      A recent listing required only applicants within 30 days move-in date. However, we were encouraged to apply, as we were offered to provide a response to our application within 48 hours, as long as we were available to an earlier move in date compared to our original plan. $170 later, 72 hours passed, and we had to follow up ourselves. The response was that they would have followed up the following Monday; due to the holiday. They indeed responded saying that another applicant was approved, but an additional follow up would have been provided to us within 24/48 hours, in case they had moved forward with that applicant. Here we are almost 96 hours later with no response and the listing still available for rent. If we knew, we would have saved the $170 ($60 for each applicant and $25 for each pet) and the unprecedented level of scrutiny concerning the finances of applicants. I initially gave praise for their outreach, but have to take it back.

      Rented a townhome in Haymarket, VA thru Rent Simple. On completion of the lease, the TH was vacated in perfect condition and requested for full return of the Deposit money. After 3 months, they sent a check and deducted $125 for Ozone treatment. We sked for Inspection Report and the $125 Service Bill copy. They never produced any and declined our request to refund the $125. We are very confidant that there was no smell in the home we vacated. This $125 charge without any documentation (inspection report) and copy of the professional service Receipt and on top of it, we were never communicated of any issue although we had vacated the home few days before the expiry of the lease makes us feel that they are in the business of extracting extra money from the tenants. Quite unprofessional business practice.

      We just received a notice that they want to start charging us a fee for electronic payment of the rent. When we first moved in, they said they would charge us a fee for sending a check. I am so tired of being nickeled and dimed by this company. Is it legal for them to pass along their costs to us?
