I got my home built by the company shree homes llc and got my home on 02 10 2022. After I move in, I got my home inspected by 3rd party and found issues. I had listed all of them and informed the builder. But builder( *********************************** owner of shree homes) ignored all critical issues. Also, some time in September ************************************* the basement. I took vedios and photos and informed builder. No response and ignored. After that there was a big rain again on April 30th and observed big leak in basement again across the same spot. Informed the builder again and no response feom him. Since the leak is causing more further damages to home, I have to find the issue without any further delay. For which, I have to pay 2500$ to remove flore, dry wall cut, trim cut and water test. Finally found the issues was coming from the patio door. Informed the builder again but nonresponse. Overall cost to replace the patio door, along with flore fix it is going to cost me more than 10000$ to prevent the rain water coming inside throgh patio door. Builder has either installed the poor quality or they made damages to the patio door while they installed it. I did talk to jeld wen company people for warranty but they came and confirmed it was not installed correctly. There is no leveling all sides properly which is why gap between 2 doors and not locking. Also confirmed installation was not done by certified people. Whaterver the reason it was, now currently I am facing the issues. Below are the list of issues that needs to be fixed. 1. Patio door need to be replaced. 2. Dining room flore need to be re installed again after fix the patio door. 3. There was a Crack on one of the bed room window glass which was found by 3rd party inspection soon after I move in, so need to fix that as well. 4. Builder has blocked the way to access my lawn from laundry room. If I try to open the door at laundry to access lawn outside, they dryer is blocking the door such that I can not open that door at all. Fix for this is , dryer need to be swapped with sync. It has been discussed with builder but he has been ignored. Estimation for this fix alone is 3000$ 4. Part of my contract landscaping was included. But the builder did not get the neighborhood association approval to do the proper landscaping. Whater plan the builder submitted was denied by association. But builder lied to me that plan was approved and had me signed on the escrow final check which was the final payment per agreement. To fix lawn, I still need to put 5 more plants with 3 to 4 imch thick comanopy or small trees which are going to cost me arround 1000$ approx. 5 from basement walkout to garage, inspector said need either whether proof door or exterior door need to be installed. But the builder did not install the right door. This would cost 400$

Shree Homes has finished **** ******************* house with lot of difficulties with home owner. As per the agreement, home owner should not talk or disturb to any sub-contractors on the job, but he used to bother and disturb them in every stage of the construction and get involved in their work. With all these disturbances, we have completed the house within the time as per agreement. Agreement says builder warranty is only one year, which is up to 02/10/2023 ( Feb 10th 2023). Occupancy of the house was given on 02/10/2022. During the construction, we have done lot of extra work outside the agreement. The value of extra work would be above $22,000.00 and home owner refused to pay this extra amount and instead slapped the house door on my face. In spite of this treatment, Shree homes attended to to all issues time to time at this house. Home owner is just trying to  create false statements.

Basement leakage: After September 2022 leakage issue in the basement, Shree homes had ********************** check the issue. Home Owner was present when ********************** investigated the issue. It was identified that small cocking issues caused the leak and Shree homes got the cocking issue fixed immediately. All evidences are present to support this action while home owner is just trying to misguide the society. Multiple severe rainfalls with heavy winds happened after the fix and the issue never occurred later with in warranty period.

Patio Door: Home Owner's son of age 6 to 7 years is very hyper active and we had multiple issues due to the child hanging on to patio door, hanging on to stair railings, throwing objects on to the walls etc. Home owner is informed about all the possible damages that can happen due to these actions. All the damages caused due to these actions were handled with in the warranty period.

Finally, Home owner is just creating false propaganda and not willing to pay final pending amount to Shree homes llc. It merely looks like a reason to avoid paying due amount.

    Customer response

    05/27/2023

    Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

    Basement leak -
In response to the message from Shree Homes (Builder Name:***********************************), he has mentioned only partially true and rest all are LIES and misguiding BBB by showing small fix and hiding big issue where more cost involved to fix.
I had reported 2 spots of water leaks in the basement. one is at straight below the window and 2nd one is at straight below the patio door. need evidence from Shree Homes by which company he did the investigation, fix for the leak happening at ***** door water leak. he had fixed only one spot at window side as it is small cocking issue but ignored the ***** door side leak intentionally as the fix involved more cost.
Clarification of my presence when ****** solution techie is at home:
Yes, I was in home when a techie from ****** solutions came to my home. He did proper inspection and said there is no leak from the concrete walls. He also said, ****** solution is responsible per warranty only if it leaks through concrete walls.  Since the leak is happening from sub-floor which is approximately 1 foot above the concrete walls, he (techie) clearly said ****** solutions is not responsible to fix this leak and mentioned, this leak is typically coming from outside through window and patio doors.
I had informed Shree Homes (***********************************) immediately about it. After few weeks, upon multiple fallow **** Shree Homes responded saying the issue was fixed but not tested when me & my family were not in my home and no intimation to me before they reach my home for fix. When I asked him why the water test was not done after fix, he told water test not required or we can check when it leaks again once rain come again. I was not so comfortable with his answer and did many fallows up with him to do water test but Shree Homes intentionally delayed to laps my warranties as they already know the cost involved to identify the issue (near ***** door leak) and fix.

