We rented a townhouse managed by beehive property management. Everything was fine until we moved out. As soon as we asked about how to get our security deposit back, Brandon the manager, got cagey and started requiring things not specified in the lease, such as carpet cleaning equipment needing to be truck mounted. He then told us we would receive a deposit reconciliation and the remainder of our deposit in 30 days per Utah state law. We have not received any paperwork or any of the money. It is well past 30 days. We provided a forwarding address in writing. The townhouse was professionally cleaned and in better condition than when we moved in. The company has not provided proof that our deposit was kept in escrow per state law. All attempts to contact the company have gone unanswered. They took our deposit and ghosted us, breaking the law and business ethics in the process. Looking at reviews online after the fact, this seems to be a common play for all of their renters. They are stealing security deposits and running a scam! They have no intention of returning anyone’s deposit and are not providing proof that the monies are being kept secure. They are stealing thousands of dollars in security deposits from renters, and somehow getting away with it. We want proof that our money was kept secure during our rental. We want an itemized deposit reconciliation with proof of any deductions from the deposit. We want the remainder of our deposit back. We are not ok with being stolen from.Initial Complaint

Request for Mold, leak and water damage remediation for 12+ months with no resolve. Tenant has cancer and the constant exposure to mold and spores have cause frequent illness. Tenants have requested to do the repairs themselves and deduct material cost from rent. Owner and property manager both declined and refuse to make necessary repairs.Initial Complaint

I have terminated my property management agreement with Beehive Property Management (Brandon S******) as of Oct 31st. He is still holding the Oct rent received on my property and refuses to send it to me. It should have been deposited in my account in Oct. He will not even tell me how much he received. I called the tenant, and they said they paid $3095 for Oct rent and past due rent. I have tried texts, emails, and calls to get him to send me my money. He still refuses to cooperate and even reply at this point. He was holding it because his records didn't show that I had paid for work done by his contractors for an insurance claim arising in Sept 2016! I paid for all of the work. If I hadn't, he would have noticed back then. His record keeping is poor, and I have an example email from the same time period where he "couldn't find" a $2000 payment I made to him...and I had to verify that for him too. In any event, it is past the statute of limitations, and I have no way to get old checking information since the banks don't keep records past 7 years. Even though it is past legal requirement, I called the national number and my local branch to see if I could get old bank records and was told they do not exist. He has been extraordinarily difficult to work with and regularly requires constant requests to even get monthly statements, let alone year end statements. They lack details, summaries of withholdings, or invoices much of the time. He service has been subpar for years and now appears to be outright belligerence. That is the politest description I can think of.Business Response

I put in my notice, cleaned my apartment, sent in all keys/paperwork needed to get my security deposit back and in the amount of $2100. They confirmed they even received my keys, they then went on to say I took washer & dryer and the ones left in the apartment arent the ones the units come with… All the marketing photos that beehive property is doing for the units show the same exact washer & dryers that we left. We are excellent renters and we left that home in perfect condition due to being in the housing industry ourselves. There is something illegal going on, seems to be a trend of clients not getting their deposit back at all. I didn’t even receive a receipt of where my deposit went too. I moved out at the end of February and now in June with no explanation. I clearly have proof of everything and conversation with the property management. I moved out of the property at **** **** ** in Ogden, UT on October 30th, 2022. Notice was given of the move out and all move out requirements were met. It has now been 2.5 months and my deposit hasn't been returned and no notice has been received of why it wouldn't be returned. I have been reaching out the entire time and was assured it was being worked on, but they have stopped responding. I'm a single mom and I really need my money back. I used Beehive Property Management to rent out my home while I was oversees for 3 years. The final tenants in the home skipped out on the final month of rent and had a dog in the home despite it not being permitted. Between the final month of rent and the damage by the pet among other things, I am left with over $6,000 in losses. The property manager was supposed to have had the last month of rent on hand up front along with a deposit. It turns out he had disbursed that pre-collected rent to cover a missed payment already. He assured me they would pursue collection of the money from the tenants and felt confident they could collect since there were two employed individuals on the rental contract. As I would follow up with Beehive they would assure me they were working on it. It's been a long while since I've been able to get any response at all from this business. I'm frankly skeptical they are doing anything at all to collect despite this being a requirement of our contract with them.Initial Complaint

My husband and I rented a house for almost 6 years. The management company was Beehive Property Management in ****. We moved out on May 31, 2022 after giving more than a 2 month notice. We painted, cleaned walls and carpets, along with making sure the yard was immaculate. We did everything that we were asked to do, and we still haven't seen our deposit. They told us through text that we would receive it at the end of June and that never happened. Then, on July 4th they asked for our bank information through text, and told us we would see it in our account on July 5th. This did not happen. We are know in August and I haven't been able to get a response from them through text or phone call in a month. We just want our money back. We found out today that there is new management over the property after talking to the current tenants.Customer Answer

I moved out of apartment *** * **** * *** **, washington Terrace, utah 84405 on March 31th, turn in my key, took pictures of the move out, and beehive property at phone number ###-###-#### told me on april 8th 2022 that the security deposit would be returned within 30-45 days ager lease ends. I ended my lease on March 28th with more than 30 days notice. I want my security deposit of $700 returned. I did check, Beehive is currently trying to rent out the apartment, and it has been 88 days, or 2 months 25 days since I moved out. Can someone help me please? This company has been the absolute worst to work with. We have been waiting over 2 months for our security deposit refund of $1695. The company won't respond to any communication. A demand letter has been sent and I am taking this matter to court if the deposit is not refunded.
