I bought not 1 but 2 park model homes that were delivered December 2023 and then in February 2024. They assured me all damages would have a warranty on the items that were damaged during delivery. They have skirted their responsibilities. 1. Damage occurred during transportation of the 1st park model as it was delivered during winter from ******* to *********************. The Driver said during transportation on the HIGHWAY that the siding was blowing in the wind (house was not wrapped nor protected from the elements) so he took his electric screwdriver he said during the transportation and screwed in haphazardly screws on the front portion of the home around the ******* door in about 10 places. This damaged about 10 pieces of siding on the front side. Upon delivery I notified the company of these damages they assured me they would fix them. Also during delivery the driver did not drive his truck to the top of the landing on the property like I instructed him instead he stopped on the road going up and then when he backed it up he drove into a burn and damaged the rear of the house. Park Model Homes said to have a TOW truck pull them out but the tow truck that came was not strong enough. So they said hire someone with a mini mover so I called ****** Rental in ************* and they brought mini equipment to pull the house off the stuck truck and then they put it in place. The driver was not able to safely deliver the house in it's original manufacturer's condition. I was not asking the driver to place the home on the pad but rather deliver it undamaged on the property on the flat landing and he did not do that. In addition I had other damages that they fixed - they replace the dirty recliner inside (no one did a walk thru before it left factory) plus damage to bar stools (they sent the replacement tops) but I had to fix it. They never sent the replacement lights outside of the home. To this day they NEVER fixed the home.Business Response

Thank you for bringing your concerns to our attention. We take all feedback seriously and are committed to addressing valid issues in a fair and timely manner. We regret that you feel dissatisfied with your experience, and we would like to provide clarification regarding the events described in your complaint. When the truck was unable to complete the task, we suggested using a cat, and you hired ****** Rental in ************** to assist. While delivery logistics are outside our direct control, we made every effort to support you in resolving these challenges and you were reimbursed for the cost of getting your park model into spot in spite of the fact that per your purchase agreements for both park models it is your responsibility if special equipment is required. And in fact Park Model Homes paid for equipment to get your second park model into place as well, again this was not our responsibility.
1. Damage During Delivery of the ********** Model (December 2023)
At the point of the delivery of the first park model, you refused to sign the Bill of Lading (BOL) as required, which has also delayed responses to your issues. Your own delayed responses and lack of any response to the contractors contacted to get your repairs done have greatly contributed to your first park model having not been repaired yet.
The damages to the first model were not fully reported by you, we ordered and you recieved the parts to make repairs in your second unit delivered, at NO TIME did you state you needed more siding than the factory delivered in the second park model. The fourth contractor is the entity that reported to us that more than two pieces of siding was required. The biggest contributing factor has been that you did not provide pictures substantiating the amount of siding that was damaged until you attached them to this complaint.
The damage to the siding and rear of the first park model occurred during transportation, which was performed by a third-party delivery service. Your reporting submitted did not include the pictures showing that there were screws holding down more than the two pieces of siding, therefore the factory only provided and authorized repairs for two pieces of siding. Pictures showing the full scope of the transport damage were not submitted until you made this complaint. While we understand your frustration, it is important to note that delivery-related damages are fully reported so that they can be addressed at the time of delivery.
2. Delayed and inconsistent communications
The warranty paperwork was delivered to you both electronically and paper hard copies. By email/ (10/30/2023) mail on 12/26/2024. It still took until (05/02/2023)to receive pictures and (04/12/2024) to receive your warranty paperwork so that your warranty could be validated with the factory.
We coordinated with multiple contractors to repair the siding damage but were unable to proceed due to your stipulation that contractors text you before calling, which they were unwilling to accommodate.
2. Warranty Repairs
We understand that you reported several issues with both park models, including:
Damaged siding on the first park model.
A dirty recliner and damaged bar stools inside the home.
Missing exterior lights.
We addressed several of these concerns promptly:
The recliner was replaced as requested.
Replacement bar stool tops were sent for you to install.
Warranty claims require timely submission of documentation,including photos and written notice, so that we can work with the factory to evaluate coverage. Unfortunately, there were significant delays in receiving these materials from you, which impacted the factorys ability to process your claim fully. Despite this, we made every effort to assist within warranty guidelines.
3. Efforts Made by Our Team
We worked diligently to address your concerns by:
Replacing or sending parts for damaged items as quickly as possible.
Locating three contractors willing to perform repairs on-site. Unfortunately, none were able to proceed due to communication challenges stemming from your request for them to text before calling.
While we understand personal preferences for communication,this requirement is not standard practice for contractors and created unnecessary delays in resolving your concerns.
Moving Forward
You finally found and hired **** *******, a contractor you chose and want to work with. Rather than than having him complete the work and **** us, you requested that we reimburse you in full the amount of his estimate in full, and in advance, which we agreed to accommodate although this is not our standard procedure. In order to accommodate this you will need to return the signed release documents sent to you both electronically and by mail on (12/17/2024)
We remain committed to assisting with any valid warranty claims within reasonable terms. If you are willing to collaborate and communicate in a timely fashion and warranty procedures without additional stipulations, we are happy to continue working toward a resolution.