Blaming on my son (age 6) on builder mistakes is not acceptable clarification given below:
We have moved in Feb 10 2022 and the sliding door air gap issue was identified, informed Shree Homes on March 6th just by feeling the home keep getting cold very frequently and suffered too badly with cold air. He came after 2 weeks and installed a whether strip to one of the patio doors but didnt make sure whether both doors are locking each other or not. Regarding this issue, I did many fallow *** later on with SHREE HOMES, but no response. If the sliding door is not properly locked by the standing fixed patio door, then the air gap would still be sitting there. I did many fallow *** and no proper response to me from SHREE HOMES.
I had done the home inspection by 3rd party (BK Home Inspection) soon on April and the company also found so many issues along with same patio door issue as well. I did inform and shared the inspection report to the Shree Homes to fix them but again they have intentionally dragged the time to laps my warranties to fix major issues like door blockage in Laundry, air gap between patio sliding door and window glass break.
Please note that if there is a gap between the patio sliding doors then this can also be a cause to get cold air / water inside through the gaps when more cold / rain.  We had identified the water leak in September 11th due to heavy rain and informed Shree Homes.  Due to the intentional delay since March 2022 on fixing the issue became bigger, SHREE HOMEs didnt pay attention to fix the ***** door issue since March 2022. I suspect SHREE HOMES already know the issue (Damage on patio door frame) and the cost to fix it which is why dragged my warranty time to laps.

             Recent inspection from ZELD-WEN:
Upon seeing no response from SHREE HOMES until my warrantys laps, I did check with ZELD-WEN windows company people. Couple of techies from ZELD-WEN service people came to my home and did lot of investigation by measuring/leveling all corners, sides of the frame. they have identified that the door is not properly installed. It was installed uneven which is why the ***** sliding doors are not locking each other correctly. Also, they pour the water on the frame and tested the weep whole functionalities and any cracks on frame. They have identified, the weep wholes are working but found a crack under the frame which is sitting just above the sub-floor and under the *** Flore. This is not even visible unless we remove the *** Flore.I have the detailed report from ZELD-WEN that can prove it is installation issues and the damage was happen at the time of installation. I can submit the documentation as required.
So, as explained above, there is no way a 6 years kid make any damage under the *** floor which is not visible at all. Even if we think my son thrown rocks, the first thing would damage is glass but not on the frame sitting under the *** floor. But, right now the damage was identified under the frame.
SO, BUILDER IS TRYING TO FIND THE WAY TO AVOID TO FIX ISSUES AS MORE COST INVOLVED HERE AND JUST BLAMING MY SON WITH UNREALISTIC REASONS.

