I called Appraisal South in ******* **. Scheduled an appointment. Verified with the person that this needed to be mailed to my address when completed. The appraisal was done on December 4, 2022. I paid in full on same day. When I didn't receive the appraisal documents in the mail for 15 days, I called Appraisal South, they said they were mailed out, and when I asked to what address they then admitted that they sent them to the wrong address. I was very upset about this mistake. After sending them an email about my disappointment, they contacted me the next day and apologized, and stated they would send me a refund for the full amount. Stating that it was definitely their mistake. Apologized again. Would send me a check immediately. After a week I did not receive the check. I emailed the company and they replied that they had completed the work and would not be refunding me.

****************** and ******************* called and ordered an appraisal for ******* mothers property.  They did state to have the appraisal sent to ******* property address. The mothers property was located right next door to ******* home. The mothers property was also vacant. ******* advised his mother was aware of the appraisal when it was ordered.
The appraiser had the appraisal appointment on 12/4/2022. At the time of the appraisal appointment ****** and ***** advised the appraiser to send the appraisal to 2 separate email address as well as sending 2 copies to his home address.
On 12/17/2022 the appraisal was emailed to both email address. The appraisal report was mistakenly sent to ******* mothers address rather than ******* address.
****** called on 12/19/2022 asking where the appraisal report was. The office assistant apologized over and over for the mistake and sent the report out that same day as priority mail, 1 day shipping, to ******* home.
****** called again the following week and stated that due to the appraisal being sent to the wrong address he wanted a full refund because his mother received the appraisal report and was not happy because he told his mother he cancelled the appraisal. She didnt want the appraisal done he stated.  The appraiser stated she would refund ******. However, ****** sent the appraiser a picture of the appraisal that was sent to the incorrect address which was still in the package it was sent in and it appeared to be unopened and in his hands.
The next day, ******* mother called and stated she had an appraisal completed on her home and she was wondering if she could have a copy of the appraisal report. The appraiser was not in the office at the time. The office assistant did not disclose any information. She did not confirm or deny an appraisal was completed on the property. The office assistant made ******* mother aware that the appraiser was out of the office. ******* mother advised she would call back next week. However, she never called back.
Due to the inaccuracy on information given to me, ****** first stating he didnt know who received the appraisal, than he emails us a label where the appraisal was sent to (obviously he has the appraisal), then stating his mother received the appraisal and was very upset and it established friction in the family and the concluding, his mother called and expressed she had an appraisal completed on her property and never received the appraisal and was wondering when she would receive a copy of the appraisal. I would have compensated the fee if there was grief in the family.  It appears that ***** was trying to receive a free service on account of the appraisal report sent to the mothers house located next door which is vacant and he keeps an eye on this property every day.
I did my due diligence on completing the work for this client and feel no compensation will be made due to the false information provided to me the appraiser.
    Sincerely,
    *********************

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

[I called and made the appointment for appraisals. Appraisal South assistant booked the appraisals. I emphasized the importance of the documents be put in my name and mailed to my address. This transaction was for me. I needed to the know the value of both properties, which I was interested in purchasing. When appraise ******************* arrived on 12/4/22 I emphasized to her the importance of me receiving the appraisals. this was a service I requested, would be paying for. I wanted the receipt as well in my name. I paid Appraisal South on the day the appraisals were performed, with my personal check which was required from Appraisal South. Asked for a receipt in my name, never received one. When I didn't receive the documents in the mail, I contacted Appraisal South, they stated they had been mailed out. But to the wrong address. Sent to ******************, which is presently a vacant address. But has a forward with the ************** to a new address. I then went to my Mother's apartment, she showed me what she got in the mail this morning. She opened the document envelope and read the appraisals because it was addressed to her. I took the envelope to the counter and took a picture of where it was mailed to. My mother was very upset. And because of Appraisal South error has caused hard feelings and chaos by involving my family into this issue. **** stated in her response the assistant called us, but she did not. After an email we sent to **** about the problem she created. **** called on 12/27/22 apologized for her mistake, and said she would give me a full refund for her error. Stating I want to make this right with you. If I send you a check is there anything else I can do? After a week I did not receive the refund check. I emailed **** and she responded that after a phone call from my mother she was not going to issue a refund. I called my mother she said she never called Appraisal South. I am not trying to receive a free service, nor did I ever give You false information. I paid you by myself with a personal check on date of service for $825.00. You did not give me the service I requested. By your mistake, which You admitted, has caused a huge conflict in the family. The purpose of having the appraisals were for me to possibly purchase the house and land. After reviewing the appraisal have noticed several pages are not signed by the appraiser ********************

    Regards,
