1 starThey have an F with the BBB for a reason. My garage went 2.5 months not being fixed. Do not move in here. The management is uncooperative and disregarding of your concerns. They lack the professional etiquette of accepting responsibility and apologize for their lack of actions. *** is the community manager and he will talk down to you and the only time he helps is when you request discounts for loss of use of a part of your leased property. It's almost impossible to get ahold of the regional manager, ******. I would never rent from this property or **** Equity again. I let everyone I know to never come here. Overpriced and overvalued - don't pay $1700 for 1k ft with a 2 car garage because you may not ever get your garage fixed if it breaks.Review fromDanae G

1 starAVENEW M:Right to Repairs as a *********************** As I read through all the comments. I have similar situation facing since moved in. I requested to maintenance more than week ago, and the maintenance shows up told me "I'll go check up on the roof. Since he never come back. My upper wall is still mold on it. Does he fix it? I don't think so. Another issue is peeling paint in bathtub. I also requested many times. They did only easy fix then couple weeks later, it is peeling again. Over charge and unprofessional I DON'T RECOMEND to move in. Now, I am concerning my health and safety.Review fromMajah W

1 starIf I could give *************************** a 0 star rating I certainly would. Ive been dealing with a very obnoxious upstairs neighbor that has been violating the noise policy since June 2023. Ive been reporting the issue since June to the leasing office. *** made them aware that the issue is still persisting and theyve only given the tenant one violation. They are stating that there only two options for me which are to either pay to terminate my lease or move to another unit where there is availability. This is wearing me down badly. I have been staying with family for almost three months now in order to get rest so i can work, study, and do school. Its ridiculous that Im paying rent somewhere where i dont feel safe, comfortable or at peace to live. I cannot function without sleep and this is becoming a very hostile environment. Its not fair for me to have continue to suffer and/or move myself when Im not the nuisance. The tenant has not once denied making the noises, which the assistant manager ********* called the tenant in front of me and had her on speaker so Ive heard how she doesnt deny the noise allegations. Im a full time college student studying for the **** and a full time worker. I want to terminate my lease without any penalties, and I feel like Im *********** getting money back too especially since i havent been at the apartment due to psychological stress this experience is putting on me.Review fromBrenda P

1 starWon't let me out of my lease and trying to claim I haven't allowed them to make the repairs to my apartment after a leak occurred in my apt on 08/23/2023. Which is laughable because I work from home and I took time off work to allow their vendor to come into my apt and do the repairs he needed to do and he came in and said he couldn't do the job because the other vendor was still in there and left. It's been 3 weeks since I've been sleeping on my sofa because they didn't care enough to start making repairs until I hand delivered a letter demanding repairs to be made and their incompetent manager, ********, just sat there and kept apologizing and making excuses. The leak came from the upstairs apt and that apt was repaired and new tenants moved in on 09/04/2023 because they worried more about having that apt ready for move in so they could make money and their leasing office remodeled than to repair my apt. They tried denying liability for their negligence to allow the leak to last for at least 24 hrs. They've had a total of 3 weeks to make repairs to my apt and yet they didn't start moving their feet until Monday 09/11/2023 and even then only 1 repair got done because the most important thing of all which was cleaning and sanitizing the vents to clean all the black stuff that came out of the vent with the water, couldn't get done because their vendor said he couldn't do it at that time and I had asked the front office staff if it was going to be an issue that the other vendor was still doing his repair and I was assured it wouldn't be when in fact it was. I paid for a 2 bed 1 bath apartment and for the last 3 weeks Ive had a 1 bed 1 bath apartment because I havent had access to the rest of the space in my lease. They wont give me a credit even though I havent received what I paid for. Regional didnt even contact me before making their decision they went based off an old statement that didnt have updated info and Im sure ******** lied to cover herself.Review fromPercy H

Experienced aggressive verbal abuse at Waterford park apartments I was aggressively yelled at by two men ******* and **** (assistant and property manager) This really triggered my anxiety , PTSD (Military ) and the safeness within the community . I felt bullied by them to the point I had to call my parents because it was just them and myself . They continued to swarm me with insults ( ******* thats been doing this for 10 years) And much more . I also have a video. This if this is how you want to be treated.. go ahead.. move in. Not to mention the unsanitary / never cleaned breeze ways! The graffiti on ***************** that has been there for months. The pest, the amenities especially pool was closed majority of the time .Reep Management

1 starWorst ever. ***** problems they don't care about. The "pest control" company is supposed to come every Wednesday but he only appears when you complain. The pool has been broken for years and they have never bothered to fix it. They have over charged me water because they filled the pool every day for three months with an active leak. They broke their own lease terms by charging me additional fees that I was never informed of and have since found out it is for their insurance on the property. My water tripled and I am a single mother who does not have her kids 24/7. I would give zero stars if I could. I have experienced 3 different management companies in the year I have lived in ********************** and each management company has been worse than the previous. The latest management company, REEP Management is by far the worst. They took over this community in early September. As of a week ago you couldn't leave a voicemail because an automated system says it hasn't been set up. Residents can't message them through the portal because the drop-down to tell them the type of issue doesn't work properly, which won't allow one to message the office. There is a neighbor nuisance and instead of acting on the issue themselves, they say to file a police report. Meaning you don't take care of issues at your property initially? The worst is that they placed dumpsters near units claiming, according to my neighbor, that they are replacements and would only be near our group of units for a week. It's now been a month and residents are starting to use the dumpster for trash. This is a health hazard and I am paying good money to be repeatedly lied to and live by a dumpster that isn't being emptied for 4 weeks? I can't wait to get out of this dump.Reep Management

Almost another week and no improvement. These dumpsters are also placed in a fire lane. God forbid if we have an emergency. This is just careless on the part of REEP Management. Not a great way to start a business relationship with a new communityChristopher S.

51 ten Townhomes formally Smoketree. The new management here is BAD. They tell you anything to get you off of the phone or out of the office. They have had contractors come out half painted the building, removed some people's patio fencing and left a LOT of others up or incomplete. The contractors have not been back to cover my patio I've had no fencing on the patio for 6 weeks now. Because of this my exercise equitment has been stolen. Management is aware of thi and cares less!! Charging 995 with partial exterior work. No interior work which is needed. This review is regarding 51Ten townhomes in ******* **. We have a beautiful vision for 51 Ten Townhomes that we are working towards.We understand your frustration regarding your missing equipment. This is a collaborative effort and we will continue to communicate by sending notices to residents prior to prepare for repairs so they may remove items they do not want exposed or damaged. Updates are being made to exterior as well as interior. We are always just a phone call, email, or office visit away to take care of any repairs anyone needs in their home. I am happy to discuss any concerns and set up maintenance to address any repairs necessary. We are available 6 days a week for your convenience.
