    SL provided patches to my commercial property roof in sep 2021. This deal was made w the previous owner. They put in writing a 4 year guarantee on their work as well as that they would do a yearly inspection.In the 1.5 years since making these repairs, they have had to come out over 10x due to their repairs failing, we had to have an over 20k insurance claim from damage to the interior their leaks caused. Insurance found them at fault We now have 8 current leaks that started last week & severe interior damage that will likely be over 100k- as we need to replace ceilings, *************** My small business will be forced to close for a period of time.I have asked for over a year for the company to provide a better solution & have been dismissed & ignored.We still have 2.5 years left of their *************** feel that I should have to spend 55k on a new roof system. Despite their company assuring the previous owner that this solution would last **** years.SL never came out for the yearly check in as they stated they would.They have made no effort to rectify or take accountability for their lack of ethics in this process from the beginning.They allowed the previous owner to spend money on repairs that its clear had no chance of ************* are not standing behind that work.This company does NOT care about their ethics. They do NOT care about small business. They do NOT stand behind their work.I bought my building based off of their professional opinions & guarantees on the roof. That was a mistake, as they clearly are just in it for the money & not for actual quality or doing the right thing.

    I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

    [Please type your response here.]  IN 2021, they were contracted to patch 72 spots. Their report shows they only patched 71, which resulted in a hole being left, which in turn created rotted roof decking that needed to be replaced. I'm not sure how it was a courtesy or needed to be noted that we weren't charged for those repairs, when the issue was created due to negligence from the company. Insurance found their company at fault for the mentioned issue, in Oct 2021.

     While yes, there was continuous repairs that techs needed to come out for over the course of 2022, from patches and their work repeatedly failing, there was NEVER a full roof inspection performed as was promised in the attached "guarantee"

    *************** want to check in with **** & ****- as since that date of the initial 8 leaks we have had to reach out multiple times, including today (with no response received today) for the leaks continuing in multiple spots.

    In regards to fault for the current situation, we will be bringing out an engineer in the spring to shed some more light on what is fault of wear & tare and what is fault of the patches.

     Since 2/27/23 we have had 4 roofing companies at the property, all of whom agreed this job was unethically preformed & should have never been signed off on. Additionally all of whom agreed to put those statements in writing, from their professional opinion.

    I have reached out to the previous owner, who will be providing more documentation to prove that while SL did not put on the original roof in ****, when the building was built, but they did put on the current roof ***** years ago. He will also be providing more documentation in regards to conversations with the security Leubke team and their assurance on their work for this job.

    Could I please get more details as to how the warranty is applicable when I have been informed "repairs" can't be made in temperatures under 40 degrees, therefore no repairs have been made thus far in 2023 on the spots that are leaking.

    I have attached for reference the email I received from the previous owner, with *********************** representative of Security ******************'d in. 

     Additionally I have attached the four year guarantee I was provided. You will note the paragraph stating "It is also agreed that we will perform annual inspections in the Fall starting in 2022 and continuing until ****. With these inspections we will provide photos of any deficiencies that are found, cost to repair the deficiencies, roof grading (A-F), and budgeting replacement cost numbers." 

    I was never given an annual inspection. Therefore I never received documents with photos, deficiencies, cost for repairs, roof grading, or a budgeting replacement.

    I do additionally have recorded conversations with ***** & **** from SL with them stating on 2/27 they were at a standstill & unable to make any repairs, but that they made "trenches" across the roof to navigate water away from the patches. It is also documented in this recording *********************** said "We kind of made channels to the drain. So water should hopefully flow to the drain versus find the hairline cracks"

    These comments to me demonstrate 1. That there are not repairs able to be made at this time, as guaranteed. 2. Admittance of their work having hairline cracks causing leaks.

    Additional recorded remarks include ***** agreeing that he was CC'd into the above email and did not speak up with any disagreeance to the claims of longevity with this solution.

    ***** was also recorded stating " The penetrations are the weakest link" - referring to the patches made.

    1. Your roof leaking may or may not be due to the patches we made.  As mentioned in conversation on 3/14/23 currently we cannot identify the source of the leaks due to weather conditions.  As you mentioned during the conversation you know a roof replacement is needed but are hoping to get more time out of the repairs we made. You are correct, a formal roof report was not given in 2022 and we are committed to providing a report in Spring of 2023.  The attachment you sent is a Warranty for the work completed in the specific areas, not a guarantee that the roof will be free of issues.  We commit to having a formal roof report done as soon as the weather conditions allow.


    2. Thank you for providing the document that SLR did the roof roughly 17 years ago.


    3, Weather permitting we can work on your roof in most conditions.  As the temperature was well below 40 degrees on 3/14/23 you can review the work that was done in an attempt to stop the leaking around the skylight. Pictures have been provided by ********************* of the work via email sent the evening of 3/14/23.


    4. Thank you for the screenshot of the email dated 7/27/2021.  As we discussed yesterday, we are not sure where the should last 10 yrs or longer came from.  We warrantied our work for 4 years and will continue to honor that warranty.


    5. We did provide a document that we would warranty our work, however that is only for the work we did to the 72 penetrations along with Monitoring the skylights. We do not warranty the rest of the roof where we did not work therefore a guarantee was not provided.


    6. Regarding the screen shot of the email dated 7/27/2021, we were not asked to comment in that email.  That email was between you and ***** the building owner who contracted with us to do roof repairs, which we did.  It is not our position to be in the middle of a real estate transaction.


    7. Typically yes, penetrations are the weakest link in a roof.  The penetrations were removed and we patched where the penetrations were.  Any time a person installs something on a roof or penetrates the roofing system, that does in fact create a weak link in the roof system.  We did not install those penetrations, we were asked to seal them after another contractor removed them.  Regardless of the work we did, the original penetrations were what created the weak point in the roofing system.

    5/19/2022 entered contract with SLR for roofing replacement from hail damage in 4/2022. Contract stated repairs in ***** weeks. A $12,000 check was given and cashed on 5/25/2022. As of 11/03/2022 which is 24 weeks there has been no repairs or materials supplied. Contact has to be initiated by me and response has been limited/nonexistent.

    This company is not set to put roofs on. It came back five times and each time it made it worse the drip edge was replaced at least three times until they nailed a drip edge on they were bad on corners the best part is they made so many mistakes and yet they just cracked it until I said something they told me after three times and screwed up they send wrong people for a job they called me two times if they could come back and fix the mistakes fair pay for materials but no pay for replacement they should be in business I am 75 years old and I was taken for a ride
