      I have emailed the Property three times and visited for which the application was made: Avenue5 Residential*****************************************************************************************************************. I called and was informed they notified the corporate office of the refund on 5/7/24 and 5/14/24. I called the corporate office eight times, left four voicemails, and spoke to two billing agents and the ************** My messages were relayed to the regional manager four times over four weeks. No one has contacted me or sent my refund. This rental application has not moved forward, yet they have held the holding deposit, due within 30 days of the application. They are stealing people's money and operating out of bad faith by dodging calls. I have moved forward with a court case due to their negligence.

      May 15,2024 my upstairs neighbors water heater broke and all of the water came into my room. I reported maintenance said they fixed the problem. Then on June 2,2024 my room flooded again. I was cleaning the water up and I found mold reported that also. June 3,2024 maintenance came and just primed over it with KILZ primer. They put a plastic water bottle on the hose of the water heater. Just screwed on and taped. I complained again and June 4th they came back and put more primer down. I also complained about the primer again. June 6th maintenance came in to fix the mold problem thats when he told me that he scraped the mold and put the primer down. Which he didnt even scrap the mold. I went into the office and talked layer that day and I made an appointment for maintenance to come on Friday June 7th between 9:00am-9:30am they never showed. Then on Saturday maintenance came to get the fans and he said hes going to come Monday June 10,2024 which he didnt. Its been a week since Ive found the mold and nothing is getting done. I want out of my lease but they wont let me. I have really bad asthma and skin allergies to mold, grass, and some foods. All I want is to get out of my lease and get my deposit back.

      This is regarding the ******************** Lofts. The new management does not communicate/respond to emails sent to them requesting for information regarding complaints and/or billing. You have to always find them in person to get things done, but there is no proof of their actions. - For example when renewing the lease for the apartment, the management told me that they need proof of renter's insurance, I had sent it to them and they said they received it, but then I get an email from a company assurant that said they needed proof of ******'s insurance. - On the rental agreement there was a RentPlus addenum that they said would not be binding, but the document is not able to removed and prevented me from completing my lease renewal, but the fact that I was forced to sign it to complete my lease renewal on time is also another sign that this company is questionable - Did not communicate to residents who used ****** fiber that they were switching to individual plans instead of a small fixed feed to the company, ****** fiber representative had to contact individuals to inform us, and we only had 5 days left before they would do the switch, but the representative said it was communicated over a couple of months ago. No communication was provided until the last week before the contract was to be switched.

      I have lived at the FORTY200 apartments since June 3, 2023. I noticed that several things were not fixed before I moved in. I also noticed that the ***** infestation was bad. I will go to the office and speak with ***** who no longer works there he quit. To put me on the list for ***** to come out and spray. However, theyve only been out there once excuse me theyve been out there twice maybe three times but the young lady told me she recommends a total clean out. Which I would have to take everything out of the cabinets so they can put those foggers or bombs in there. She also stated that she can come back and sprayed, but thats not gonna take care of the problem management doesnt pay for these because its about $175. I have constantly put in a complaint to them in regards fixing the outlet in the laundry room which was a fire hazard and that is why could not get a washer or dryer connected because the guy said it was spark a fire . *****, which is one of the maintenance guys. I approached him on a Saturday as why he never came back like he promised. He was passing a book off on his boss. But he made mention that hes not in charge of maintenance. Hes in charge of make ready and I asked him isnt that the same thing so basically is passing the book so I basically had to complain and stay on them about fixing this issue, then come up with this balance I paid thats what it says on the residential portal however, once I got the balance down the more I paid the more it went up. And I questioned it. I also take screenshots of Payments , I noticed that some Hispanic people move across from me maintenance has been over there at least ************************************************* know *******, who is the manager which *** only met one time. She seem to be nice at that time is that they take care of their own, but not someone who is not one of their own. I find it to be a prejudice. so they want something from me, but assist with the ***** problem

      My roommate and I have been trying to contact avenue 5 the parent company of my apartment I rented last year for a month . I lived at ***** on university in ******** for one year . My lease ended May 5 and I received a notice of Ive 200 of my deposit that was with held for paint . I have video and time stamped pictures and do not believe that we should have held 200 in damages .I have asked the company to provide proof of damages and no one has reached out to us after over 7 emails and 3 phone calls .In Az tenants bi laws dont allow for normal touch up paint to be with held via your deposit .We left the apartment in immaculate condition minus two wall scratches from a wire shelve that we hung because after removing it the paint had stuck to the shelve .I have photos the **** is less then an inch .I have been completely ignored in even getting a response to my inquiry as to why we were charged so much .I enclosed a photo of the only damage that in no way should be charged 200 for . I also reached out to the Az attorney general for a copy of bi laws and was reconfirmed that small touch up or wear and tear should not result in hold of deposit. I think this practice is abhorrent especially to young college kids who did right paid rent and left u a perfect apartment. I also have video of the entire apartment but I could not upload them .

