We were scammed by her. Her business practices are very sketchy. She told us if we were not happy she would give us a full refund. After not getting any satisfaction with her we told her we wanted a refund. She wanted us to give her more money so she could refund us. That was a big NO. It has been 2 weeks and she still has not refunded our money or responded to us. All we are asking for is our money back. She said she was a reputable person and base her reputation on it. Well, she is a fraud! I would give 0 stars if I could.Nanci Wright Property Management

Absolutely Horrible Management Avoid at All Costs ***** Wright Properties took over my apartment without any notice and immediately tried to raise my rent. When I informed them that I had not signed a lease with them, a staff member named ********* verbally insulted me.The property itself was a nightmaremy apartment was infested with scorpions. Both my toddler and I were stung multiple times. When I reported this, they dismissed my concerns, claiming the bites were from mosquitoes, and publicly accused me on ******** of being the only tenant with issues due to a "dirty" unit. This was completely false, as the exterior of the apartments was also overrun with bugs.I also experienced financial hardship and communicated openly with their office. They agreed to a payment plan for my one-month overdue rent. However, when I went to make a partial payment, they texted me saying they were no longer accepting payments and proceeded with eviction. In court, they outright lied, claiming they had never agreed to partial payments.Their unprofessionalism and disregard for tenants rights and well-being are unacceptable. I wouldnt give them a single star if I could. This company needs to be held accountable for their unethical practices.Nanci Wright Property Management

Wed like to provide some clarity regarding the situation.When Nanci Wright Properties took over management in July 2023, we inherited your existing lease, which was set to expire in September. At that time, you were sent a renewal offer, which included a $50 increase. This is a standard practice when the rent is below current market rates. We understand that changes in rent can be concerning, and we are always transparent about these adjustments.Regarding the scorpion issue, we understand how unsettling this must have been. We provide quarterly pest control services for the property, and additional pest control outside of these services is the tenants responsibility. We asked for photos of the scorpions you mentioned in order to present them to the owner and to address the issue further, but unfortunately, we never received any. Regardless, we take these reports seriously and encourage tenants to notify us of any pest concerns.On the matter of late payments, we made every effort to work with you during your financial hardship, and we agreed to a payment plan for one months overdue rent in a previous month. However, when the balance increased to two months overdue, we had no choice but to proceed with eviction after several unsuccessful attempts to collect payment.We also regret if any comments from our staff were perceived as unprofessional. I am currently in the hospital after having emergency stomach surgery. I have a NG tube going down my nose into my throat. I have staples in my stomach from the surgery. Ive been renting since July of 2023. Only time Ive been late is a few months ago when finding out about my terminal illness.. as a company who I thought cared of their residents, when I called to explain my situation I was told I would get a eviction note on the 9th. No offer to help, accepts later payment or offered to help add it to the end of my lease. no help from NWP at all. mind you I called months ago explaining I was sick. Its very unfortunate that even after all of this you offered no help. I have had nothing but service calls every month from this property with not one credit and still pay on time. If this is how your residents are treated maybe I do need to leave this property. I will be sending this to ***** as well as she gave a card with her cell and email asking for a review. this will be my review on the property management. very unfortunate I couldnt receive more help from NWP. I lived there from October 2016 to August 2018. My ex-husband and I were separating. I sent the office manager an email, telling her the situation and I ask her if we could move out in September of 2018, she s said yes. ell I was moved and my ex-husbands was suppose to move, but he did not. Instead of them putting this on his credit they put it own my credit, when I had already moved out. We lived at *************************************** and they did not disclose to us that the place was mice infested, that is why they have a clause about the renters has to pay for pest. We killed mice all day everyday and when we got ready to move. We moved the couch and there were mice coming out as we were moving. They even chew a hold in the carpet and you know these but holds charged us for this and we complained about this many time. They sent a guy out that put traps in the garage. I would never rent from these people again. The stated that they had to evict my ex-husbands out of the unit, they said that the unit was damaged, but never provided pictures and the agent would never talk to me she always had her fluky ***** to talk to me. I just wanted people to know that the units are nice, but they are mice infested on Stonebridge! I wanted to try and settle and they refused, which is okay because this is their property.Nanci Wright Property Management

