    Rainier rentals is renting a house to four girls. At the end of the lease last May 2023 one roommate decided to move out. At time of move in (June 2022) she paid a portion of security deposit (we split it four ways) first month rent and last month rent. In may when she moved out and a different roommate took her spot, rental company claimed they do not owe her portion of security deposit back until all four original renters move out. Rental company had her sign the move out forms which takes her name off of lease AND off the refund check for deposit and new roommates name is then put on the both of those. Rental company claims it is between the person who moved out and the person who moved in to figure out amongst themselves how the original renter gets paid back for deposit.

    Good afternoon,

    I am reaching out and responding to a letter we received the mail Friday 5.31.24 from a complaint that was filed by ********************* against our company regarding a refund of a security deposit. 

    I just want to explain the back story a little to give a clear understanding regarding this complaint. We moved 4 ladies into a unit back in June of 2022.  A while back one of the girls wanted to move out and they searched for another roommate to fill the place and financial burden of the other tenant vacating.  

    We do not have to allow this but we did! We released the tenant moving out with the permission of the existing 3 tenants and the signed release of interest for the one moving (*******************************) At that point they wanted us to release funds to ******* that I guess ******* contributed to the initial move in costs (first, last and security deposit)

    Unfortunately as explained to the tenants upon requesting this,  we DO NOT ever release security deposit funds etc. until all occupants are vacating the unit.  If ******* paid a portion of that and is moving it is between you guys how you make the right with her if she is requesting those funds back.  We would not get into the middle of their civil issues/suit. 

    Legally again we do not release funds as such while there are existing tenants residing in the unit.  They were aware of this when they initially did it with ****** in May of 2023. 

    Here we are just past May of 2024 and they again have a lady who is moving out and again sought out someone else to move in and take *********************************** place.  We advised them that moving forward we will not release another tenant and add on an additional tenant due to the confusion and legalities behind this.  

    They agreed and said they understood. Again they are upset that we can not release the security deposit or last months funds.  We will NEVER release those funds while tenancy still takes place.  I am sending you over the signed releases of the tenants who are releasing the two that moved out from the security deposit.  The funds are a civil matter and to be figured out amongst the ladies currently residing in the unit who are responsible for the unit, rent etc.  We can not accommodate the request for a refund which again these tenants are completely aware and yet still signed the release of interests.

    I rented a 1 bedroom unit and kept it in tip-top condition. I moved out on 10/31/23. I did not receive any notification about my deposit until it arrived to my forwarding address on December 9. I called the office multiple times to ask and also emailed. When I finally received the letter, the estimated repairs were as follows: Replace outlet covers/switches- $75- this was NOT needed Replace burnt out bulbs- $45- this was NOT needed Replace broken refrigerator drawer-$75- this was a very old fridge & the drawer was still functional Touch up paint/wall repair-$675-thought it was standard for repairs of this nature in prepping for new renter, I could have done myself if I knew Id be charged this amount Cleaning-$375-I thoroughly cleaned every inch of the apartment Replace broken blinds-$175-I did not break any blinds.
