    To start this off. First Foxboro sends out lease renewals around January or February each year that seemingly must be signed and returned within a months time. This is all well and good except when you have a case such as mine where my lease actually renewed in July. This causes issues when trying to plan on buying a house as you have to know you'll have another place to live essentially six months in advance. In my case I had signed the renewal then received an opportunity to purchase a house 4 days later. When I contacted Foxboro to see if I could withdraw the renewal form they advised it had already been signed and filed and I would have to break the lease. This would have cost me 2 months rent except for the fact that Foxboro changed their policy 2 weeks after quoting me that price to 3 months rent. $4000 gone just like that. Next up maintenance. There seems to be one person working maintenance who is completely overworked. This means it will take exceptionally long to get any maintenance requests dealt with if they need to come out. In my case I had water leaking into my garage and behind a wall with electrical wiring from the roof. It took over a week for maintenance to come out. All the while snow was melting causing more water to leak into the apartment. The last issues comes up after moving. My previous landlord was fantastic. They did not take anything out of my deposit to clean or paint my last apartment. Foxboro on the other hand took half my deposit for "cleaning" and "painting". This on top of essentially forcing me to get the carpets cleaned. $1000 gone. There are nice people working for Foxboro but if you value your money live somewhere else. I should have listened to the negative reviews before leasing from them. Honestly it would have saved me literally thousands of dollars if I had. Please do not rent from them!

    ******,Thank you for your time and providing feedback. We send lease renewals out to all tenants 4 months (120 days) prior to their lease end date and require tenants to return them 2 months (60 days) prior to their lease end date. We send them out early enough to allow tenants enough time to make a decision if they would like to stay in their unit, or allow them enough time to find housing elsewhere if they do not wish to stay another year. This also allows us enough time to schedule contractors to prepare the unit and advertise it in hopes to get it re-rented right away if the tenant chooses not to renew. We understand in rare situations such as yours that these time frames might not be ideal, but the policy was created to accommodate the majority of our tenants with their best interests in mind. To be fair to all of our tenants we must hold each one of them to the same policy which is why we were unable to redact the renewal you had already signed and submitted. For situations such as yours, we do offer several options to break your lease. In reading your statement you cited Option 3 of our lease break opportunities. If this option did not meet your needs, we do offer two other options that are not as costly. They were also listed on the form we had you fill out and submit. We would have been happy to discuss more in depth those additional options with you prior to you choosing and paying for Option 3. We try our best to accommodate all non emergent maintenance requests within a few business days but we do encounter periods of time where we see an influx in requests and we do our best to prioritize and complete the requests based on severity and capabilities of our several maintenance techs.At the bottom of your security deposit break down we provide our contact information and invite our tenants to reach out to us to discuss any charges they may have received. If you were dissatisfied with your return, we would have been happy to discuss the break down with you and provide you supporting documentation and photos from your move out that were used to calculate the charges. As far as the carpet cleaning you mentioned in your statement, we do request our tenants to have their carpets professionally cleaned prior to their move out. This is part of your lease contract and terms you agreed to upon signing your lease. We would like to come to a resolution on any outstanding issues you may have.
