      I have never written a negative review. I don't believe in destroying someone's livelihood just because one of their employees had an off day. But when I received my lease renewal from Blue Frog for the coming year, it had an additional $14 charge per month for an insurance plan that seems to cover THEM more than it does ME. When I finally got a call back regarding this, I was told it was something they were supposed to be charging me all along? Really? Why wasn't it in my original lease then??? I demanded answers and received none as of this writing. It's not the money. I can afford it. It's the way business has been done in this manner. I live in a nearly 100-year-old building on the third (top) floor with no elevator. There are many empty units in the building. There is a reason for that. I have not had a single complaint regarding Blue Frog until this moment. In terms of my four years with them, they have been responsive to the few requests I've had, and I've never had an issue with getting things done. But it sickens me that they think in ADDITION to raising the rent AND implementing a $5.00 per-month portal fee for a website I've used TWICE in TWO YEARS, they just decide to tack on another $14 every month for no reason - something I've never had to pay in the years I have lived with them. Rock on Blue Frog.

      Hello - the $14/month charge is required for a Property Damage Liability Waiver which protects the Landlord in the case of damage to their property from tenant negligence. Some tenant personal property protection is included in this fee as well. If you have your own renter's insurance policy, you need to submit it to our partner, *****, and the charge will be removed from your ledger and all months of payment will be credited. Our customer service **** clearly explained this to you and documented notes accordingly. Like most Landlords, some rent increases are essential to cover the rising costs of insurance, taxes, repairs, etc. Blue Frog is certainly not unique in that regard. We value your tenancy and have done our best to explain this to you each and every time you call. To say that no one has gotten back to you is incorrect; our files clearly show each time you called and what our response was. I understand you disagree with our response, but that is not the same as not responding to your "demand for answers" that you outline above. Also, we have one vacancy at your property so it's confusing why you reference "many empty units". That is also an incorrect statement. Please contact us, as you have been, for any future questions as we'd be happy to go over everything with you again.

      I have a friend that rents with this company. The definition of slum lords would be doing these peoplejustice. There are electrical issues and heating issues that have been reported to the for over a year and a half now they have failed to provide any remedy to. He has 2 children(9 annd 10) and this company has failed to provide them with heat since March of 2023. Additionally given the reported electrical issues he can’t run more than 1 small space heater without blowing the entire circuit. The duplex he rents in is billed as 1 household for all utilities and was rented to him in disarray. What’s worse is even the city of Manitowoc has been trying to contact them in regards to the issue and can’t ever get a response either. Now I know these tenants have had communication, even scheduled service to remedy the problem last week… which they never showed I might add. The windows are wedged open and won’t come down, adding the already subarctic temps the families are being forced to live in. Do yourselves a favor and AVOID this company if you have any dignity and self respect for you, your family, and your belongings. They’re lucky the city doesn’t hit them with a class action suit given quite possibly every tenant has reported similar problem per city hall.

      Please see my response sent earlier today - Miss Ratzke submitted two almost identical reviews. The tenants in this building were not Blue Frog tenants until 2024, when the heat issue was first discovered (not 2023).The owner was in the process of selling and instructed Blue Frog not to replace the boiler system... As it was approaching the end of the heating season, we did supply space heaters and gave a rent credit. We did not hear back from any of the tenants after this. No communication or dissatisfaction was provided to us. In fact, the tenants asked for a renewal. As we now approach the new heating season, the new boiler has been ordered (owner did not sell the property so decided to replace it) and will be installed soon. Tenants were provided updated space heaters that are compatible with the electric. We attempted to contact the tenants to inform them of the plans, but the email and phone # they gave us did not work. Any other maintenance request submitted by the tenants was promptly addressed and repaired.

      Called the Green Bay location about a property ran by Blue Frog by my home. They were very helpful to correct the issue with a tenant of theirs . They get 5 stars Did a follow up call due to the tenant being a nuisance yet. I called a different phone number in a different city . It was like she didn't care in the least. 2nd one gets 0 stars. They actually hung up on me. No thank you for calling . I can see why they're not BBB accredited!

      Worse management company ever Try to rip you off when it is time for security deposit to be returned.Listed my apartment with the wrong apartment building and stated it was a 2bed when it was only a one bed. When they figured out the mistake they re listed the apartment opening, and lowered the rent by $100, when I asked if I had been paying for a 2 bed they replied respectfully no. Are you serious

      Property I was shown was dirty, new flooring buckeling, mold smell everywhere. Stove had paint smeared on it.And, please dont look in the basement.When I qyestioned these things, my application was denied.What a joke.

      As a new tenant to apartment renting they have been helpful thru the process n getting us in quick..communication responses has been fast over all so far so good..online access app is easy to utilize So thank u blue frog management!

      Blue Frog Property Management in *******, ** is THEE WORST. They send e-mail messages that are labeled as DO NOT REPLY, for maintenance work orders. They make it IMPOSSIBLE to contact them. We have tried via e-mail. They do not respond. We have called, and asked to speak to someone. We are told that NOBODY is available. We have been put through to a voice mail box, of which we try to leave a voice message, only to be hung up on, half way through a short message. We have tried to contact them through the "portal" for maintenance. We tried. to stop them from entering our home. We were out of town. Their e-mail stated that we have to secure our pets. We were not home to do that. We had called, the week prior. It took 5 attempts to finally get a real person. We explained that the maintenance that they wanted to schedule was not urgent. We NEEDED them to wait until we returned home. We were assured that they would wait. They CHOSE to not wait. We feel violated, and will be taking legal action against them for trespassing. Tenants have legal rights. We are people.

      They do a nice job. The maintenance requests are put in through an app. They are very quick to respond and fix whatever needs to be fixed. The only issue I had is before I moved in through the application process, it was sometimes hard to get someone on the phone. But, since moving in, things have been great.

      I had a lease with the company and on the lease start date, I was not given access to the unit listed on the lease. I was forced to put all my belongings into storage and rent a room in a hotel. I currently have a lawsuit against this company.

      Profit over people. They commit fraud left and right, saying properties sold to new owners , yet they dont tell you they have their pennies in that bank thats leaving you homeless.