1. Damage During Delivery of the ********** Model (December 2023)

I resused to sign the BILL of LADING because the SEMI TRUCK DRIVER did not deliver the house without damaging it and I wasnt going to sign that it was acceptable when it was not.
The SEMI TRUCK DRIVER was instructed to drive to the top of the property on the landing however he decided to stop and put his SEMI TRUCK into REVERSE and backed up into an embankment and the whole house was stuck with no way to get it out.
He then unhooked the Park Model Home and abandoned it on the property so HIS SEMI TRUCK could get towed out of the embankment but NOT THE PARK MODEL because Park Model Homes was to CHEAP to hire a PROPER TOW TRUCK DRIVER that was EQUIPPED to PULL BOTH OUT knowing they both were stuck!
I was NOT going to sign a piece of paper waiving my rights that it was in good condition when it was damaged at delivery.
Accusing me of delayed responses to contractors was NOT PROPERLY NOTIFIED. I had no knowledge that the 1st Contractror **** was trying to reach me because I never received an email, phone call or text from him. As soon as I called Jordyn on August 17, 2024 she gave me his information and I called him back that day August 17 and again on August 18, 2024 and on August 28 when he finally called back he said he declined. He did not try very hard and I did call him as soon as I was notified one was secured. Park Model Homes has been lazy and avoiding responsibility it is not because of my lack of response when I was not properly notified to begin with. Its an excuse that they dont want to take care of the repairs.
On Sept 3 Jordyn quit her job I dont blame her Park Model Homes is a disaster to work with, They avoid responsibility and pass it off to the customer because they dont have any ethics.
Park Model home told me they found another contractor on October 16 2024 and I called him multiple times his name was *** and he never answered any messeages I left. Probably becaue he was located in ******* which was 4 hours from the property.
They have never supplied anyone to come out and make the repairs. Instead they called 2 people who never would return calls and make an appointment. They were probably not qualified and didnt want to take the job or they would have responded.
I have not been the issue why the repairs have not happened. Its their responsibility not mine.

