    I summarized our experience below which I realized is not an isolated incident following experiences shared from his previous clients. 1. Renju promised us a lower interest rate. At this point he told us on several occasions that the loan has been approved on several occasions as evidenced in texts and several calls. We asked on several occasions to lock the rate and in several conversations, Renju told us the rate has been locked when this was incorrect. 2. Renju provided incorrect information about several things such as if our documents were properly updated and submitted). 3. Renju applied to a second mortgage without our permission/consent/awareness in our name. The character limit on here does not allow me to detail this issue. 4. Renju never gave us full visibility or accurate information regarding mortgage application. He lied to us on portal access for us with the mortgage company he applied to. In the end, we were forced to have to take out a mortgage at a much higher rate to avoid loosing money (and resources we spend) to find our home. 5. Appraisal: On several occasions we, along with our realtor, had mentioned exact timelines on when the closing was due and the appraisal had to be ordered. During this time, we reached out on several occasions to Renju to understand where this process was at and/or if there were any hold ups. Renju did not order the appraisal until much later (when he had lied to us weeks earlier saying it was already ordered) 5) After persistent communication, Renju finally provided the initial CD. We realized that the new loan locked rate was not reflected on what he confirmed with on multiple occasions. On the initial CD, Renju without any communication or agreement from us decided to add in the stipulation for points buydown. Renju's further communication involved an application for a program for reduced interest rate (to this day, we have zero confirmation or information on his application on our behalf to this program).

    Our job as a mortgage brokerage is to help the customer find the best interest rates on the market and get the loan closed with the best interest of customer. We worked with this client for a condominium transaction which came as surprise for us in terms of documentation. There was a whole lot of miscommunications during the mortgage process due to the condominium and we did not had enough documentation on time for mortgage processing. We clearly informed the client that we are waiting for HOA condo questionnaire for a final loan approval. 1. Initially the loan was conditionally approved for a conventional loan with an investor with whom we locked a rate. However, once the HOA Condo questionnaire was completed, the loan was denied by this investor due to condo characteristics. The condo’s master insurance policy coverage was less than the estimated replacement costs. The HOA also confirmed that they were not able to increase the condo insurance policy. We informed client that if they were wanted to change lender, they are free to do so and we can help them in transferring the appraisal to whoever they need. They told us to proceed with the loan to get the condominium closed. When we came to know that the condominium property is not eligible for the mortgage, we had a 3 way call with client and buyers agent. We have been informed by buyers agent on the call to change the investor if it’s not possible with the current investor who we locked at a better rate. The client was on call and agreed to that. We were forced to switch to a different product with a different investor. As mortgage interest rates fluctuate daily and because we had to find a different mortgage product with another investor for this loan, the new interest rate was higher than what was previously quoted. 2.  The new investor requested to change mortgagee clause on homeowner’s insurance and we informed the client’s insurance agent about this change in a timely manner. We also updated the client in a timely manner. We have email trails of all such communications. 3.  Regarding portal access, the client informed us that they were not receiving email notifications from the portal. They asked to change the email address that was listed on the portal to an alternative email address. We made this change as requested and the client was able to receive all email notifications from the portal. We have text message verification (via Whatsapp) from the client stating that they were now able to login to the portal and receive notifications. 4.  We ordered appraisal right after the initial loan approval. We ordered the appraisal on time and sent the link to make the payment to the client on time. We have proof of ordering the appraisal on a Friday and the client submitting the payment the following Tuesday. 5.  Closing Disclosures (CD) are typically sent 3 days before closing. We sent the client their initial CD 15 days before closing date. The client then verified the interest rate and closing costs, and agreed to proceed with what was offered to them. They extended the closing date for their vacation and we even extended the rate lock expiry without any cost. This review is based on whole lot of miscommunications during the mortgage process as we did not had any supporting documentation from third party companies like buyers current HOA.

    My wife and I were first time home buyers with really no clue what to expect. We were using home loan benefit and I can honestly say we hit gold when we chose Windsor Home Lending. Renju is a tireless worker who fights for you to get the house you want. You can tell he is passionate about what he does. His team to include Tom, Helen and all are very patient and will keep you up to speed every step of the way. My wife and I couldn't be more grateful to you guys. He managed to get us into a 425,000 dollar home that has plenty of room for our family with a great rate. Thanks Renju and Windsor!!!!!!!

    I worked with the Windsor Home Lending on the purchase of my first primary home. The level of care, attention to detail, and professionalism demonstrated by Windsor team far surpassed my expectations. In today's market with rates fluctuation, he fixed a great rate for me, and the total loan cost is far less than my expectation. They were on top of all emails and quick to respond if I ever had any questions, even outside of normal business hours. I highly recommend Windsor team, and will absolutely use Windsor Home Lending again in the future.
