I did application online for apartments at Kingswood apartments in chapel hill I paid $*** application fees I applied because it said low income apartments so when I called about application they said I didn't qualify had make 3 times rent if I knew that when I applied I would have never applied because I know my ssi is not enough money and they trying to keep $*** of my money I'm disabled I don't have money to be taken from me like that it was a honest mistake within the income based on the application I apologize but I should not be charged period my money needs to be refunded asap so I can find me a place to live my card ending in **** last four ss# is **** thank you but you'll need to redo that application online I know I'm not the only oneBusiness response

I am a resident at Old Buckingham Station. It has been a nightmare ever since I moved in this past July. The leasing office has not been helpful at all and maintenance doesn't complete requests. My upstairs neighbor has been awful and I am genuinely concerned about my safety. I get woken up almost every day at 4AM from their "dog sitting business" that they claimed they run with the leasing office's approval. I have filed several noise complaints against them and received a very disrespectful letter in retaliation from them. Today 12/28/2021 I called to inform the leasing office that I will be vacating my unit in 30 days, an official written notice will be given today as well, and the manager was not very helpful or understanding. I am fearful of greater retaliation now after filing ANOTHER complaint. It seems there is no concern about my safety in this situation. Now I feel like I am the one being penalized, I don't feel comfortable in my own home and the office is still concerned about fees and a 60 day notice.Business response

We have investigated and addressed the resident’s concerns and the following actions were taken to resolve their concerns.
A non-compliance letter was issued to the neighbor in question for violation of Lease Agreement.
We offered to transfer complainant to another unit, or early terminate the lease agreement according to the terms and conditions of the signed lease agreement.Customer response

I have no problem giving the 60 day notice as agreed upon in the lease agreement however I do not think it is right that I should have to pay the termination fee when I am fearful of being at my own residence. I am very upset with the fact that I am being penalized for the my neighbors actions. I no longer feel comfortable staying at this property and shouldn’t have to pay the price for the lack of action taken by the leasing office to resolve this at the start.

I have complained to the leasing office numerous times about the condition of my rental unit, citing the infestation of cockroaches and the immediate health risks they pose. As a Nurse Practitioner, I am acutely aware of the communicable diseases that roaches can spread, (i.e., Salmonella, Staphylococcus Pneumoniae, E. coli, etc) additionally they are one of the largest carriers of indoor allergens. Therefore, I am invoking my right to exercise § 55.1-1234. Noncompliance by landlord of the Virginia Residential Landlord and Tenant Act, as the living conditions of St. John’s Woods Apart. poses an immediate health risk. Below is an outline of conversations I have had about my health concerns with living with cockroaches. Despite St. John’s Woods repeated treatment of my unit, the cockroach infestation persisted. As a result of the cockroach infestation, I have sustained damages from having to find another place to live from 10/2021 to 12/2021 to finish out my lease. At this time, I am not seeking recoupment for the damages. Instead, I am requesting that St. John’s Woods Apat. and General Services Corporation waive the 60-day intent to terminate requirement and simply honor my request to vacate immediately. On 8/9/21 I spoke with the assistant manager of the leasing office, Diana, both over the phone and in-person of my health concerns regarding the presence of roaches. Diana did not believe my concerns constituted a sense of urgency until I demanded immediate extermination services. On 8/10/21 the maintenance manager called to notify me that the unit would be serviced on 8/12/21.Two weeks later, I notified the office again that pest control services were needed. They responded by sending pest control to service the unit on 9/1/21 for a second time. The 1st week in Oct., I contacted the leasing office yet again to complain about the roach infestation. On 10/7/21 they sent pest control out for a 3rd time.On 12/16/21, I filed complaint; however no service was rendered.Business response

We have investigated the resident’s concerns as it relates to pest control and found on Four separate occasions at the request of the resident we treated the specified apartment unit’s interior and exterior.
Unfortunately, the resident did not abide by the signed Lease Agreement by giving the proper 60-day written notice of non-renewal, or proper notice alleging entitlement for environmental problems. Our lease agreement is one of many tools we utilize to follow the guidelines of Virginias Landlord Tenant Act and Federal Fair Housing to ensure we treat everyone the same.Initial Complaint

We have been living within gsc apartments ******** *****) since May 2021. From about the second week of moving in our neighbors above us have created so much noise that we aren’t getting sleep and aren’t able to work from home. This is increasing my seizure activity as well as adding to the chance of covid 19 exposure as we have to find places to work. We have contacted our leasing office, property manager and regional manager. We were told to call the police as a resolution. We did so and were told that it not into ace a police matter but a matter that the property management should address. We are awakened at the hour of 4:00AM daily. Our neighbors engage in physical fights, loud music and smoking marijuana all day long. Our apartment complex has now resorted to giving us an option to move but in 3 days or “that may be the only option. We have been gaslight by the members of this company and are ready to go to our delegates. I have served my country and am serving the people of Virginia as a clinical case manager for ********. My wife has worked for the city of Richmond for 9 years and we are stand up individuals in our communities , families and in general. We have never been late on our rent and pay early most months. Our request is for a peaceful nights rest or to be able to move where we are able to do so respectfully. Giving us three days is unethical especially when we aren’t in the wrong. It is affecting our physical health as well as our mental health.Business response