      On May 28, 2024 we noticed our washing machine wasn't working appropriately and we opened a work order with our apartment management the very same day. We opened the work order with our apartment complexes management in person and received an email notification verification. I'm attaching photo's as proof of the work order and its date. It has been eleven days and the maintenance team has not been to my apartment to fix or even inspect the issue. After a five day grace ****** I began reaching out to ***************** to get an updates. At first they claimed we never opened a work order on the washing machine, which was dishonest of them since I had proof in an email and on the Resident Portal both showing exactly when I opened the work order. Then I have reached out to the management every day since then and they have stated that the issue will be fixed 'tomorrow' everyday. This appears to be dishonest as well as their maintenance team has always responded within at least several days of opening work orders. Either way I have gone 11 days without a washing machine and their management has gaslit me and given untruthful time estimates. I have to pay my rent in full and on time every month, it's unacceptable that such an important appliance is able to go nearly two weeks without even getting inspected by their maintenance.

      Trying to charge me for charges that do not show up on their Resident Portal for rent payments. Claiming these charges are for ******************* that I had already provided my own binder for as instructed by their original representative. Again, these charges only show in their internal ledgers and not on the Resident Rent Payment Portal they have us use. I found out about this by accident when asking what I owed them and they fave me a figure different from the one showing on their Resident Portal.

      I was in A DV situation and had to send my teenage daughter and my *** dog away because of my abuser to us and been in and out of shelters, cops, etc. the complex know about it. gave the documents and even had a caseworker from sage to try to help. submitted everything possible even asked to be put in a different unit on other side away from the abuser. this went on for months in between the cops coming around. come to find the complex was under deep bankruptcy and under investigations for serval tenant violations. I told them back in November/ December this year at the beginning I will not be renewing any lease and DV case worker said they were violating my rights and safety of me and my child. Then I was told that I had to wait for the new owners to take over and they will pass on this information. My lease with this abuser was up FEB 10 of this year i was already gone trying to seek safety and try to work with taking care of mr ****** never signed anything like I told them. called went to office serval times called corp office never got back left voicemails nothing , no respond nothing My DV case worker told me they are going against the law even summitted the paper work she provided me to give them nothing. they have been billing for months adding charges and now I have eviction. Then i find this company under investigation for the same things. I never had to deal with this before. As of a couple days with there on going harassment they sent me a move a balance. Never signed anything never got any help they avoid when tenants call on purpose. I feel and my family continue to get victimized and no one obey the laws this was a DV situation and no one has been here to help. now were homeless can't get a place and they are trying to charge me over ***** dollars for what. been gone and never signed for anything let alone since last year spoke to anyone. I called contact the news channel 3 on your side since that is how I fount out they were being looked into

      I moved out of my residence at ********* on ******** on January 12, 2023 out of Unit 209. I cleaned the residence thoroughly (swept, vacuumed, mopped, cleaned & repaired the walls, etc.) and received a statement of inflated cleaning charges ($737) that was taken out of my security deposit of $1,500. I was contacted over the phone on Tuesday, August 20, 2023 saying that I owed a move out fee of $500. This was nowhere in the lease or described to me on move out. Furthermore, I signed the lease with Greystar initially before Avenue 5 bought this property. I was month-to-month on rent since 2021, paying an additional amount because I knew I was going to move. I was then contacted early this year by IQ ********* in regard to this being sent to collections. I told them I did not owe this debt and sent them a letter contesting it, along with the statement that Avenue 5 gave me. IQ ********* sent me a letter from Avenue 5 that proves this is not the move out fee they said it was and are, in fact, duplicate charges. I was charged that amount on the statement they initially sent me and that was counted against the security deposit I was owed.This has been negatively and incorrectly put on my credit report and I have reported IQ ********* to the ***** I would like the charges dropped, the derogatory account to be removed from my credit report, and the inflated cleaning charges to be investigated. Of the $1,500 security deposit I was owed, I was only refunded $310.96. I am being truthful and honest when I say I cleaned that apartment thoroughly on move-out. I have rented apartments for twenty years and have never had the problem that I had with this so-called company. I would also investigate them and their ties with IQ ********* because their tactics over the phone were very questionable.

      I leased a unit with this Apartment Complex on April 19th . I discoverer roaches in the unit on April 20th . After a Brief stay of 2 nights .I discovered that it was infested with roaches . They sprayed the unit 5 times in one month and the infestation was still present .I had to move in with family members , I asked them countless of times to end the lease agreement. I documented the infestation, along with recorded conversations . After several conversations with other tenants, many of the units have pest infestations . They have been leasing the units out for years in this condition .
