Living at Colonial apartments feels like living in a h*** hole, they do zero maintenance work, pest control is non-existent, personnel that makes up management lack the necessary credentials to manage this size complex, the management that does exist lack basic commonsense to brainstorm simple issues that doesnt require the brain cells of an ********* Their priority at Colonial Apartments is to collect monthly rent on time but ignore tenants complaints with respect to maintenance issues. Our priority has always been that of the needs and concerns of our residents. We have been in constant communication with ****************** by phone, via email and in person to address the maintenance concerns brought to our attention and have addressed them as quickly and efficiently as possible. I was a leasing agent at Brandywine/Hunters Ridge. Theres literally so much that I could say, but what I will say is that the property manager has an intense manipulative way of keeping the leasing staff in a state of Fear of Retaliation, so much so everyone walks on eggshells about the smallest errors, leasing agents and Maintenance are excluded from Covid-19 Exposure announcements, and the work is inefficiently done since the property manager is adamant on being the ***** Badass, vs ***** an efficient property manager. Im not sure if shes even cares about how it damages the whole flow that essentially spills over to the experience our prospects and residents have. Often we are running around like chickens with our heads cut off. I went from being super excited about the opportunity of working with GSC, despite how demanding that property is, to being in complete agony as I began to discover the truth. I broke down crying in the office *************** All I ever asked for was Feedback and Leadership not gossip stories that make it even More Agonizing. Because, I never cared for the gossip, or the personal stories. I did not ask to be her friend, it was more like a one sided friendship, not a work relationship. Not to mention the lack of appreciation and basic respect. Again, theres so much more I could say. But lets keep it there, and just pray for my peers who still remain and the residents affected . *************Review from Hailey G

This place doesnt even deserve one star! Upon moving into the complex in October/2021 I have experienced multiple issues stemming from maintenance, roaches, poor customer service and a lack of professionalism from management. They are rude, unknowledgeable, and when these concerns are brought to management attention they lack empathy and do not take any responsibility. They have had car break-ins in the complex and even if you have someone stay the night their car is towed and the complex simply blames you. Dont be fooled by the cheap rent this is the worst complex and community I have ever lived in.Review from Stephanie S

I am currently a ** resident in one of their communities in SWFL. Since moving into this apartment I have had nothing but problems.Problems including -floors so dirty my baby can't play on them -bugs throughout the home going untreated since janaurary of this year causing an infestation within the home and my property -discriminating management. No wonder GSC was blocked from HUD in the early *****s for their discriminatory work. Living here has been a nightmare and even though I have tried to work with corporate about these long outstanding issues nothing is resolved; no follow up ever happens and no one cares to do their job right around here. I have never seen a more unprofessional staff of people.Oh and they scam people when you move into the apartment. The will charge you a small deposit but when you renew your lease they increase the deposit on your lease. I have caught them doing this and even reported it. They have wrongfully charged me late fees when they knew the rent was coming via an Assitance program. They have allowed me and my children to live with brown recluses and bug infestations in our fridge freezer couch and dresser now. I am so regretful I ever moved here and the management is a total nightmare they can't even send out an email with out errors in it like putting the wrong number for the office. total joke.Review from David C

I have been with gsc at Foxchase Townhomes for over 10 years. I find their leasing staff to be highly professional, and not credited enough for their hard work. They have rules and guidelines that they have to abide by and that's when residents get angry. Maintenance has always been timely and efficient. And have always received a timely response when I reach out to the leasing office. I just signed a 14 month lease and hope to reside in this nice community for years to come.Review from Robin H

Professionalism and transparency are not apparent in this apartment complex. Assistant Property Manager Tenisha is rude and is not knowledgeable and not forthcoming with finding solutions for residents. The move-in process was terrible, communication is terrible, we have broken windows in bedrooms and kitchen with 17-degree temps and no one from the leasing office cares. Being a single mother with a child and using my brother's car I am not able to park in the complex due to the registration not being in my name. This was communicated prior to the lease. The consultants in the leasing office don't provide transparent solutions nor do they provide these details at the beginning processes. Alternate workarounds are not approved because according to them it was outlined in the lease which was reviewed in detail by me and it didn't indicate half of the stuff they said. I would never ever recommend this apartment complex for anyone to move in. Also, legal representation is being obtained due to the fact that now I'm living in a cold apartment and the office seems not to care. DO NOT MOVE HERE AND TELL EVERYONEReview from Ronda H

My apartment is full of mold and smells, appliances are all rusted. Cabinets are chipped or peeling . Toilet wobbles because it’s not attached by caulking all the way around or bolted. Splits in ceilings. Carpet was not cleaned , if you walk around barefoot then step in shower you leave black foot marks or if you wear light colored socks they become black on bottom. Freezer still not working properly after it was looked at and told it was fine. Told I had no mold by them only to discover problems outside my apartment and had to have Sheetrock/ plaster work done . Had a mold test done showing mold growth in air and sent them results. They definitely do not put people first. They have come into my apartment without notifying me. They did Sheetrock work without me knowing leaving behind dust throughout half the apartment. My bed, clothes, furniture etc was covered with dust. I was expected to sleep in the smell from the work twice. Asked for help on where I can sleep, got ignored. At least a minimum of once a week you can expect the trash compactor area to be overflowing onto the walk way and piled up. The list is endless. This is an unhealthy place to live. The bad reviews on this place should be taken seriously … renters beware, you get what you pay for here.
