1 starIf you're considering booking with Landing, be warned: they are untrustworthy, disorganized, and prioritize their convenience over customer commitments. Our experience was a classic bait-and-switch. We booked and paid for a ground-floor unit because we were traveling with my 84-year-old father, who cannot manage stairs. After multiple confirmations from their team that it was on the ground floor, they later "updated" the listing to say it was a third-floor unit and conveniently forgot to notify us.When we flagged this issue, Landing admitted their mistake but refused to honor the original booking. Instead, they offered "compensation" in the form of small discounts not remotely enough to cover the increased cost of finding a comparable unit at another location. Their customer service was slow, unresponsive, and ultimately unhelpful. We had to chase them down for updates and refunds.Landing's "7-day guarantee" is meaningless if they can't even honor the original terms of a booking. They advertise one thing, then change it later, leaving you with limited options and added stress. For a company that claims to provide a "hassle-free" experience, it was anything but. 1 starTerrible ending experience. Total bait and switch tactics and out in the consumer to check up on things multiple times. Still waiting on a refund that hasnt posted and charged when I have documentation of a promos to not be charged. Terrible and very happy to be done with them!Review fromJeffrey L

1 starLanding is a DISASTER! I can't tell you how awfully this company has treated me. First, they cancelled two or three of my reservations, weeks before I was scheduled to move in. The substitutions they offered me were (conveniently!) always more expensive than the place I had chosen.During my last reservation, I scheduled move-in on a Sunday. Nobody showed up or called, and I was basically homeless for a day. I called Landing asking if they could put me and my pet up in a hotel, and they refused -- luckily, I had a backup plan and stayed with family that night. After weeks of wrangling they finally offered me about $250 for my stress and frustration.I finally gave up on them and moved out, but they told me they'd charge a cancellation fee of one month's rent. They never did charge me, although six months after move-out, they charged my credit card for the $199 subscription fee, even though I had cancelled their service altogether.A year goes by, and I find out they've reported the cancellation fee to a collections agency, without ever bothering to try to bill me or charge my card. Insanity! The collections agency were impossible to deal with and didn't care that I was never billed or charged. Neither did Landing. Now I'll have bad credit for the next 8 years because of these jerks. Avoid! Anything is better than Landing.Review fromHansel H

1 starI stayed with them for 6 months and it has been a never ending stream of stress! Landing attempted to charge us $289 for supposed "missing kitchen items" that were never there to begin with even visible in their listing photos! This was not the first time that the issue came up, but they were always nice about it while we still had a paid reservation upcoming, as soon as we decided to fully cancel a reservation and ask for a refund, they decided to charge us for "missing items"! Considering we paid $11k for 6 months to stay in units that should have been $1.5K a month *** you'd think they would show some decency, but no, they will try to get you for imaginary charges as soon as you no longer want to stay with them. We have been with them since 5/29/2023. The first problem we had with them was back in 8/24/2023, our unit was not ready at all, the tub was still taped up and the paint was not dried, leaving the whole unit smelling of chemicals. We requested another unit right away, they tried to charge us for a coffee machine that was never there in the first place, so we complained and they removed the charges promptly because we had paid for the next 2 months upfront ($6k). Fast forward to 12/20/2023 and we booked a unit that was advertised as a 2nd floor unit only to find out upon move in that it was a 1st floor unit. We had to scramble to find another place so close to Christmas and decided not to stay with Landing anymore and requested a refund. A week after we move out on 12/27/2023 they tried to charge us $289 for "missing Kitchen items"! I reviewed the listing photos and it clearly shows that what they say was missing was never there! Now, they are threatening me with late charges of $75 if I don't give in to their extortion. I have no reason to take their cheap kitchen items, the place I'm staying at now has a fully stocked kitchen. After experiences with Landing I will never stay in one of their units again! 1 starBased on my experience with this company, I am concerned it may be a scam or something of the like.I listed my property in March on Hello Landing. Initially, it seemed legit because once I submitted my property for review I was emailed by a HelloLanding employee to set up a walk through of my property. I let her know my availability but never heard back. Month after month went by and no walk through was scheduled, so I reached back out and asked what was going on. I was informed that they must have just been busy and it would get scheduled in the next few weeks. More months went by and no walk through scheduled. Because of this I assumed that my listing was not active, as my property had not been seen or verified by HelloLanding staff as they said they would. Then I started receiving last minute bookings for dates that I could not accommodate. Each time I had to scramble and email/call HelloLanding to ask them to correct it and they would just cancel on the renter last minute. I had my calendar linked on the Landing Direct platform but it was apparently not working. I continued to receive bookings that I could not accommodate and each time I reached out to HelloLanding for help but was just told it was a technical difficulty or something they were working out that never resolved. They then paused/deactivated my listing without communicating with me and although I reactivated it, I can no longer find my listing posted on their website and receive an error message when I click on "view listing". The last few emails I sent them asking for assistance were never responded to. This company is unprofessional and a waste of time for property owners at best, but seems super shady given that they now have all my personal data and I cant even delete my account or listing.Review fromKyle W