I sent picures of all the damages on Dec 26, Dec 20, Dec 21, Feb 7, March 4, March 12, March 14, March 19 and then again on 4/26, and 5/2 to the following: ******* the Sales GUY (who never responded), Jordyn, The service department, then **** after Jordy quit I had to resend to ********** who was in shipping but for some reason she had to receive it all again in May when I was notified Jordyn quit.
So needless to say I have all the text messages above on all those dates with numerous emails and no coordination or effort was made to make the repairs in a timely manner. There was so much confusion between dealing with 4 different people and constantly having to resend the information it was so unprofessional and a waste of time.
The damage to the siding and rear of the first park model occurred during transportation, which was performed by a third-party delivery service.
Yes it did I sent ALL PICTURES to ******* on 12/20/23 when it was delivered. He told me to sent them all to him which I did and I have all of them!!! You hired the delivery company and I paid your company over $10,420.00 to deliver it non damaged to the site.
Your reporting submitted did not include the pictures showing that there were screws holding down more than the two pieces of siding, therefore the factory only provided and authorized repairs for two pieces of siding.
That is not true I have all the texts to ******* and Jordyn told me no need to send them again since ******* had them all.
Pictures showing the full scope of the transport damage were not submitted until you made this complaint.
Again ALL PICTURES were sent to ******* on 12/20 and 12/21/2023.
While we understand your frustration, it is important to note that delivery-related damages are fully reported so that they can be addressed at the time of delivery.
Jordyn your employee ONLY told me to send the other damages and that is what I did to the ***** and SIDE NOT THE BACK!!!! ALL DAMAGES were done during transport by the delivery guy who SCREWED the siding back on the PARK MODEL while it drove from ******* to *******. Park Model homes did not WRAP the home to prevent the siding from coming off during transport of over 6000 miles that would have prevented the siding from falling off during transport! The driver reported it and so did I. However I also reported all damage to siding in the back and the sides it was more like 10 pieces including the corner pieces.
This does not include the damage reported that the driver did at the property. The road on the property was 16 feet wide and was plenty of room to get the Park Model safely to the property. Plus there was a cleared landing the size of half a football field. I paid over ****** to have it all cleared the week after we closed escrow. So the property was properly cleared.
2. Delayed and inconsistent communications
The warranty paperwork was delivered to you both electronically and paper hard copies. By email/ (10/30/2023) mail on 12/26/2024. It still took until (05/02/2023) to receive pictures and (04/12/2024) to receive your warranty paperwork so that your warranty could be validated with the factory.
That is a lie. I emailed paperwork to you several times (SEE ALL DATES ABOVE) In addition I told her I did not have a printer and no electricity and no paper there so that was the delay. She also did not give Clear instructions and I constantly had to resend the warranty paperwork to Jordyn who was not clear and unorganized. Then she quit and I had to RESEND all paperwork for the 5th time to a different person in May 2024 to **** and then AGAIN to ********* In shipping AGAIN in the fall.

They only contacted two contractors **** and *** both who only called once and I did call them back. I asked her office to have them TEXT me since I work during the day so I could not miss their call. That is reasonable. You said they were unwilling to accommodate?????? Who cant text then call or call then text? Everyone does. They had no interest in doing the work and did not try hard.
Park Model is unprofessional and the 2 people they called did not return my calls. I cant be responsible if they dont answer the phone. So Park Model Homes is accusing me of not answering the first time but they cant respond? That is not trying and completely unprofessional. If Im at work how can I know to answer the first time they call? I was not notified who they were in advance. I had no idea until after I called Park Model to ask if they found anyone yet?
2. Warranty Repairs
We understand that you reported several issues with both park models, including:

You never fixed the shower door that had a hard time opening in house 1.
You never fixed the hanging kitchen door on house 2 that I had to pay handyman to repair cause you never fixed it.
You never fixed the bedroom 2 wall paper that is not secured and not nailed down properly.
You never fixed the broken light form house 2 for the door opening the wrong way and smashes into it. (The first house didnt open onto the light so WHY would you have the second hosue open to smash the light outside?

There were only two **** then *** I called **** multiple times after I was notified of him. *** I called same day and three times after he never returned any calls. Just cause you call someone and they dont answer doesnt mean you tried very hard. I can call anyone from ********** talk to them and they can say they want to help but if they dont return calls its obviosus they dont want to help. Park Model homes was unable and unwilling to HIRE an adequate contractor to help fix the warranty issues.
Unfortunately, none were able to proceed due to communication challenges stemming from your request for them to text before calling.
So ridiculous if Im working you cant expect me to answer every call. Do you allow your employees to answer every call that comes in to their personal phone if they are working no matter what? No you do not.

That is not true - I hired **** to build me a a wooden deck and roof not to do the repairs. While he was on the job I asked if he knew anything about siding. He said kind of. He said he could send an estimate to you and do it in the spring since our deck job was on deadline before the winter snow arrives. I never hired **** to do the Siding but rather a deck Only. I was trying to help the situation. **** bidded ****** to do the work and since he was on disability did not want any company to pay him but rather wanted cash only. He requested to be paid cash by me so Park Model could pay me. That was the reason. You however only authorized ****** for the repairs so he declined and will not do the work now. Again you are lying with out knowing the truth.

While we understand ***** frustration, communication with her has been very difficult. She has become verbally abusive to our employees and does not seem to understand the warranty process. Every issue that she has provided enough information for is being, or has already been addressed. There have been a total of 4 contractors found to come out to make the repairs. The first 3 finally had to refuse to continue to contact her for scheduling because she did not return their calls.
This does not include the calls and emails that were made to try to get someone out to her location which is very remote.
Contractors Park Model Homes found who initially agreed to go out to the location ***** units are located:
**** *********, who is a handyman that we were put in contact with by ***** ****** ********************** that got the second unit into spot).

