Active rat infestation after 5 years of service. I had a technician at my house Friday (FRIDAY!!?!), yet still found 4 dead rats on Tuesday (some have been dead for a long time - see photos below). The owner made excuses and refused to accept responsibility. Back Bay’s owner thereafter called the local ******** franchise because he thought ******** was poaching his customer and throwing him under the bus…Consumer beware!!! This problem could have been avoided if a licensed technician actually inspected and treated the crawl space* **** employee was has “serviced” my home 5 times since July 16, 2024 (twice in the past month and as recently as 3 days before the infestation was discovered), yet these rats have been there for months! Also, I have been unable to find the technician’s license number on the State’s website. Moreover, the technician notes indicate that no one ever entered the crawl space or attic for termite inspections. My next door neighbor, also a back bay customer, just discovered that he has rats, in his crawl space too! There is no excuse for a pest control company to not prudently inspect obvious sources/areas of concern when it has assumed contractual responsibility for mitigation and prevention of the very condition depicted above. The homeowner should have been informed of the deplorable condition if a licensed technician would have exercised due diligence. We paid for service that was not performed pursuant to industry standards/best practices.

Hi I’m sorry you were not happy with the service but yes on the last service he came out for a free service to treat for water bugs, a.k.a. American roaches so he did not go in the crawlspace to check the traps. I hate to have someone who is not happy . Yes You’ve had a active rat infestation for five years yes we did find this before you purchased the home and we recommended sealing up the openings so the rats can’t get in, but we were not hired for that. We were told that another business was responsible for it and it would be taken care of by them . Six months later you called us out to sign up for quarterly pest control and at that time the technician told you that the holes still weren’t sealed up and rats were still getting in, and there was new droppings. We gave you a quote to clean up the droppings and disinfect but weren’t not hired for that . And we asked about exclusion again and you told us you were going to go back to the business that was supposed to have taken care of sealing up the holes. Three months later, we actually were called out to meet with this business to show them all the holes that they still haven’t sealed up where the rats were getting in. We’ve been catching rats there ever since because the holes 4 1/2 years later have still not been sealed up . we have credited off the last paid quarterly service that you had at your request . Once again I’m sorry that you’re having to deal with this rat issue Unfortunately the rat problem is very prolific right now all over Virginia Beach. We are finding more houses with rats than ones without them. It almost seems like almost every crawlspace that hasn’t been sealed up has rats right now . The best fight against them is to try to seal any openings that they can get in . Poison baiting and trapping helps some but as long as they can get it you will have droppings, chewing, and dead rats in Crawlspace .
