It’s awful, upstairs neighbor spilled a hookah on her deck and the fire sparks came down my porch burning a blanket, chair and cushions, black burn marks on the floor of porch. Soot everywhere, this was in April, nothing has been done! Now I have white mold everywhere in the apartment, it’s from the water outside the window, as water stands and does not drain off, due to bad grading in the flowerbeds. This is unacceptable in every way. Maintenance free is what contract claims, I have washed the windows and keep it clean on the inside, the rest is on the Arbors. I was told to keep my a/c between 73 and 75 degrees and circulate the air, the only fan is in the living room, why not the bedroom (with an overhead light). I will not accept your blame for any of this. Maintenance is not promt on repairs, there are rust spots on all of the appliances, the Flooring is impossible to clean. Many sub-standard materials were used in the construction of this building. This is not luxury living, as advertised, and you’re increasing the rent by $*** in December? I am considering not paying rent this next month, until you take responsibility and the necessary adjustments! Just to make you aware, I have life and threatening health conditions. This company just acquired the apartment complex I currently live in and they are NO better than the previous owners. I have called to complain about not having working air conditioning in my units for weeks and it has not been addressed thus far. It has been over 90 degrees the past 2 weeks and they have no sense of urgency to fix this issue. I have called the rental office as well the corporate office only for my calls to go unanswered and not returned whatsoever. My unit has been over 90 degrees and I work outside for a living so I come home to NO RELIEF! I was told there is no fix in sight and I should reach out to a HVAC COMPANY to get it fixed. I am refusing to pay rent until this issue is fixed. If I have to come out of MY POCKETS to fix an issue they are supposed to fix they will NEVER SEE ANOTHER RENT PAYMENT from me until I move. THIS IS ABSOLUTELY RIDICULOUS. They expect rent on time but cant seem to find a way to make the residents comfortable.Franklin Group

~PART 2~ The property needs to be exposed by local news stations for its numerous issues, including maintenance staff living on-site and stealing power, as well as alleged drug dealing. Additionally, the property manager appears to be moving friends in while claiming the waiting list is closed, raising suspicions of financial misconduct. This place is a complete joke and should be exposed for its myriad issues.Franklin Group

1 starThe franklin Johnston Group is a not a good company. I live in one of their apartments in *********** ********. The manager is very mean to us. We are seniors and disabled residents here. The manager has an attitude towards us. When we call her regional manager she does nothing. When trying to call the company to make a complaint nothing. We have bed bugs, mice, roaches. Only two maintenance men no cleaning crew. The floors are dirty, the elevator need to be repaired. *** does nothing as well. The manager put a smart lock on our kitchen. The assistant manager does nothing. We don't have a resident service coordinator here to help residents fill out paperwork. She doesn't care about at all. She even tows our cars, our family cars off the visitor parking lot. Even if it is in the handicap parking lot. It takes the management team here months to get us basic needs like a microwave. A resident moved in to a dirty apartment, even though she asked if the place would be ready. Once she signed the lease they did nothing but treat her bad. Our calls to head quarters go unanswered. 1 starThis is by far the most unethical management company that I’ve encountered. This residential management team consists of miserable women who look to identify with other miserable and unprofessional people throughout the residential community. The building at Liberty Place has taken a drastic turn for the worst. There have been multiple vandalisms throughout the building, there has been times when there has been no security because the door has been broken multiple occasions. There have been trespassers/ loiterers within the building. The management company allowed this to happen because they are lazy and miserable women who doesn’t want to work, instead they choose to create false narratives to cover their own sorry asses. Not to mention they entertain other false narratives created by residents toward other residents. This is one of the most unethical businesses I’ve Michelle Roberts is just an unworthy spiteful crab who is in a position to bring people down. She is a parasite and a louse. Instead of her having a neutral and ethical standpoint. She has no brain or willpower to think a logical thought. If ever encountered watch yourself because this woman is certainly a liar a will create any lie for her best interest of her sorry ass position. The residents here at Liberty place are mentally unstable and desperate individuals. These residents lure people in the building then act as if they had no doings with the situation. These residents prey on the position of other residents then go back to miserable Roberts and spread false narratives to make it seem like they’re the victim. The women residents are the worst. There are all women scorned looking to obtain men who are unobtainable or other women’s men. So I have taken the time to compose this review to stay clear of this management group and definitely the scumbags that represent them. They are only out to play a number game for their own position. 1 starBeen dealing with these people since January about an apt I was already approved for by The other company before they took over. I was waiting on the tenant to supposedly move out. No contact from them at all don't bother calling cause they don't answer there phone or return messages. The property manger is incompetent. I decided to go the the apt complex to see what the hold up was. Excuse #1 lost your paperwork. Then excuse #2 we need you to redo all of the paperwork since it's a new property owner. At this time I was told all was good and I'm waiting for the apt to be fixed. It slipped that the apt I was originally given the tenant never left. Then I was shown what I was told was my apt and all they were waiting for was to move the washer and dryer out. Then I didn't hear from them two weeks. I decide to make an in person visit again and now I'm told my paperwork needs more papers to be notarized. Mind you same paperwork I had already given to them. This back and for goes on for two months now we are in April. I make an appearance again I need more paperwork and basically accuse me of getting child support when I told this women three times before that I don't then to be told I'm don't think your getting the apt. But here's the kicker I make too much which is a complete a utter lie. I took time off from work.I'm looking for an apt for me a my child and this is how you do people. I definitely wouldn't advise dealing with this company or any apts they are affiliated with. Not worth all the stress they put people through.
