Well I moved into this place about a year ago, when I moved in I noticed the window wouldnt lock and it was broken and had a small hole in the glass, my manger told me it would be fixed within a week, well that took about nine months to do, without it locking and being cold due to the hole in the glass, and then when they finally tried to fix it, the couldnt and put a bored up instead for a whole weekend, I explained to them that it was unsafe and I was not comfortable, they said I would be fine and left, the manager was very rude, and then just last night, out of all the cars in the complex without tags, that same manger singled my cars out and had the tow truck ready to tow my vehicles, witch is crazy because I pay for parking and have my own spot, but I took a picture of all of the other pictures without tags just an case, and another thing is a few months ago some random person shot my car up at this apartment complex, and if the cameras was working like they said they were when I moved in the perpetrator wouldve gotten caught, but they do not work, Im scared to live here, and they have been unfair and rude to me.Business Response

We take pride in our community and take very seriously all maintenance requests. All law related matters we contact local police to investigate, but I will be contacting you to see if there is anything further we can do since I had not heard of this specific event. I hope we can make your stay with us more enjoyable going forward. We also see there is a disputed amount in this comment. We only show a balance of $2,558.61 and a note on your account that rent will be paid on Tuesday 1/21/25. I think there is a misunderstanding about a $12000 balance owed. Thank youCustomer Answer

The Owners take the rent money without putting it towards the rent itself. Previous Managers took money and gambled itBusiness Response

************** moved in 10/6/2021. $25000 of her rent charges have been paid by ***************************** which supports low income individuals. Since the funding is Federally funded and State funded, we receive a 1099 from each company that helps support our low income tenants. It would be impossible for us to misallocate any rent payment, but incredibly difficult to not report all payments that we received tax receipts for.
************** herself has not made a rent payment or other payment to our company since 12/30/2022. I personally moved ************** in in 2021, and we have owned the complex for 20 years. This is the first accusation I have heard from ******* about our company abusing and not recording payments of rent from housing toward her ledger. I have attached for your review.

I wasnt talking about my housing voucher I was talking about the managers they had on site here they would I would take my rent to them and they would run to the casino or wherever they went and went and come back for at least two or three days

Our onsite managers, and our off site managers do not handle any rent monies. All rent money is mailed directly to our PO box, dropped off to our PO box or paid online via a secure third party merchant services. Tenants also have the option to use a cash pay slip generated by our software service provider, in which a tenant can take their cash to a 7-11, ********* or ******** and pay the cashier at customer service, scan their barcode and the rent money is directly applied to their ledger and deposited into our bank account. We only accept money orders made out to Anderson Legacy Properties or **************** These money orders can not be cashed by anyone but the two check signers on our business checking account.
This accusation is false. All tenants sign a rental contract stating that no cash money will be accepted as rent payment and lists the ways in which rent money is accepted. I am attaching **************** rental contract where she signed and initialed the area stating how rent is to be paid. Page 3, line 27. I am also attaching her ledger showing that ************** moved out of our unit owing a total of 6,626.82. Thank you

03/27/2024 Out upstairs neighbors have been extremely loud up until 3:00am. The sheriffs were called twice on them. When brought this attention to the property manager they came sat in their car for 10 minutes and left. We have been told to just deal with it, and if we dont like it to move. We have also been told by the property manager and there boss ******, that they have the right to do what they want in their home. We told her we understand that, and asked why dont we have the right to be able to sleep at night without having to listen to the extreme banging and yelling from upstairs. She proceeded to get an attitude and said well I dont know what you want me to do. When we expressed this to the property manager she to got an attitude. Multiple neighbors had called about these particular neighbors and the smell of hard narcotics being used and the property chooses to take it out on other tenants instead of dealing with the problem at hand. We have filed a lawsuit regarding this matter.Business Response

We are aware of the ongoing dispute between downstairs and upstairs neighbors at this complex. As landlords in **************** we are bound by the laws for landlords and tenant rights. Any civil matter, we must send to the police as we are not authorized to uphold city ordnances. Local officials are the only approved officers to enforce things such as noise complaints or illegal drug use. The tenants have been given notice to abide by the rental contract they signed when they moved into their home, and abide by local ordnances to respect quite hours. We have also informed the authorities of possible illegal happenings. Unfortunately that is the extent of our ability, if we are acting within **************** laws.
Landlords no longer have the ability to evict any tenants based on anything except back due rent and multiple contract violations occurring within a regiment time frame, which the law and Clark County Courts outline. Our management is frustrated with the situation as well. We screen tenants to the best of our ability and attempt to provide a safe and peaceful place to reside with respectful neighbors. If we cannot legally remove a tenant, and another tenant is unhappy, unfortunately the only solution to find peace is the possibility of moving. We are hopeful these two neighbors can settle the disagreement. We will continue to preform our job to the best of our ability and enforce the rental contract with rules and regulations for all our tenants. Thank you

The apartment manager **** was asked to please explain our balance on the APPFOLIO and she could NOT. Then kept showing us her excel spreadsheets that she created. When asked if she can explain how we owe $4482 she could only say ok so we agree on the security deposit amount. Then she went on to say that our $600 discount was given to us immediately from our pro rated rent of $740.18 when in a text message she said our pro rated rent for March was $793.00 we paid $794. And she never once mentioned to us that we OVER PAID OUR PRO RATED RENT. $54.00. but then claims we have a balance owed of $140.18. Which by the way our pro rated rent was $740.18 and they gave us a credit of $600 and then we SHOULD have ONLY PAID $140.18 for the month of MARCH. Which was so confusing because she kept saying well as a tenant we need to keep an eye out for the appfolio and I told that is nit my job. I cant help that you couldnt communicate that detail to us! Thats solely her ********************* She got upset and kept saying ohhh sooo sorry she didnt go to accounting school. I said stay blessed **** & walked out of her office.Business Response

******* moved in March 2023 and signed a 12 month rental contract for a unit that was $1639.00/ month. They were given a $600 credit toward their first fill month of rent ******* and charged a $2100 security fee. They did not make their full rent payment in May, June, July or August. They vacated without notice on 8/14/23 owing $4721.88. This includes one water bill charge, one NSF fee and three late fees. They left before the 12 month rental contract was met and their balance is still unpaid. Our manager went above and beyond regular duties to make a spreadsheet and try to explain to the tenants their ledger, since they did not understand it. Every interaction was documented. All ledger documents showing charges and payments were given to the tenants.
