    They sent a debt to collections. I called the collection agency multiple times to resolve the debt. The credit collection company would not help or give any information because they said the information we gave them was innacurate so were were unable to resolve with the collection agency. I disputed the collection account and got it off of my credit because nobody from Gates Hudson ever responded to verify the information. Fast-forward I still need to move out and get a new apartment and Im unable to do so because it shows that I owe a debt to gates Hudson under a third-party reporting agency. I have called the property. They said they could not help. I have called the ************************. The young lady who keeps transferring me not able to help the person that she transfers me to. It goes to voicemail. Ive left over five voicemails now and havent gotten any response.Ive emailed three times havent gotten any response And I even put a inquiry on their homepage where it says to contact me and I have not gotten any response. I am trying to resolve the past due debt that is being said that I owe or I would like this information removed from all Third-party ****************** so that me and my four children are not homeless.

    Gates Hudson is one of the worst management company. I do not know what is going on at ********************************** but I suffered from emotional stress and is in the process of gathering information for legal. I have had issues from maintenance to them illegally raising the rent with no notice.

    DO NOT RENT FROM THESE SLUMLORDS!!! OUR IOT WATER HAS BEEN OUT FOR 3 DAYS AND THEY HAVE THE AUDACITY TO SAY THEY'RE WAITING ON A PART AND IT WILL BE ANOTHER 5 DAYS BEFORE THEY GET THE HOT WATER TURNED ON. NO INCENTIVE, NO NOTHING JUST WAIT AND THANKS FOR THE UNDERSTANDING.

    Gates Hudson is the worst management company. They charged me additional rental insurance when I had my own policy .Also charged for a parking permit fee when I do not have a vehicle. Avoid renting from these bozo.

    We have been dealing with RATS not MICE with being outside our townhouse to dealing with them inside our townhouse and every time we complain they say we will send maintenance out to see if they need to patch a hole or to see if there are any holes. Well they have patched so many holes and we are still dealing with RATS!!!! So obviously this patching holes thing is not working they are still coming in to everyones homes after they are patched. I should and will not be paying all this rent to Live with RATS and they claim these townhouses as luxury no not at all luxury living with RATS thats FALSE advertisement do not fall for this company please like we did!!!! Then they want you to pay thousands of dollars to break your lease cause you dont want to live with RATS!!!!!!!!!!! Im done with this place

    I recently moved to The Residences at Brookside in Richmond, VA all the way from Massachusetts. My fiancé moved with me from North Carolina, so we were unable to physically tour apartments, which this is something we will go out of our way to do next time when relocating because we never want to experience what we have so far again. If you look at the website, the location and apartments look beautiful. Upon arrival in August, there was so much trash by the grilling area. The pool was closed. My fiancé had to pay to get the ethernet cable changed in the apartment, when we are charged a media fee in the rent for WiFi and media charges. They are not reimbursing him for this charge. There are 5-6 cockroaches a day we have to deal with, and we were charged for September pest control without receiving it and they said they would not be able to reimburse us for this charge as well. We fog the apartment often and spray the apartment weekly with bug spray and they constantly still come back. All the walls, the floors, in our cabinets. They have given us three laundry cards that do not work with any of the machines, only reimbursing us for one of the cards. We woke up at 4:30am this morning to our bedroom, hallway, and bathroom flooded and the emergency maintenance number is just a line to leave a message, unsure of when they will come even if deemed an emergency. They do not care about their residents, they just care about making and keeping the money we pay with headaches to ensure we are getting what we pay for. Please stay FAR away from this management company and their apartments. You are much better off for doing so.

    My son rents an apartment from this company and they are terrible. There are washer and dryer that they cannot use because the cards that they have to use are expired. Every card they have given them is expired. It gives an error and is not usable. There answer to the multiple emails sent was to send them addresses of local laundry mats. So my son has a whasher and dryer right outside of his apartment that he cannot use and the company has taken at least $25 from him that he loaded on the card to do his laundry. No refund and no attempt to help. They also were supposed to have internet in this apartment. There was no internet, they told my son to have the internet company come and install it and they would pay for it. My son paid $100 for that installation and had to take off work and be there for the installation. He has not need paid back for that. This place is the biggest rip off! He also pays for pest extermination in his rent nd that has yet to be done they are infested with roaches. This is disgrace, to have to live like this. They have bought the bug fog things and set them off and the bugs come back in a few days. There is a real problem here!!!

    I've resided in an apartment community managed by the Gates Hudson Management Company for a little over 4 in a half to 6 months now. Since the management company has assumed responsibility of the operations the organization and value of the tenants has plummeted to a number of zero. Rent has been increased along with utilities being added. Rent increase is a normal part of life I guess due to the economy. Management has not responded to maintenance issues for months with a since of arrogance when questioned about it and empty promises not to mention insect pest consuming the building along with the mold that is forming throughout the building. Please if any and all that apply to a company that Gates Hudson assumes responsibility for please avoid and look else where due to the lack of accountability for repairs and or request. I believe the owner never knew what the situation would be that they would have to assume responsibility for. Maybe they should have read the reviews like I should have before and once they took over. Be aware! management for (Knox Properties) Not Knox Properties the management company that represents it entity.

    The apartment complex in Morgantown that Gates owns is incredibly neglected. This is supposed to be a luxury apartment complex and many amenities never worked or are currently broken and I’ve been here over a year. There manager and most of the front desk staff just decided to quit in June at which time their online payment system stopped working for me. I got many different reasons why but since then have paid almost 1000 in late fees because of a lack of communication from them and no manager. The rules they have in place would make sense if they were organized and making sure their systems work. I have lived in Morgantown my whole life and never have I seen a business managed like this. I don’t mean the employees, it is apparent their is a lack of concern and attention from Gates Hudson.

    We're at their apartment property located in Fredericksburg, VA and are very disappointed in our stay. We've been here for almost a year in this so called classic apartment that is LITERALLY falling apart each day we're here. You know how you notify someone of so much that you get tired of saying anything and just wait out your time, yeah that has been us. But now I am taking it further because I've done the corporate route and that was ok (but they are so hard to reach ad NEVER want to call back) for the one time they did answer. Now, we are seeking more for the wiring in our apartment being a hazard. We already have work in progress with Dominion Energy that confirmed our suspicions on this place not being properly wired to sustain the voltage needed for a 2bd/2bth apartment. Just knowing that it's not safe and we have a child is the scary part. I'm only putting this review here because I've emailed and called corporate and we would like a PROPER response and some reimbursement for the THOUSANDS we've wasted on this 1980's built hazard!
