    Enigma is shady! We had lived in ****** court apartments for almost 6 years and didnt have any issues with the previous landlord (*** **********). Our lease was set to end at the end of March. They sent a lease renewal In October 2024 which I signed thinking all was good.I was given a non renewal notice January 14th and told that our move out date would be the end of April, a whole month after our lease ends. When I asked about this, the response was just that the lease ends in April. I had a copy of the lease so I know that wasnt true; our lease ended at the end of March. The lease also states that tenants have to provide 90 day notice of moving out. However, I thought I had a signed lease. Because I was given a non renewal notice after the 90 days, there was no way I would be able to provide them with the necessary notice. I also knew that if I stayed past our lease and paid rent that I would be on a month to month and then be required to provide another 90 notice of non renewal. I let them know in Feb that I would not be staying past our lease via text after calling the office multiple times and leaving messages for a call back which never came. I moved out, returned keys after doing a walk through with the property manager on 3/31. On 4/17, our security deposit was withheld to cover the cost of April rent, pet fees, water/sewer, and trash. After asking them about these charges, I was told again that even though we moved out, we are responsible for our last month of our lease. It seems as though they made a fake renewal offer so I would miss my 90 days window to not renew and had me on the hook for another month of rent OR more if I paid them in April. I am so disappointed and under a lot of unnecessary stress regarding this.

    This sham of a company bought out our apartment, raised rent by $300, TOOK AWAY internet, water, and garbage amenities, has doesn't know who lives in what *********** unit, and is upgrading NOTHING. My household has 3 disabled people, one of which is a disabled VETERAN. What the *************** are we supposed to do?

    Predatory ********. Leeches.Make sure you have a lawyer walk you through your entire lease or they will eat your entire security deposit and then come after you for more. I hired cleaners for my 2 bedroom apartment when I moved out, yet somehow my apartment was a mess that dictated multiple hundreds of dollars to clean. Also they don't do 12 month leases. They do 11 month leases that switch to month to month after month 11. When you're on month to month, you need to give them 60 days notice or they will come after you for an additional 4 months of rent somehow. They also charge YOU for "apartment showings". Im 30 and had a squeaky clean rental record until I made the mistake of going with enigma. I moved out at the end of month 12 with 30 days notice, now they want me to pay for an extra 4 months of rent somehow. Does that sound right to anyone? Not sure how they sleep at night, bunch of losers scraping you for every penny. Wish I could do zero stars. Watch out for these guys.

From text history, it looks like you were going to re-sign your lease in August and then inquired about transferring in September. You were charged $95 for cleaning because of the stove and fridge requiring cleaning. Happy to answer any further questions!

    Living there was fine other than snow removal and nothing in the building being up to code. It was the checking out process that was a really negative experience for me. They told me that they would try to find a renter so that I could end my lease one month early but I never once got any communication about this until I after I moved out and specifically inquired. They removed my apartment listing from the website in April so I assumed they had found a renter for July. When I left a month early, I had told them that I left my keys and forwarding address on the counter and they said nothing about still needing to pay rent for the last month, I just got a notification on the app that my next month was due. They charged against my security deposit for dirt and repainting and claimed it didn't follow "normal wear and tear" because they had to have a cleaner and painter come in which I would have assumed and hoped was just standard practice to have a fresh start for a new tenant. Wisconsin laws actually state that it is illegal to charge tenants for painting if there is not malicious damage done to the property but evidently they just don't care. The "dirt" was built-up dust from the last month I didn't live there because I didn't go back in to clean it a second time. I had all the nail holes filled in the hopes of not getting charged for that and they did anyway. Would definitely not go back to renting from them ever again and wouldn't recommend anyone else unless they like getting ripped off.

    We're sorry to hear that you had a poor experience. After being told that the unit was not rented early, the resident's opted to keep keys until the end of their lease term. Photos of the condition of the unit from move out were shared with the residents. Painting was needed due to the excessive patching. Cleaning was more than dust from not being in the unit for a month.

