    I wish I could leave a positive review. I applied for a rental. Returned everything they asked in the same day, I was approved and I paid the deposit. Gave notice I was vacating my current home. I couldn't see the house for two weeks, But the pictures were amazing so I figured anything that any issue would be small and manageable. I drove by the address to get an idea of the area but something didn’t add up. The pictures were the same as they were online, but it didn’t feel like a home that anybody intended leaving. I reached out via text to state my Concern. Another phone number texted me back and said hey I’m sorry I must’ve texted the wrong number a few days ago. We realized our error and we will refund your deposit if the correct house does not work for your needs. no empathy towards the fact that my current home has already been re-rented and I must leave In 50 days and that the correct Home listed does not work for me. that I have to scramble to find a solution, and potentially be stuck in limbo, having to settle for something I don’t want. I wasn’t a fan of Making all of these moves without seeing the home in the beginning But surely a company as large as this one has everything together. The market moves very fast these days I felt like I didn’t have a choice. Be careful with these people. I understand that there’s not a whole lot that they can do, but it doesn’t leave me in a good position.

    Slum lords. Refuse to replace old trashed windows. Window frames can’t even hold a frame. Plumbing is trash. Bathroom sink doesn’t drain. They’ve sent people to “fix it “ several times. AC leaks. Floors are uneven and rotten so they cover it with laminate. Maintenance crew is a bunch of neighborhood handymen who can rig things together but definitely not fix. Company is cheap and will drag their feet when it comes to spending money for repairs or improvements.

    This company is basically banking on people nonrefundable application fee. They’re getting all your information yet denying for a rental property. There overcharging for the application fee but in the state of Virginia it’s supposed up to ***. I asked for a breakdown of this wasn’t given one. It was also strange to me that you were able to view the property, but had to Application in order to see it. And when texted in regards of wanting to withdraw my application they sent a denial email. I would suggest not to rent from this company that seem to be not legitimate businesses? it takes too long for them to respond, and their requirements are bogus.

    KRS holdings refuses to bring down the application fee to the ** dollar maximum required by VA laws. They refuse to return my calls about the fee being ** dollars over the maximum. My only hope is that they will comply with the laws to the letter as it was designed for that purpose.

    Where do I start . I moved in July 2023 after only viewing the property through pictures . Applying and getting approved was fast and easy but I quickly learned why. Upon entering the house I immediately could tell the house maintenance hasn’t been kept up in years. The house was covered in spiders and spider webs inside and out when I say covered I mean I’m sure there were more spiders in the house then outside. The toilet was missing a hose (maintenance did replace ) the grass was knee high ( my responsibility to get cut ) . The hvac unit is designed to only heat and cool the downstairs and when I brought it to their attention they sent a professional hvac person out who told me the entire unit was pieced together and needed to be replaced ( which won’t happen ) . And now rats ! I had an exterminator come out who showed me all types of holes in the foundation which I brought to the companies attention and they said they would send someone out . The person they sent out did not speak English and used spray foam to close the holes which did nothing . Every other day I come to my kitchen there is a rodent running to hide . The plumbing is sad takes hrs for the water in my kitchen sink to go down and yes I’ve bought ***** every month for the issue. The washer and dryer wasn’t working when I moved in (yes they replaced it) The fridge went out after 5 months( yes they replaced it with a used one)This company should be ashamed of themselves for letting a property that they represent be in this condition and I really wish I could get out of my lease and move anywhere else but here. Every time I run more than one thing the breaker trips which means the electric work in the house is probably out dated as wellOh and they also was suppose to send someone out to pressure wash the spider webs and eggs off the house , still hasn’t happened. I’ve learned my lesson on signing a lease before seeing the property

    I've been living in this apartment for 3 years prior to KRS Holdings ownership in December 2021. In this fourth year I've had HVAC unit go down twice. The first time just need to fix compressor however it took 3 days (in late June) of back in forth calls ("someone is coming" or no answer) and a visit to the home office in Richmond (from Petersburg its one hour one way) before someone took less than an hour to fix. This year witness a mouse in the living room (first time I've seen a rodent here in my apartment). And the worst thing, when there is heavy rain, water from the upstairs apartment (I'm on the 2nd of 3 floors) flows (no exaggeration) into my bedroom. I have put in service request and called to no avail. The first service request for the leak is still "open" from June. Customer service is non-existent. The home office will transfer to a voicemail. Worst property management I have ever seen! Wish I could give 0 stars.
