    In an attempt to fix an exterior window leak in the master bedroom in 2020 my condo unit was accessed without my presence and without notification. There was significant damage to the interior window framing and the leak was not resolved. In over 2.5 years the issue has still not been resolved despite many requests for service through the property management portal. There is another leak in the living room which caused damage to my property which was in the immediate area as well as the window and the carpeting. I have moved out of the unit for work but can not list the property for sale due to the unfinished work and ongoing issues. The property management company has been severely non-responsive and has been dragging this out for over 2.5 years as mentioned above. This has also impacted energy bills as the window was not fully protecting from the environment. I would like the work to fix the leaks, repair both window areas, and a mold/mildew inspection of the damages completed immediately and costs I have incurred and will incur from the neglect reimbursed as well as my condo fees since the incident. I have many pictures and videos in addition to my submission. Thank you for your assistance in getting this resolved.

    Greetings, 

    PMI of Greater Milwaukee took over ********** of Indian Creek in March 2022. We were not aware of the water leak issues the condo unit at *********************** #A03 in this unit that were reported to the prior ********** company, Urban Land & ********************************************** ticket was put in by the owner on August 20, 2022.  PMIs previous manager, who is no longer with the company, had put in a work order for repairs with a contractor.  The work was not scheduled/completed by the contractor.  When the new assigned property manager at PMI took over the project in January 2023, the issue was brought to her attention.  Work orders were put in with a contractor in early 2023 to address this units leak issues along with a few other units.  The contractor was to access the roof after the winter weather was over.  After several attempts over a couple months with that contractor to move ahead with the work, that contractor said they could not handle the work at that time. 

    Another contractor was contacted in June that had done work when the property was manages by Urban.  They declined to quote or complete any work due to the poor relationship with past property ********** company for work done at that property. 

    The owner was notified that another contractor would be contacted to inspect the unit for work needed and then a plan/quote for completion of the work would be obtained and presented to the board for moving ahead with needed repairs.  The owner had thought that the association had keys to his unit.  The owner was notified that the association did not have keys and he mailed a set of keys for access which were received on Monday, July 31st.  

    The owner was notified on Tuesday, August 1st that PMI has now scheduled another contractor to access his condo on Friday, August 4th to inspect the issues in the condo.  The owner was pleased with the current progress.  Once the photos, scope of work needed and quote for repairs is provided by the contractor to the condo board of directors we will contact the owner with next steps for correction.  The owners request to have condo fees reimbursed cannot be approved due to the condo documents providing that the dues are owed by all owners for the running of the association and are separate from this issue. We are looking forward to resolving this issue now that we have a contractor actively working on identifying and resolving any/all leak issues and making needed repairs with and behind the drywall/window areas. The owner will be kept updated as we move through this process.

    Diamond *********************** hired these jokers to mainly handle monthly condo fee payments and special assessment loan payments. On May 19th I personally presented a check for $17500 to pay off part of my $23,700 special assessment loan. They could not furnish a receipt because their accountant wasn't there. They said they would mail one right away. They never sent the receipt. I made 4 phone calls to no avail but was still showing I owed money to pay off the loan. I called PMI and the accountant said I had $5982 left on my loan balance. I sent a check by US mail for that amount requesting a receipt stating my loan was "paid in full". While the money was credited I never received the pay off voucher every business processing installment loans is required to furnish. Many emails and phone calls have gone to them with no response. I still get debited monthly $177 for the loan. Recently I threatened this business (PMI of Greater Milwaukee) and I will attach the Presidents response. I need a loan paid voucher to:1. Stop being charged interest on the loan.2. Have proof of loan pay off when we sell this property.3. Establish a basis for capital gain/loss upon sale of the property.