Regarding builder raised slapped the door on his face:
First and foremostly this is FALSE statement entirely to put unnecessary allegations on me. I had treated the builder all time like a brother (****) in every time I did talk to him.
Once I moved into my home, builder is supposed to be schedule my time though mail if not reachable on phone, but he (***********************************)never tried either of these options and walk in to my home on June 24th noon time around 10:30 am and rang the bell all of it sudden when I was doing production migration activities for my office project release which has to be done in scheduled time window [usually within 1 or 2hours],  I got open the door for builder and requested him to discuss next day as I am doing emergency office production migration activities. In fact, I was on call with my manager discussing the office deliverable issues and timelines when I open the door. Builder did not care my request instead raised his voice for no reason, pushed me and forcefully got into my home without my permission and sat in home. and kept coming inside to the bed room to see if I am working or not.  It was very weird and scared behavior to me and my daughter as well. Me and my daughter were so scared and felt unsafe that day for his (*********************************** builder) attitude in my home as he said he is going to damage the driveway or any of the home belongings.
I was about to complaint 911 due to that harsh threatening behavior from builder for asking me to release the funds that are in escrow that is even before he completes the escrow items. By this time, he did driveway and patios but landscaping work was not done. So, he had an intention of skipping the landscaping work upon releasing the funds from escrow.  I told builder, please finish the job and take the amount from lender. Unless all the pending works completes, I cannot release the funds.
In fact, builder charged me already 10,000$ more than initial contract for whatever extract work he said that he did.
For this additional 10,000$ payment, we had the mediation done at lender office on Feb 7th and in front of lender we both parties agreed for 10,000$ more payment than initial agreement. After this mediation, we both agreed and signed on the FINAL draw request that is including extra 10,000$.  My part is over towards the payment as of Feb 7th. So, builder shouldnt reach my home after Feb 7th until he finishes the pending works.   But he came to my home and threaten me on June 24th for releasing funds from escrow without completing all the pending works.
After we both (builder & myself) signed the final draw request on Feb 7th 2022, as per lender company process, they have to fallow their company policies to make sure how much work was pending and how much lender have to keep on escrow amount. To do this, they have to inspect the home to evaluate the pending works to determine how much they could keep in escrow. This is time taking which can typically take 2 to 5 business days from Feb 7th. ****** had explained the process to builder on Feb 7th itself at lender office.
As per lender company rules, they supposed to keep 1.5 times worth of the pending works which is approximately 25000$ should go on escrow to complete the pending works. But builder fought against to me & lender to overcome lender policies to keep only *****$ in escrow even though it was not in my hand. Somehow lender also got frustrated with builder attitude and went beyond the company rules and kept only 15,000$ on escrow upon builder written acceptance to complete the pending works within *****$ if not then builder is legally responsible for any extra amount that cost to finish by owner. ******* has signed this escrow agreement as of Feb 11th at preferred title company and ****** released the remaining funds to builder except *****.
Below were pending works as of the date when mediation done on Feb 7th 2022 approx. Date but it has to be inspected by lender to make sure pending items.
        1. Landscaping.
        2. Driveway.
        3. Concrete patios.

I had informed the builder my move in date as Feb 10th, 2022, after the above mediation done on Feb 7th, 2022. ******* said OK and no issues as I had signed for extract 10,000$ as of Feb 7th2022. But builder did not wait until the lender home inspection process done even after he agreed at mediation in lender office. He locked all the doors, garage door by Feb 9th, 2022, to bother my move in date on Feb 10th, 2022. In fact, I had invited all my friends and priest for housewarming on Feb 10th, 2022, early morning. It was very weird behavior from builder to bug customer in all aspects. I lost my piece of mind. I had called lender 11 pm in the night and luckily lender picked my call and lender then called builder and clearly said customer part is over towards the payment and you(builder) dont have any rights to bother customer for payment. To release the money to builder as agreed in mediation day, he (builder) need to work with lender. Upon lender intervention on this matter at 11 pm in the night, Feb 9th, 2022, builder has released the garage code to me.  I was in terrible situation whether I could be able to move in on Feb 10th, 2022, early morning or not seeing all this. Even after this, builder came to my home on Feb 10th and keep running behind me while puja was going on by priest. ****** and my friends who came to housewarming are witness for this. Builder had spoiled my move in day, and I was so disturbed and disappointed.
I have all electronic and recorded evidence for the builder weird behavior with me on Feb 9th lock my doors, Feb 10th move in day and June 24th harsh behavior in my home to release the escrow amounts without finishing the pending items. I could submit this evidence to the court as needed.
Regarding additional charges of 22000$ - payment due - Clarification:
This is a BIG LIE to miss guide BBB.  Builder had never discussed these amounts and for what in detail during the construction, or mediation day as of Feb 7th, 2022, at lender office or there were no change order requests been submitted to me before he do any extras. It is clear that builder is trying to miss guide BBB to avoid my issue fixes.
As per contract, builder is supposed to submit the change order request and have to proceed further only if I agree for that amount. He had never submitted any change orders to me that explains in detail break down that comes in total of 22000$ or individual items. I need written evidence where I agreed for 22000$ and didnt make any payment to him.
So builder is trying to divert the topic by showing unnecessary charges which I am not responsible as per contract.
I TOLD SHREE HOMES MANY TIMES BY PERSON AND EMAILS THAT I PAID IN FULL THAT WE BOTH AGGREED FOR INCLUDINING ADDITIONAL of 10000$ APART FROM INITIAL CONTRACT and paid ****** THE PREFERRED TITLE COMPANY.
LENDER AND TITLLE CONPANY HAVE ALL WRITTENT DOCUMENTATION AS EVEIDANCES FOR ALL THE PAYMENTS.

