I recently moved out of an apartment that I lived in 2 yrs. While living there the carpet in the livingroom had to be stretched, it came loose after a couple weeks and my vaccuum would pull at carpet strings. Management had 2 men who only spoke spanish come fix it, they put a different color in. I tried to tell them it was unacceptable but language was a barrior. Management said i had to deal with it.(and blamed it on my cat) when i moved in the carpet had paint spots and wasnt in the best shape to start with. When I moved out I cleaned carpets, washed walls, fixed any holes and painted spots with same color of paint. Needless to say it was ready to rent again. (Minus livingroom carpet being 2 carpet colors) also when my daughter moved out she took her cat and i told them she did and I was told by the manager "***" to pay rent minus $25 because she had to come inspect and she was busy and didnt have time...I also was charged $50 late fee... The $25 was never removed because when they finally got me new lease to sign it was dated a month after my request to remove pet fee and I was told I would just have to pay it. They are keeping my security deposit and charging me extra because i ruined the floors, apparently took the kitchen strainer which I only had one to begin with and I left it there. I changed bulbs to LED when I moved in which I left but i am also being charged that I took them. The blinds were broken when I moved in but yet I guess I broke them too. I tried texting, calling and emailing but they choose to ignore me rather than deal with a reply and a compromise. I feel I deserve my $840 security deposit back. I also have a video of when I moved out that the apartment was in good shape.Business Response

I am moving out of my apartment with Diamond Property Management due to the inflated price of rent for the complex and an overall dissatisfaction with my overall tenancy.The morning of 5/22/23 I received a phone call that my move out inspection was going to occur that day and was promptly given 26 minutes of notice that whoever was conducting the inspection was going to be arriving. I received absolutely no communication this move out inspection was scheduled to occur, in violation of ********* state law that requires at least 12 hours notice of entry into a tenant's apartment. 26 minutes of notice is not at all acceptable to me, nor is it legal.The person who entered my apartment did not give any indication of entry (no doorbell or knocking of the door) and woke me up announcing they were conducting a move out inspection. Needless to say, it was quite a surprise to me.Unfortunately, during my six years of tenancy, entry without notice has happened multiple times and I have always respectfully brought it up to Diamond Property Management and assured it would not occur again, yet, here we are once again.I am unsure if Diamond Property Management is unorganized or simply incompetent, but I feel like my input is necessary for others to be aware of the lack of privacy that seems to occur with this landlord. There are many other issues that have occurred as well, but this is an absolute blatant disregard for a tenant's legal rights.Initial Complaint

This company rented a disgusting apartment to us in a disgusting complex and my car was hit($3000). Fire alarms went off every night for a week. ***** matter in the halls. Scary place. We got *** as soon as we could and only lived there a couple months. They claimed they would rent the apartment out after they repaired it. Damages were there BEFORE we moved in. They charged us for that and the entirety of our lease, so they did not repair it and rent it out. They often lied about repairs and being active to actually make them. We were desperate for a place to live and they preyed on us. I knew it would be bad when we moved in but i had no choice. Id rather have been homeless with my family for a month than live there. We paid many months rent not living there and they randomly stopped charging us into february. They charged us again randomly in march. 2022 I never kept record of every interaction. I have continued to be harassed by apartment manager and retaliation is constantly being forwarded my way after I had filed numerous complaints to get an air leak fixed that went ignored. Inaccurate information has been portrayed in ways to make it seem like I am ignoring needs for maintainence. I am also treated poorly by maintainence, including leaving my doors open, telling me they can't fix a broken ice machine, garage door opener, etc. Constant blame is placed on me to cover for management error. Harassing letters, emails, and text messages have been sent by managment and threats have been made that I was being harassing for submitting maintainence requests when issues have not been resolved. Most recently I was issued a complaint by management because I didn't notify them that my freezer door doesn't seal and created a SMALL puddle on the floor that apparently leaked below. This puddle was SO small that if it got through the floors, the floors are not up to par. But the sealing on the doors and freezer aren't up to a par so I would not be surprised if the rest is not. I've contacted the original contractor on the building of my apartment and he advised that the craftmanship was very poor and he declined to continue the project. (That and the builder never had any money). I have filed complaints with the consumer protection of my state but the management lies in their responses. Proof this has been uploaded.Business Response

Please see our response below to the BBB claims made by *************************.Maintenance Work Requests are Ignored.
o We do have a *********************** and an online tenant platform that allows all residents to enter work requests 24 hours a day, 7 days a week. She uses this platform to submit all of her service requests.
o Please see the attached table. I went back and documented our response to ALL of Lauras work requests dating back to December of 2020.
The date submitted column refers to the date that Lauras entered these requests into her tenant portal for service. The date we visited the unit column refers to the date we went into her unit to assess/fix the situation, and the date completed is the date the Property Manager closed the work order in the system.
Her complaint uses phrases like: I want maintenance completed as requested and lack or response/maintenance done and unable to complete maintenance requests and maintenance requests ignored.
When you compare these three dates for all 16 work orders she has requested, there is simply no way you can make the claim that we ignore maintenance requests OR fail to address them in a timely manner.
She is most frustrated with the cold draft she is feeling in the stairwell that opens to the garage.
You can see in the table that we have tried to address/solve these issues as they arise.
We even paid for a vendor to come out and assess the situation, which we paid for, and he confirmed that there is nothing wrong. (See attached Invoice)
I would like the property manager to stop threatening and harassing me.
o We have been in touch with ***** numerous times about these claims. If she has any texts/emails/photos that show she is being harassed and threatened we absolutely want to see them and would not take that lightly. on February 11th, we communicated this again to her in writing. She has yet to share any examples.
o We have also offered ***** the opportunity to just break her lease and walk away since she seems so unhappy with our staff and policies. She has denied that offer many times. That offer still stands today.
- Warning letter for water from Freezer
o On 5/23 we received a work request from the tenant below *****. She stated she had a leak in her kitchen. (see attached picture) We reached out to her and asked if she had any type of water leak over the weekend. She stated "My freezer leaks if the door isn't closed right". When we arrived to inspect it, it was clear that freezer was packed full of food and that was the reason the door wouldn't shut right. We simply issued our standard warning notice (see attached copy) to ensure she pays attention to the freezer door food so it shuts all the way. We have moderate drywall damage in the lower unit because of this. See attached.
