    COMPLAINT: Attempt to collect an additional Security Deposit. The original $550.00 Security Deposit, first months rent, applicable receipt, and signature of a 6 month contract was signed on March 3, 2022. The original security deposit, by law, is to be refunded and or postmarked by no later than February 19, 2023. Lakeland Rental Management also attempted to collect an additional $550.00 Security Deposit upon my departure on January 30, 2023 with excessive email excuses that read largely in part "due to an audit issue, there is no evidence to show that a security deposit was ever collected". These emails were signed electronically by the proprietor. In addition, during a recent telephone conversation prior to my departure from residency, I had mentioned "legalities" surrounding the return of said deposit. Lakeland Property Management then suggested that should I decide to file suit, I would ultimately lose. The sum of these events stem from a verbal arrangement to continue residency at the end of a contractual conclusion of August, 2022, until the VERBALLY agreed end of February 2023. I ultimately gave a notice to vacate on January 3, 2023 due to a now debunked home purchase attempt. The ****************** involved is now under investigation due to their unethical treatment of a client. The only resolution to this particular complaint is the swift return of my security deposit, less the inability to properly launder the issue sheet set and towels that I properly discarded. Therefore, the fair return of $275.00 to cover the sheet set, towels and early termination of a VERBALLY continued residency arrangement is more than justified. In conclusion, it must be emphasized that as a U S. Navy Veteran, I am protected by other avenues of consumer protections. The actual owner of the housing facility in question could be held liable for attempting to defraud a former tenant. Simple minds always say, and then always exemplify extremely simple acts of like proportions.

    Couple of items first.  My name is ******************  Our address is ****************************************************************; 54548.

    We reached out to all of our tenants regarding missing Security Deposits that were not recorded in our system.  We did this due to an internal investigation that we were working on with the local ******** Detectives, as well as the DCI in regard to our former employee, ********************* that was in charge of our long-term accounts, including, but not limited to, preparing leases and collecting security deposits and rent.  This tenant just needed to respond to us directly and let us know he had a receipt for his security deposit and it would be returned.  As we continue our investigation, we have discovered misappropriated funds as well, if ********************** paid by check.  Again, once we have proof of this being paid, we will return the funds.  The former employee has been arrested today.

    I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

    Additional Physical Evidence and Comment :

    Attached are copies of the original lease agreement that  commenced on  March 1, 2022 through August 31, 2022. On page four of the contract, a signature by ***************** is illustrated. 

    The signature of Mrs. **** was never  applied to the contract in my presence, and as I recollect, was actually a signature duplication by *************

    The actual receipt for $550.00 in cash for the Security Deposit was a general printed receipt not signifying who was actually paid, and by whom ?

    Unfortunately, and upon completion of my trip to *******, I accidentally misplaced the "general" receipt in question. 

    It should also be noted that I paid the required rental fee each month in the amount of $550.00 from March 1, 2022 until February 1, 2023.

    The proof that further compliments the fact that I did surrender $550.00 in cash for the Security Deposit, the morning of March 1, 2022 is that the keys would have never been surrendered to me if I hadn't.

    In conclusion, I have also attached the final rent receipt copy of $550.00 for the month of January dated 1/3/2023. 

    The Security Deposit in question must be refunded to me immediately, as the  original postmark was required to be administered by no later than February 19, 2023.  ( See Wis. Stat & 704.28(4). ).
