The absolute WORST Property Managers ever. I live in a ********** seniors apartment complex. Since Pacific Quorum took over as managers, the complex has been left to worse and worse conditions. Very little if any cleaning is done anywhere in the building. The carpets throughout have not been cleaned, except for the main entrance which was so dirty it was commented upon by anyone who entered. There is a bedbug infestation which has been ongoing since 2024 which is causing stress for many, many tenants. Property Manager's response is to try and make the tenants pay for the problem. You simply could not find a more ineffective branch of a company supposedly caretaking property. I did not want to even give one star.

We regret that our performance has not met your expectations; however, we note that, pursuant to your request, the pest control company did attend your suite in late February and found no evidence of bedbugs.

I live in a strata managed by **. They allowed an owner to do handy work, and to freely do the handy work with no approval from council, and to pick and choose jobs at will, and submit monthly invoices. This owner submitted invoices with no more detail such as "work done", and was paid $55/hr and more under the table. They denied to provide owners with details when asked. This owner who was doing the handy work was not a professional trades person. This owner was not able to get work elsewhere but convinced the property manager he was professional and experienced. The ** property manager did not do due diligence in allowing this person to do the work. The property manager convinced council that the handyman was a "gem", I believe he was a charlatan and whenever I challenged it ** shut me down. This was corruption. ** has not provided a suitable service my any measurable means.

Thank you. In this case, there was some deception with council and owners. Not all council knew this owner who did handy work was being paid, and in fact the narrative presented to owners in minutes was that the handy man was doing the work as a volunteer. The handy man did not have Work Safe BC coverage and then ** paid for coverage. The invoicing was not professional and PQ should have know better than accept and pay and invoice stating "work done". When I asked to see invoicing I was denied by **, not council. I a phone call I had with PQ I was told that it was not uncommon and okay to have an owner do work, that it happened in other Stratas and was reflected in minutes. When I brought this to attention the Property manager then denied this and privately told me further conversations must be in writing. There was never any account in minutes that owner was paid and again, the narrative was like it was volunteer. Owner had no idea this handy man was being paid. This would not bother me so much but the handy man in question was unable, because of lack of experience and performance was able to work anywhere else as an handy man. Again, not all council knew of this arrangement, and there I say it was corrupt and only for the benefit of the handy man and the property manager. The council president and property manager (**) had been conned and the treasurer had no council idea what the handy man was paid. When I asked council/ and PQ for specifics of billing I was shut down, If there was no corruption it would have been simple to show me. The lack of which had them deny me.

The property manager allowed council members and developer take a vote to not have the clubhouse built that's in my sale disclosure I told them all it will go to litigation 2 years ago at AGM,well property manager went a head 2 years later and accepted the votes,I told council members they can only vote on creating new bylaws or rules,I purchased my home because it came with a amenity building, I'm going have to hire a strata lawyer now.

Worst ************* ever!!You have our plea and you have no heart for circumstances that require basic human rights. As for the complainer, shes friends with management and uses this to her advantage. Youve made your decision and have broken up a family unit. If I could give 0 stars, I would.

It's been over 30 days I am getting no response from anyone. They will nit return the tenants damage deposit and emergency fund and continue to take rent after. Do not hire these people

PQ is a terrible company. ****** at the *************** is a liar and has created many issues by doing so. She rarely answers emails and fails to respond accurately. Theyve done an absolute horrible job in managing my strata lot and undoubtedly will continue to do so. I wish I didnt own where they managed. Shes a complete bully and unprofessional. Does not forward messages to strata then lies about it. The office has been notified of her conduct and does nothing. They are a bad company to deal with. Very difficult. 1 star is too much.

************** of the Okanagan property management team was very helpful to owners and strata council alike. She was easy to work with and very informative. However, unfortunately our strata now has to deal with ************** who works out of the same office. ***** has repeatedly been extremely ***** ********* *********** *** ********* to owners via telephone, in **** meetings, and via email. She has also told falsehoods (thankfully easily disproven) to her superior and to owners. She repeatedly fails to respond to owners emails requesting information/assistance in a timely manner. She also does not accept responsibility or apologize for her multiple errors. Unfortunately, since her manager said he would speak to her, her unpleasantness has escalated and now she tells lies to cover her errors in an attempt to discredit anyone who complains about her. This is definitely NOT someone I would want to have representing my business and it is very sad to see someone like ***** M allowed to cause such a negative perception of this company

Considering PQ has not initiated our AGM in 3 years and is in breach of their contract, I would rate them low, a 0/5 if I could. I find their emails just a cat and mouse game to skirt responsibility and they lack any accountability. They love when they can bully a council or its members. I wonder if their CEO **** enjoys how his business is run? Is this the standard your hold for your employees? Do you not care about ** Strata Laws? Good thing I do. PQ tried their hardest to keep me quiet. Not the right person. So if you are looking to hire a property management company, I would highly recommend anyone other than Pacific Quorum. And I would never buy a property managed by this company.
