      0 stars should be an option for Rize! Very poor performance for taking care of tenant needs or listening to tenant feedback on maintenance requests. We were only taken seriously after filing a claim with the Salt Lake County Health Department and vacating our property early.

      If I can give zero stars, I would. Please save yourself and your family from the headache of this company and find somewhere better where they actually care about your comfort and your business. ***y dont care at all about any maintenance request no matter how long youve submitted them for And you keep following up yourself because they Genuinely do not give a c*** I Have a maintenance request to fix a broken window since June and my furnace keeps running throughout the night and my gas bill keeps going up. they told me flat out thats not their problem and I have to take care of *** ******************* because its not their fault the venders havent fixed it yet.. Mind you I put in another request to clear the drains on the dishwasher for over two weeks with consistent phone calls, voicemails, and text messages with no answer. Save yourself the headache and stay away from these people. ***y are rude and awful to deal with.

      An absolute scam, they'll charge you for property maintenance, but the lawn is covered in dog feces, cigarettes, and trash. Concrete falling apart, rusted stairs and railings, rats and raccoons running wild, but they'll gladly accept your money for pest control that never happens. The best thing are the stray cats that can keep these at bay at times. ******* machines ruin your clothing. Mold in my apartment that they refuse to believe is mold, without ever entering the apartment, blinds falling down, drains not working so dishes and showers become impossible until we have to fix it. They'll never answer your calls, or return your messages and then get angry at you for being upset that no one will help you. If you are truly looking for the slum landlord experience, here you go!

      On the 11/15/23 a Rize PM employee made us sign a agreement form starting that if by the 22nd we didnt sign the lease we would be liable for a prorated rent fee (the time the unit spent off the market) and an additional $250 and took our ***** first months dues and deposit payment. The agent decided to wait 6 whole days until the 21st at 4:45 PM to send us a copy of the lease giving us 45 minutes to review the entirety of the contract terms and conditions because they close at 5:30 PM. By the time we had finished reviewing it and reading alarming disclosures things like there being a possibility of hazardous chemicals present in the unit such as asbestos, and lead, not being able to hire an inspector to become aware of above mentioned chemicals, and the company absolving itself of any responsibility if death or harm occurs to the resident/residents by being exposed to above mentioned chemicals, another disclosure of possible pests in the residence and the residents being liable for charges for removal of said pests caused by owner/management neglect or residents of another unit again absolving the owner of any responsibility, another term stating things provided for in the unit are not guaranteed to be fixed or replaced we decided to not sign the contract and wanted a full refund. This company has shady and unethical business practices. To take payment before disclosing all pertinent information and not giving ample time to review a document that will bind people to its abysmal terms and conditions is beyond disgusting and it doesnt end there. Property management is lazy and unprofessional they will never answer a phone call. I personally have reached out 7 times and not once have they bothered to answer or return my call. Also we had asked them to please seal the windows before move in day since cold air and insects could get through which they agreed too only to not have any record or indications of it being fixed when later asked about. Dont move in here!

      I can say.. its been crazy living here.. so for starters dont plan on moving into their properties if you do not want to have to deal with them not answering phone call.. and i mean EVERR. sometimes the phone will just ring and ring and ring, and other days they will flat out send you straight to voicemail. and when you find time to go in to the office and ask them what's going on, they say they have been really busy. but you go there and everyone is standing around with their thumbs up their ****.. they never respond to emails. they never follow through with that is asked of them, but they expect you to follow through with RENT. for example. we had water dripping from our ceiling for over a month. we called multiple times about it, put in a request to have someone fix it, and it took them ************************************************ the bathroom ceiling. never actually fixed the problem, just put a hole in the ceiling than they LEFT and said they "would be back" with some more tools. did not see anyone for over a week after that. so it total it took a month and a HALF for them to stop the leak and than re seal the ceiling. they do not do anything about noise control, unless you "file a police report" but you call the police and they tell ** they cant help unless its a DV or load music after curfew. they cant do anything about toddlers being up at 2, 3 4 am running around like a wild animals keep our WHOLE house up all hours of the night.. do not rent from these people. They do not care about anything but your money!! i have rented a lot and i have had some nasty experience with renting but THIS IS BY FAR THE WORST. I have never been a person to be like "do not rent here, they don't care about you" until now. go far far away from these people. h*** if you need a job apply there, apparently they need people that actually do their job ...i understand if they are short staffed and behind or whatever their excuse might be, but they need to communicate with us

      **** is completely unresponsive and careless. They never answer their phone, e-mail, or text. We lived with mold in our bedroom for moths and the most they would do is clean what you could see off the wall, and let it come back two weeks later. The only time I was able to talk to someone was when I showed up in person, and was told thats just how old buildings are, and it was my responsibility to clean it or I could break my lease. Disgusting business practices, worst experience of my life. Please save your money and health and rent elsewhere.

      This company blocks you out of your on line portal to make payments then charges you $125.00 late fee when you finally get ahold of them. I have never been late on a rent payment. They will not return your phone call. You cant talk to a live person. Im feeling like they are blocking my number also so they dont have to resolve the late fees totaling $250.00 now.

      This management company is very inconsistent and does not care about the tenants. There is an apartment many of us have complained about due to trash bags being left open outside their apartment and trash flying all over the complex- there are more people living there than allowed- they now have a tent set up in the community yard to sleep in- their children dig holes all throughout the yard- they leave their dog unleashed and unattended outside- their kids look through my windows- and due ti the mess inside and outside of their apartment they have brought mice to the complex and management does not care at all

      I own a property that Rize had managed for a year. It was a terrible experience. Dishonest sales tactics (lied to me about maintenance markup fees), slow or no responses to my communication attempts, suspicious/unexplained billing items, the list goes on. If you don't want to be bled by hidden fees and suspicious billing items, STAY AWAY.