Regarding my intervention with subcontractor in builder response My Clarification:
This is completely a false statement and a big LIE. Builder is trying to find excuse to avoid fixes. NEED DOCUMENT EVIDENCE from the subcontractor with whomever builder thinks that I worked directly with.
We used to visit the home site during the construction only 10 -15 min in the morning between 7:30 to 7:45 am a day just to see the progress of the work that too while builder is at home site.  We never tried to talk any sub-contractor or given any instructions to them at their work. Infact, they wont listen to the owner as they were getting paid by the builder first and they fallow the builder instructions only.
Builder issues that are facing right now:
    1.  Laundry room exit door won't open and is blocked by dryer.  5000$ min cost involved to fix this. Need to swap the dryer with sync to get enough space. For this, we need to swap the dryer went and sync drainer each other in basement and then cut trim, wall to swap sync with dryer. This issue was reported in the inspection report in 2022 with in warranty period but fix is not done yet.
    2.  Basement door installed in wrong place to access my future theater room such that I don't get enough size for screen size on the wall. To fix this I need to cut the wall and reinstall the door little further. Similarly, opposite door needs to be fixed to have both doors on the same spot.
I had informed the builder during the construction about it but he didn't care and ignored hence it is all now expensive for me to rework. If at all I had an access to talk with contractors, why would I have this issue. Builder is trying to blame me without any evidence and miss guiding BBB.
Approximately 5000$ cost involved to fix this issue.
    3. Builder didnt pay attention properly while the plumbing pipes are connected to the well. They Ran the well pipes in wrong spot which is blocking the access to install the bathroom door in basement. To fix this I need to find plumbing and well contractor to repair this issue now.
Approximately 3000$ cost involved in this.
    4. Builder didn't even pay attention to any air gaps/holes hence there were couple of rats came into home through garage. I got to pay the 3rd party people to find where the gaps are, and we found that the    garage doors didnt seal well. I have the document evidence for this which I can submit as needed. I had informed the builder first on Feb-2022 itself to check the gaps, but he didnt respond.
As stated, above builder mistakes, If at all, I really had access to talk to sub-contractors then I would have well guided them better than builder NOT to see any of the above mistakes.
So, builder is saying all lies to escape from issue fixes.
On top of all the above issues, I also faced so many other wrong promises that he had given to me before I sign the contract but once I sign the contract, he has changed all his behavior.
    Wrong promises:
    1. Bath room vanity taps he had shown us in his model home like hot and cold-water taps comes two separates but he had installed only one tap that can be operated for both hot and cold.
    2. ******* said he could take us to ******* to choose the quartz counter tops but he did not do that even after multiple times we requested him, he just denied us and brought something that he likes and installed without asking my interest of choices. Not sure what quality he has installed for us now. These kinds of weird decisions he made by himself during construction many without asking us what we like.
    3. Builder said he can get a hole on the kitchen countertop for installing the future water R.O. system. But he did not do that. I paid separately to install that outside contractor after I moved in.
    4. As per contract I supposed to get the furnace from GOODMANS company but he got installed TEMP- STAR without my approval on change order and without my intimation. I am not sure what cheap quality he got and installed.
    5. Builder LIED to me that he got the landscaping plan was approved by my community land developers and had me sign on the ************ amounts. But it was a big LIE that he did not get the approval from land developers. Land developers came to my home and said that landscaping work is still pending and need to plant more trees. I have the evidence to submit as and when required.
    6. ******* said very big LIE to me on the company name itself. he had me sign on the contract with name SHRI homes LLC first and then soon after one month again he told me to sign another contract with name SHREE HOMES LLC. When I asked him why do I need to sign on 2 contracts then he said it is because of company address has changed.
But I came to know this is a big LIE upon talking to one of the real estate attorneys in the recent past only.
My attorney said that SHRI HOMES LLC had a law-suite on them for similar kind of water leak issues and the judgement got against to SHRI HOMES such that SHRI HOMES LLC is liable to the other customer for more than *****$ who filed the case. This is open public record anybody can access the case details full in details.  So, builder had dissolved the 1st company name with SHRI HOMES LLC and open new SHREE HOMES LLC to avoid or escape the payments or liabilities to whoever filed the case and won on SHRI HOMES LLC.
The reason I am telling all this is to prove with evidence that the builder can say any LIES, blame kids and show undiscussed or agreed charges he can change his words, promises, and can fabricate documents as needed all his favor tried to put customer in trouble as much as possible to grab extra money to avoid issue fixes.

    Regards,
