without a home. It's not right that they keep pushing us back for no real reason. They've given us no excuse why they haven't shown up, they just don't show up. Palm Harbor homes are not affordable once you factor in the hotel costs, restaurant costs and laundry costs on top of storage costs. Just get it done so that we can go home.

      Business Response /* (1000, 5, 2021/08/06) */ We are responding to this as well as the review she left. The home was just set on the property on July 17th. The factory has 21 days to schedule the interior trim out and then 30 days to complete the work. All of this was explained at closing. The factory is well within the contracted time and based on the information from the factory the interior work was started yesterday. They have 30 days to complete it. We understand that this is an anxious time but based on factory backlogs, material shortages and the pandemic everything has been delayed.