Since a joint move-out notice was not formally submitted, we continued to hold both parties accountable for the condition of the unit. We do have documentation, including emails and photos, showing the condition of the home at move-out, which were shared with both parties involved.We understand your concerns about pests, and we regret that you experienced difficulties during your time at the property. As part of our standard policy, tenants are responsible for pest control. After your report, we inspected the property and provided suggestions on how to prevent mice, including sealing pet food in containers, as this was identified as a potential attractant. We also informed you that the area's recent construction may have contributed to the presence of field mice, which can occasionally find their way into homes.Regarding the charges for damages, the unit was left in a condition that required additional cleaning and repairs. These charges were applied according to our standard procedures, and we have provided clear documentation to all parties involved. COMPLETE SCAM ARTISTS! This is the worst place to rent from! BEWARE DO NOT CONSIDER!! They are ************* lie. Wish I wouldve checked reviews before I rented from them. Just horrible, horrible, people in general. LIARS, LIARS, **************** We only stayed at one of their properties for a total of 5 ************* kept our whole deposit including our pet deposit that we was told would be RETURNED! These good reviews you see are from the staff posing Im certain of it..no way anyone has a good experience here! Very disrespectful staff. I leased from these people for 3 1/2 years they never came and checked the apartment to see if it needed to be painted inside we had to move out December 31 2022 because the rent went from 1295.-to1795. then they want 500.more. for cleaning 600. and I had their carpet people to clean the carpet paid them ****** to clean .the apartment was filthy when we moved in we had to have it cleaned carpet was filthy stove and oven filthy .We had to furnish our own refrigerator the real estate person was **** he was there and he knew what kind of shape it was in when I asked to have paint or maintenance done they always told me that the lady that owned it would not do it also the dishwasher went out and we had about 6 weeks to get it replaced I also paid an extra ***** per month in my rent for about 2 years for mowing of back yard because the mowers used commercial weed eater and killed the grass that we planted out of our own pocket there was a dead tree in the front yard for 2 yrs.requested several times to get it removed and replanted no results.I also had a maid service to clean the apartment which was my sister in law and my wife they did everything that was on NWPS list to do she is waiting for her money 250. what she charges Nwp wants me to pay them 600.more for cleaning Thanks ***********************Nanci Wright Property Management

However, we would like to clarify a few points regarding your recent move-out and the charges associated with your lease.First, its important to note that each unit is professionally cleaned prior to move-in, and our inventory and condition form, which you signed at the start of your lease, did not indicate any preexisting issues such as the apartment being "filthy." While occasional oversights can happen, we have always maintained a high standard of cleanliness in our properties. The charges for cleaning and repairs were based on the condition of the unit at the time of move-out, and photographs of any damages and necessary cleaning were provided to you upon ********** for the additional charges, including the carpet cleaning and cleaning fees, please know that we do not charge for carpet cleaning when it is done by an external service, as in your case. However, the unit was left in a condition that required additional cleaning and maintenance beyond normal wear and tear, including paint touch-*** and repairs that were reflected in the deductions.We strive to ensure that all charges are in line with the Texas Property Code and are fair and reasonable. This management company has a horrible reputation as regards security deposits. Their business model is to use a renters security deposits to make their rental units ready for their next clients. They take unfair advantage of working Texans by charging their rental clients for normal wear and tear on move-out. This is contrary to ** property code and needs to be brought to the attention of the ** authorities. It is unclear if minorities are targeted in this process as they have a fair number of 4 and 5 star reviews- mostly by non-minorities. My family of 4 rented a 4/2 from them for 12 months. Kept property impeccable and had it professionally cleaned on move out- carpet washed etc. Still had NWP retain our security deposit for scuffs on walls. Reviewed their picture evidence with them at their office and they were often at a loss for what the exact damages on the pictures were.Not worth my time otherwise Id have taken legal action. I will say they are very responsive with maintenance issues. But that all leaves a bad taste in your mouth when they illegally retain your deposit. BE WARNED! Avoid NWP and rent elsewhere. Rent someplace where you will not be charged for normal wear and tear, and have a fair chance of getting your deposit back if you maintain property and leave it in good condition on move out.Nanci Wright Property Management

Thank you for your feedback. We appreciate your business the past year. Retaining residents' security deposit is not our business model. You received over 70% of your security deposit back. The charge we retained related to cleaning and scuffs above normal wear and tears such as painting, changing toilet seat, light bulbs, water filter in fridge. There were other wear and tears that were not charged. What was professionally cleaned appeared to be carpet cleaning. Our cleaning was for the entire unit, including windows, window panes, bottom of the toilet, **********. We have provided you pictures for the areas as aforementioned that were not tended.