The fourth being a company that *** had already hired to do other work at her location (**** *******). Who eventually in October 2024 *** got us in contact with.
**** was very helpful, and helped communicate that the extent of the siding damage necessitated 8 more pieces of siding from the factory than *** had reported would be needed via the estimates he provided. Originally Park Model Homes ordered, and the factory sent 2,extra in the second unit as that is all that was justified by ***** original reporting for the first unit.
*** put us in contact with **** and we requested estimates that we needed in order to send them for approval to the factory. When **** sent his estimates (November 29th 2024)back to us was when it was discovered that there was not enough siding sent in the second unit due to the lack of pictures showing the extent of siding that needs to be repaired/replaced.
It is to be noted that at this time **** asked that we reimburse *** directly for the work to be done, so that the work could be completed "in the spring" (meaning spring of 2025). This is not our normal procedure, however we worked with the factory to get it approved, the factory would only approve an amount for the two pieces of siding originally reported, not the full ten pieces. **** communicated the total of 10 pieces, but the first time we saw pictures of the full extent of the siding damage was when *** uploaded them on her BBB complaint. At that time, we got in contact with the factory again and they finally agreed to send the remaining 8 pcs of siding, it has been shipped to ***** home address today and *** was provided with the tracking information.
On 01/08/2025 we contacted **** to follow up and let him know that we were working on getting more siding out (because we finally had pictures to justify more siding), after an extensive conversation **** stated that he is not familiar with the way the siding is attached and is not confident he can do the work without "causing more damage". Although **** is still going to do other work for ***, he has refused to work on the siding repairs.
*** still wants to be reimbursed in advance, and 01/16/2025 emailed our service manager and office manager stating that "IF you can send me ******* Ill sign your papers and find the worker". "The papers" being the release form drafted to reimburse her in advance for the siding repairs if **** ******* did the work. A moot point now as **** is not going to do the work.
We have worked with the information provided by this customer and made every effort to get parts on site and arrange for the repairs to be made and tried to make accommodations for her contractor of choice, we are very sorry it did not work out with ****. If the full extent would have been reported by pictures, and recorded on the Bill of Lading at delivery of the first unit, all of the siding would have been delivered to ***** location in the second unit.
Customer satisfaction is our priority, and we are committed to resolving this matter fairly.
The current situation is that the remaining parts needed are enroute to ***, and we are diligently looking for another contractor willing to go to ***** location and pay that contractor directly per the normal warranty procedure.Initial Complaint

February 23, 2022 - My husband and I put a substantial down payment on a tiny home for our daughter with Park Model Homes in *******. We were told that this item was already on order, far along in the building process, too far along to make any changes to internal colors etc. and was set to be delivered to their lot in May of 2022. This was not an order that was specially placed for us, but the deposit was to ensure that the tiny home was being reserved for us, when it arrived. We had heard nothing by May and sent an email to inquire. We were ultimately told that there was a delay back at the manufacturer and that the tiny home would not be available until November 15th. They offered us a refund and we accepted the refund offer at that time. 5/19/2022. I have submitted these emails. By November, Park Model Homes had STILL not refunded our funds, as promised. We placed a call and a follow up email demanding for a second time a refund and we consulted with an attorney. She helped draft a letter - requesting a refund. Now, they refused to provide a refund - stating that they had placed a second order for the tiny home - which was NEVER what they told us (they always maintained it was a delay in the ********************** process, which was THEIR ORDER). Unfortunately, our attorney told us it would be ****** - ********* if we chose to pursue litigation. So we let the attorney go and we sent a letter to WA attorney general's office seeking help. In May of 2023, they responded that they were unable to help us because the merchant was unwilling to participate. We turned to our ************* asking them to remove the charge. Which they initially did, however, the merchant protested - claiming that it was in active litigation and **** reposted the charge.We never received our tiny home. We are just asking to be made whole again. Park Model Homes has changed their story so many times I can't keep it straight at this point.Business Response

