I understand why landlords use this service, but the costs are inflated. The estimated final bill is a higher than any other monthly bill, even allowing for the longer period. You have to pay it and then you have to request a refund for the undoubted overpayment (they won't just refund you - see below). I am sure this complaint will get the same canned answer to similar points below but I wanted to validate many of the points others have made. From the estimated final bill:"If you choose to, you can contact SimpleBills to make arrangements to True-Up your estimated final bill with the actual final bill and SimpleBills will determine the following:If the estimated bill is less than the actual bill, SimpleBills will make arrangements for you to pay more to cover the actual utility costs.If the estimated bill is higher than the actual bill, SimpleBills will send a refund check to the permanent address you have provided.Your invoice must be settled with SimpleBills prior to requesting a True-Up. This company is a total scam. They stole money from my account, after I made 4 phone calls making sure it wouldn't happen. Wasn't my due date, but they "updated their system" and stole the money. You can't budget at all, one month my bill is $200 the next $500 because they estimate what they think you will owe. I'm forced to use them by the landlord. I pay them to use the service, pay to have my card on file even though it's not a choice, then they have no auto pay enabled, but the day after your bill is due they charge you a late fee and take the money. Biggest scam I've ever been forced into. Hope someone steps up and shuts them down ASAP!SimpleBills

The "Estimated final bill" is ridiculously high, and any attempt to stop them from estimating will result in further charges. I never agreed to the terms of service, but my apartment offered no other choice. They have high sign on fees, convenience fees, etc. all for a service you have no choice in. This type of thing should be illegal. Please, property managers, at least allow your tenants to have the option of paying their bills themself and circumventing this service.SimpleBills

Forcing to pay an inflated estimate as your final bill shouldn't be legal, especially since I never agreed to the terms of service, I just signed with a company that did. Terrible company, fees hidden everywhere, and truly awful customer service. Next time I'm just going directly to my local power company, and simple bills and my landlord can shove it way up there where the sub don't shine. They ALWAYS overcharge, they charge convenience fees for any transaction with a card, and they contracted with all the student housing in town to take financial advantage of kids, students, and people who are on their own for the first time. The *** is already investigating the housing market because people can't afford it, so I hope they go after all third party billers next. I think if a company were run by cockroaches it would have more integrity. The rental market is garbage enough as it is, but you're going to price *****, hide fees, and make the final bill an estimate because you say you won't get the actual bill for 8 to 12 weeks? I don't believe that for a second, and I'm betting a lawyer won't either. To any rental agencies or property owners looking to rent, do not use this service. It is one of two reasons I'm leaving my current apartment with haste. Not to mention using them and forcing your residents to use them could constitute fraud in some states, as they estimate charges and historically don't correct or refund if they are wrong.Basically, I would rather be homeless than deal with simplebills, and that's not an exaggeration.SimpleBills

THE MOST INCOMPETENT COMPANY! I moved into my studio apartment August 2023 & paid the initial $65 annual fee. While regularly checking my account, I NEVER saw a bill on my SimpleBills dashboard. Given my rent fluctuates, I assumed my utilities were automatically put into rent as I do not have roommates. Come 4/24/2024, I was SHOCKED to see a bill issued for $704.06 covering August '23 - March '24 (8 MONTHS) with only 10 DAYS TO PAY. I spoke to customer service, was told payment plans werent an option, & was directed to speak with my leasing office. My office told me SimpleBills gave them the understanding payment plans WOULD be set up considering I wasnt the only resident they did this to. My office also told me that after speaking with SimpleBills, nothing would be charged until May 22nd as they were working on a resolution. I'm a full-time college student who works as much as possible since I cover all my expenses. Not to mention, I've lived on my own for 7 years & never had issues paying my bills. I was aware of the "automatic withdrawal of funds once I'm 2-3 days late" but EXPLICITLY told customer service that CANNOT HAPPEN due to the balance in my account. My mistake for trusting their claim to my management of not charging anyone. On 5/6/24, SimpleBills withdrew the FULL AMOUNT causing my bank account to be -$600 (with no way of replenishing these funds) & causing me to be late on my rent. Adding insult to injury, I received another bill on 5/8. I sent SimpleBills numerous emails outlining this situation & felt they were finally trying to help by offering an extension on my 5/8 bill. Guess whatthey FAILED to honor this ************** was charged a late fee. If you are a college student looking for student living (or anyone with a tight budget), this is a warning to ensure where youre moving to doesnt use this unreliable joke of a company. Counting down the days until this lease ends so I never have to experience this lack of efficiency ever again.SimpleBills

THIS COMPANY ALONG WITH THE PROPERTY MANAGEMENT COMPANY THAT USES THEM, ARE SCAMMERS!! I STARTED OUT WITH ALL UTILITIES IN MY NAME! THE MOMENT THE PROPERTY COMPANY SWITCHED, EVERYTHING ELSE DID AS WELL! THERE IS NO WAY MY BILLS HAVE DOUBLED SINCE THEY TOOK! I HAVE BEEN DOUBLE CHARGED FOR UTILITIES ON ONE BILL MULTIPLE TIMES! THEN IM PAYING BILLS THAT ARE 3-4 MONTHS BEHIND THE CURRENT DATE! WHY I AM PAYING A BILL FOR DEC-JAN WHEN IT IS NOW APRIL? BUT WHEN THE BILLS WERE IN MY NAME, THE CAME ON TIME!! YOU CANT REACH OUT TO THE SERVICE PROVIDERS TO GET ASSISTANCE BECAUSE THE BILLS ARENT IN YOUR NAME! NO ONE GIVE EXPLANATIONS ABOUT WHAT IS GOING ON WHEN YOU CALL IN! I think this is a scam along with management company. My bill more than doubled in December while i worked out of town and home on weekends only. Gas heat, not much changed with gas but electricity 400?? No way! 1 day late a d there is a huge penalty, over 500 for the bill with another late charge if not paid ttomorrow then they attempt to charge your bank or credit cards before sending it to managem we nt company for another penalty. I paid it but will not lease from prperty management company with simplebills again they really should be investigated thoroughly for their business practices and high managem we nt fees!I tried to explain i just had surgery and unable to finish because they just talk over you. And if questioned about the increase they say it was due to weather. Hum, my gas charges didnt go upSimpleBills

I moved out of a property that used simple bills 4 months ago and simple bills still attempts to charge my card and sends me utility bills when Im no longer reside in the home They are a scam and will never reside in a property that uses a 3rd party for utilities. I agree with everything below. This company is the opposite of simple bills. Overcharged my daughter and her roommate for four months. Her bills were five times what the average for the building was. When we would try to resolve it, they would say things like, maybe there is something wrong with a meter, or "Perhaps your roommate takes long showers." The bills were far more expensive than my five-bedroom house in the mountains. She had a thousand dollar electricity bill in December. The next month when they corrected it the charge was $71. My daughter is moving at the end of the semester because we refuse to have her in an apartment that uses this company.SimpleBills

My daughter stays in an apartment off campus along with a roommate. They were both gone home during Thanksgiving and Christmas break, but Simplebills charged them both almost $300.00 each for gas, water, electricity etc. but neither one of them were in their apartment. They each have their own bedroom and bathroom and share a common area Kitchen and Livingroom area neither of which. is hardly ever utilized. They apparently, they are double charging because my daughter's utilities have been paid on time since she moved in there in August. How do you go from paying $68.00 to $278.00 each and they were in the apartment less time? Something needs to be done with this company. I have a whole house and my utilities are nowhere in the ballpark of $600.00. Keep in mind, my daughter and her roommate both pay an amount, not $278.00 divided by two!!!!!!SimpleBills
