Dear Ladies and Gentlemen,In Better Business Bureau, I complain the Integral Management Company LLC, which withholds all deposits of customers for improper reasons, and imposes fines on customers for various improper reasons! They hold all deposits from most customers.The Integral Management Company LLC management one of our apartment buildings, the apartment building in disrepair, leaky plumbing between floors, pipeline huge like tractor noise, the floor in front of the customer in the existing scratches, shedding of closet door, cabinet old dirty, existing problems, the company all included in the fine set in the customer's account, and retain customers deposit, Forcing customers to pay fines of up to $4,636. I kept some of the photos for evidence. I have asked more than 5 clients who have rented here, and the Integral Management Company LLC has kept all the deposits of all the clients I know! The Integral Management Company LLC never refunds the deposit!The Integral Management Company LLC provided its customers with shoddy carpets and forced them to pay for all the carpets after they left. This poor quality carpet caused my child to have skin allergies for the whole two years. We spend much time on pediatricians, allergists, dermatologists. For two years my children lived in misery. I have doctor's notes and photos of allergies on my child's ******************, back, arms and legs. The Integral Management Company LLC did not provide the service that should be provided to the client. They allow dogs to defecate in front of the client's door and in the hallway. I have photo proof. I called the company, but they didn't take care of the p*** in time. Dog p*** can take up residence in front of a client's door for over a day.I really hope Our esteemed company Better Business Bureau can help our vulnerable customers deal with this problem. I hope this company will follow the proper business rules, return customer deposits, cancel the penalty imposed on customers.Thank you!Business Response

This letter is in reference to the complaint from you dated October 5, 2022
regarding the Security Deposit Settlement for Dongxia Li.
As a general matter, Security Deposit Settlements are performed in accordance
with all applicable legal authority. The offsets included in Security Deposit Settlements
are for damages that are above normal wear and tear. There are no routine services that
are included as charges in security deposit settlements.
The Residential Lease Agreement includes provisions regarding the required
condition of the Leased Premises upon surrender, and also provides that no deduction
from the Lessees security deposit shall be made for any damage or defect for which
written notification was given by Lessee on the Move In Inspection Report within the
time stated. Further, the Move In Inspection Report affords the Lessee the opportunity to
document the condition of the Leased Premises. There was no Move In Inspection Report
returned from Lessee.
Generally, the condition of the apartment did not meet the standards of the
provisions of the Residential Lease Agreement relating to surrender of the Leased
Premises which is reflected in part in the attached pictures of the apartment upon move
out. Please note that the pictures are not an exclusive verification of damages and are
included for reference only.
The carpet was excessively stained, torn and damaged throughout the apartment.
As referenced in the Residential Lease under the Standard Lease Rider Rules and
Regulations (copy attached) it states on item number five (5) Stain, soil, tear, fringe,
burn or otherwise damage any carpeting furnished by Lessor in excess of ordinary wear
and tear. Lessee shall be liable for costs incurred by Lessor to repair or replace such
carpeting, as determined by Lessor in Lessors sole direction. It is evident that the
damages to the carpet were incurred during the tenure of your tenancy and were certainly
not the result of ordinary wear and tear. The carpet was new when the tenant moved into
the apartment August 18, 2020. 10 year depreciation was calculated on total replacement
costs. Attached are some representative pictures of the severely damaged carpet. ******
was not aware of any of the issues Lessee claims in her complaint of the carpet since it
was new at the time of move in.
There charges for painting, cleaning, maintenance, vinyl flooring and range
replacement were required due to damage caused by Lessee and did not meet the
standards of the Residential Lease Agreement. The removal and disposal costs were the
result of Lessee without authorization and on contravention of the Lease dumping
personal property and debris outside of the dumpsters in the dumpster area.
In response to Lessees general building comments, they are inaccurate. Two of
the referenced building leaks were caused by ******. ****** failed to report a shower
leak within her unit which caused water damage to the six apartments below her. Lessee
also possessed and operated an unauthorized portable washer within her apartment which
was discovered by Maintenance after numerous complaints of a lack of hot water from
other unit sharing the same water riser supply, and which was resolved once the washer
was removed from Lessees unit. Further, Lessee improperly connected the unauthorized
washer which then leaked and caused water damage to the six apartments below Lessees
unit.
After an additional review of the Security Deposit Settlement, we find that the
offsets were for damages which were above normal wear and tear, do not include any
routine services, and comply with all applicable legal authority.