On 05/17/2022 I signed a Purchase Agreement with Park Model Homes, Inc. I wasn't going to go with them as I needed a place right away and was told by Salesperson Brandon that the homes are ordered then manufactured. Brandon called me back and said there was a return that I could have right away. He assured me that it had every last little thing I had wanted and worked out with him on previous conversation. So I signed the agreement. I sent $41,812.50 as a cash down payment. I obtained a loan for the balance of $97,562.50. The home was delivered to its destination at *** *** *** *****, Montana 59913. I contacted a lady named Toni at park model homes as instructed regarding sending pictures of damage that occured during transport. She e mail documents and outlined the procedure. Pictures were sent. I noted the major concern being that the washer and dryer were missing and reminded that Brandon had said that this home would have everything we agreed on. I received a mail from Toni stating that I would be refunded in full for the missing washer and dryer as the manufacture had run out of them. This is a expensive item as the electrical components and size is custom for this size home. Then I received an email from Brandon stating that there had been a mistake and he should not have issued an ok for the reimbursement of funds for the missing washer and dryer. He said he had investigated deeper (his words) and that Park Model Homes would not be refunding the money. I had asked for a list of the optional equipment and was denied it. It was then given to me after I was told I would not be receiving the refund. This washer and dryer retail for over $3,000.00 due to the custom systems needed for this model of Park Home. *********, I apologize you had felt the need to file a complaint in regard to the Washer/ Dryer not being installed. After reviewing all the information supplied to me this is what I have come up with. Back on 5/6/2022 Brandon had worked up a custom quote for your daughter for a Grand Teton built by Woodland Park that had a total of $149,168.00 keep in mind our build times are out over a year at this point. We understood that time was of the essence with getting her into a unit sooner than later. So, after digging Brandon came up with a much better option for her to get into a unit much sooner. It turned out it was also a Woodland Park Grand Teton. Obviously, it's that the exact same house that Brandon did a custom quote for but similar in many ways. Brandon then forwarded your daughter detailed photos of the house prior to the agreement on 5/16/2022. After you reviewed all the detailed photos you had agreed to purchase this model that became available. Instead of waiting over a year to get one built we came up with something similar for a delivery as soon as possible. Please understand we have and will do whatever we can to help our customer and we did everything we could to get this unit delivered as fast as possible per your request. Your Daughter and been verbally abusive to every one of my employees and all we have tried to do is help This is why we have suggested in working with you directly since you are the legal purchaser. This unit was $10,000.00 less expensive compared to your previous home quote and I assure you Brandon would not tell you this is the exact same house you specked out previously. We have always been straight up with what our customer is purchasing and ensure we all agree this is in fact the unit for you. As for the washer dryer is concerned, we never charged you for a washer/ Dryer so there will not be a refund issued at this time. I'm sorry for the confusion and if there is anything else I can be of assistance please call me directly.

I am rejecting this response because:Your response was a great spin. But your sales person Brandon did not tell you the exact truth. Of course he is not going to tell you what actually happened. It was a bait and switch. After we discovered that the models you sell take so long to be built and delivered, the exchange was ended. Brandon was told, as you said, we could not wait and were looking elsewhere. So then out of the blue, he calls and says that he has a similar model that is a little different but has exactly all the things that we had ordered in the previous conversation. Everything....and it was suddenly available now. great solution to our delima. This is the part that is missing from your response Park Model Homes. Brandon telling us that the model had EVERYTHING. Assuring us, it might be a little different, a little less money, but it had everything. Bait and switch. So we believed him. Then the weeks went by. Yes Park Model Homes did seem to try to do everything it could to expedite delivery from the factory in a distant state. But we had to call and beg and cajole to get things moving and to remind over and over again that time was of the essence. It is possible that Brandon did not realize when he promised us that the home had EVERYTHING we had ordered. I came to that conclusion when I went over the events once again. He had given the ok for the refund. We had been assured in writing that we would be given a full refund. Not great given the condition the home arrived in, but something. Then he says sorry, he made a mistake and could not give the refund. Sounds to me like he did make a mistake and he did miss that there was no washer and dryer included in this model. Those things happen. But why should we have to suffer for this? Bottom line is if you make a promise in order to get a sale, then you need to back it up. Who ever wrote the response for Park Model Homes.....we have it in writing. Brandon saying he made a mistake. We feel it is important that people know that you do not stand behind your promises. No washer/dryer. No quick delivery. Unreliable staff at delivery site. And more. So if that is how you want to end this...if you are ok with being a company that does not do what it says it will to get a sale, then you have to live with that. I hope folks read this and understand who you are before they trust you with such an important purchase in these hard times.