    Enigma Properties bought the apartment building that I previously lived in. I moved out at the end of March (2024). It quickly became apparent that Enigma did not manage well when they continuously did not communicate about important changes, updates, and general information about the building we were living in. They were going to jack up the rent from 800 to 1195 a month with no changes planned for the building or individual units (I asked). There were leaks in the shared storage area that tenants were never told about, ruining a few sentimental items of mine. The elevator, one of the ONLY amenities in our building aside from laundry on each floor, broke down/made scary noises constantly, and even though we put in numerous maintenance requests, the elevator continued to be not fixed properly or was "fixed" but would be broken again in days or sometimes mere HOURS later. They changed all the locks at one point, but when they "finished" that, the locked lobby door didn't even latch. Then when this was complained about, the door was fixed so that it latched, but it started closing so slowly, that shortly after there was an attempted break-in. There was no communication concerning safety or assurances that they were taking care of this issue. I only found out because I'm a part of a few ******** ******** groups. This was insane to me, as I would think that tenant safety would be their TOP priority, but no. They changed the laundry, which was actually just upgraded by our original management only months before, to app-operated machines. No communication about this, they were just different one day. The cost was also double what it had been before. At first, they left the quarter-pay section, but then (again with no communication) they took that away and set up the app-pay option instead. The app was unreliable and didn't work for me at all. Avoid at all costs; they do not care about the people living in their buildings. They prioritize money and cutting corners.

    I'm sorry to hear that your experience with us was negative. We try to find a balance between too much communication and not enough. We are making changes to the building and the units. It does take some time to do those things though. We have been managing this building for less than a year. In that time, we have upgraded the laundry machines and several units. We are still working on additional improvements as well. The price did increase for the laundry machines, but it is still significantly lower than laundromats.

    Just awful. Very neglectful to their properties. Only care about money. Wont fix the rat problem and let trash pile up, contributing to the problem. Dont clear snow for tenants, visited twice since the huge snowfall but only to clear public walkways. Would suggest you stay far away from this company.

    Enigma properties N111 W15835 ********* **********, ** ***** They Kept 3/4 of my security deposit. They claimed they had to clean the fridge the sink Wipe the stove. Well, I took pictures. I see none of those things. Also the ceiling fell in in the living room and I couldnt stay there for a week, thats how long it took to be repaired. BEWARE!!!! Dont expect your deposit back .sorry had to shade over family pictures, to protect the innocent.(my fam). See photos on ********* *****************************

    INCOMPETENT. UNTRUSTWORTHY. INCONSIDERATE. Enigma is incapable of hiring good managers. There was nobody in the apartment when I toured last year. Despite that fact, after signing my lease, they refused to give me the keys two days early when I told them I needed to go out of town until the 2nd of the month; I wasn't asking to move in early, but was asking to get my keys so I could move in the morning of the 2nd. They then refused to meet me with keys on the 2nd. They then showed up 20 minutes late to our scheduled key exchange on the 3rd, presumably because the ******* who wasted my time was too busy letting her boyfriend drive her all over town instead of doing her job and respecting my time. There's not enough off street parking spots for all their tenants so good luck getting a parking permit for a spot. Took six months to get a parking spot. When I got offered one, they delivered it 5 days late after repeated requests, just slipped it under my door and ran away instead of knocking and apologizing to my face. Demanded prorated refund for the late parking permit ($50/month), was told I'd get it, never got it. They're now refusing to pick up keys at end of lease, claim they have no public office in *********, and wanted me to leave as soon as possible so their lives could be easier. They don't care about their tenants, they care about their commission. My place was trashed when I paid more attention after signing the lease. Lease is 11 months, not 12. Icing on cake was management asking for the earliest day I would be leaving and asking me to leave keys and a note with my forwarding address on the counter. Lazy, thoughtless, careless, unprofessional, rude, disrespectful, commission hungry, entitled, incompetent management team through and through. Avoid Enigma like the plague. Their entire management team is nothing but incompetent clowns and liar con artists.

    The keys were given to him at the time he requested because that is what worked in his schedule. A final walk through was completed in person. The resident received the same message that everyone receives about moving out. The parking pass was delivered late and we offered the credit without him asking. He sent multiple messages swearing and being demeaning to our staff.

    Cat feces in the bathrooms in the closets behind the bathroom cabinets they will not do anything. I've been cleaning it they have violated all kinds of laws violated disability laws they refuse to allow me to move to a first floor they have violated my rights and that I can't even begin to go into it but there's cat feces that's the that is the problem the apartments in poor quality but that's not the problem the problem is there's cat feces a cat with no kitty litter was residing in the bathroom cabinets they stink the toilets everything should have been removed out of this apartment before they put the flooring down it stinks and I found ***** she's behind the cabinet and I called the owner and he he's ignoring me they're all ignoring me this is the worst place I've ever lived I will not live in ********* I will not live with communist I'm an American I will not tolerate this I'm going to get out of here when my least sends I'm preparing myself happy sees catch it cat **** cat **** that's the beginning of the problem

    This resident has been given multiple opportunities to terminate the lease and vacate. The amount of voicemails, texts and emails are in the hundreds in just over two months. We have offered fair housing options, but she has not followed through with submitting the proper documentation.