The amount due of $3,321.07 was paid by Dongxia *** Lessee, on October 11,
2022 for the Security Deposit Settlement and the file has been closed.

The company forced the customer to pay for the broken and dirty apartment, and the company never returned the deposit! It's not fair!From the few photos I have left, you can see the condition of the room before I moved in: the cracked floor, the very dirty cabinets, the closet door that had fallen off, the leaky faucet, the leaky and moldy kitchen drain. Poor quality carpet to the customer caused allergies and other health injuries!I strongly object to this company withholding customer deposits! I object to this ********************** forcing customers to pay unfair maintenance fees! I object to the company's practice of letting dogs defecate in front of customers' doors!I strongly urge this company to refund the customer's deposit! I strongly urge this ********************** to refund the customer's maintenance fee!My answer to this company is No! No! The company's behavior toward its customers is unfair! I have signed the rental application as a guarantor to rent the apartment for my brother who is coming to ******* from ***** for the first time to study in a Master's program at the University of *********, MI. The property manager has suggested I be a guarantor since my brother has no income and SSN. We paid 150$ for the application fees and waited like 10 days to get the response on the application. Finally, my brother's application was rejected since he has no SSN or income to prove and my application as guarantor was approved. Even though my application was approved, they denied the apartment lease for my brother. I feel it is clear discrimination and a violation of civil rights not to be able to rent an apartment even though I have been qualified. Also, they tried to hide my qualification report from a third-party screening agency. I am requesting an apology and refund of the application fees from Integral Management Company, LLC. Also, they need to change their policy to be transparent and customer-friendly rather than sitting in the back office and not talking to customers. This letter is in reference to the Better Business Bureau Complaint you provided
dated August 23, 2022 regarding the customer concern of the application and fees for
rental prospects for an apartment property at ****************************************************************************************************** managed by Integral Management Company, LLC (IMC).
As a general matter, all Residential Lease Applications to IMC are processed in
accordance with all applicable legal authority, including the Fair Housing Act. Further, a
third party screening agency is used to assist in the evaluation of whether an applicant
meets the rental criteria for the property.
The Guarantor Application for ***********************************, along with the Applications
for ***********************************, *******************************, ******************* and ********************************* were dated
beginning August 15, 2022 and following and included application fees for $30.00 per
application totaling $150.00 for the total of five applications (collectively the
Applications).
In response to Mr. ************ comments:
The applicants were advised in writing and in detail of the reasons for the denial of the
applications by email on August 22, 2022 and said reports are enclosed for reference.
Mr. ************ application as Guarantor was not approved by IMC. Further, Mr.
Bantaupallo would not have been an occupant and lives out of the State of *********.
The apartment was leased to applicants that qualified independently, will occupy the
apartment and did not require a Guarantor or additional security.
After an additional review of the Applications and associated charges we find that
the Applications were processed in accordance with applicable legal authority and
industry practice and the charges are appropriate and likewise comply with all applicable
legal authority.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.First of all, even before we submitted for an application to this apartment we spoke to property manager if the international students will be qualified to rent an apartment. As per the suggestion of the property manager they required some one as guarantor who has sufficient income to lease the apartment. There was no mention about me being out of state and also they were ok if I am not a tenant of the property to occupy and need to have at least 3 times income as rent. I am sure they will have calls recorded and provide it to listen and determine what was told to me. After my call with property manager I submitted all the applications along with my mine. More over, the third party company has qualified me as a guarantor. I have provided the screen shot of the screening report which shows I am qualified. I do agree that other people who applied did not qualify and the property is aware of it as they were international students and that is the reason they asked me to be part of application and sign as guarantor.
After submission of the application and paying the application fees, the property stopped responding to calls and keep saying this will take more time when ever they answered. It took almost 10 days before they even told us they denied the application with no reason provided and did want to talk about it when I called them. This is not the way a rental property business should be operating. We could have searched for other property in the meanwhile waiting for this scam application process they put in place.
Attached are the docs which shows my pay check's which is more than 3 times of the rent as per their requirement to lease an apartment as a guarantor, qualification report for third party they use.
In related to this, I demand the following.
1. Refund the full application fees of 150$.
2. Provide documentation of their business practices showing that they can deny the application based off me being out of state as guarantor.
3. Provide proof that I am not qualified as she replied to BBB complaint.
4. Provide the call recordings that have taken place between us and the company.