Do not use this company. Rental #1 had loitering/drug dealer issues. Requested transfer to new landing. Rental #2 is not properly cleaned before arrival. Have been charged in full for both properties. Cannot reach anyone in billing to give any explanation. Must dispute with credit card company.Landing

Hi ************, I apologize for the unsatisfactory conditions of the Landing homes that you moved into. I can assure you that our team did everything to remedy these situations in a timely manner. Our records show that you were refunded the amount for one month of rent to rectify the situation. Our billing team spoke with you on the phone on June 29, 2023 to resolve an issue with the initial refund not being the correct amount. Refunds can take **** business days to show ** in your bank account, so if you do not see the refund yet, please give it a few more days. I wish I could put 0 stars. I've been a corporate account with them spent over 14k with them this year started off great then they accidentally allowed someone to move into my unit. I was alsmot forced to be homeless until I had to beg for the area management team to let my account manager know what they had done and they immediately moved me into a unit. I have had head ache after head ache. I really love the concept but the ******* cypress area team is not the best. All team were on different pages. I faced many challenges. My a/c went out 4 times in the last 3 weeks I was told I was going to be transfered I had a bodily njury because of the staff treated me like ****, the billing team wasn't aware of anything at all except for collect there money. The member experience team was trying to vouche for me. My account manager *********** hadn't spoken to me for 2 months and when he got back in the mix ignored my messages and told me lies. I have been told so many lies like I have a flexible account and I'm suppose to be able to transfer anytime I want to and I have been denied that 3 times this month because of there dishonest and bad business. I'm in a unit that us unsafe that I'm spending penthouse money on and nobody won't let me out or even contact me. The team has been trying to get me out of the program because I am African ********. I have had racist things happen to multiple times since I moved here from this whole ******* cypress team. They have no sympathy on my situation or experience and the ceo is no where to be found. I'm leaving this message as someone who is literally still in the network. If yall see this message please help me as a community to report this to the Ceo. ******************* because this is not right.Landing

Hi ************, I apologize that you are frustrated with your Landing experience. When you first became a Landing member, you were approved to pay for your reservations up front. After three successful bookings, paid up front, you were approved to start paying for your reservations monthly. However, you fell behind on payments, so you were contacted by our billing team. You then made threatening remarks on the phone with the billing team when they told you that you could not pay in installments for each month's rent. You were then told that we would need to move you back to paying up front in order to ensure that you could make payments for your reservations. As far as your A/C issues, they were each promptly addressed and the A/C was repaired each time. Your Area General Manager had been working with the property to find a permanent solution to the issues. Again, I apologize that you had a less than satisfactory experience with Landing. Bait and switch. Made reservation and was contacted less than 24hrs before check in that the house wasnt available due to heavy smoking. Not sure why the place wasnt inspected before posting listing. And surprise suprise the alternate locations were all $500 more than what I had already paid in full. Also contacted the emergancy line 3 times and didnt get a response for hours. I ignored the reviews anout hello landing and booked anyway and I was wrong, dont be like me skip using this site like many many many others have stated. I also brought up the reviews to the man helping me book and he said oh thats people not understand how the standby works. But I assure you I wasnt on standby and it happened. Not sure how the company is still standing with the amount of bait and switching they are doing!Landing

Hi *******************************************, I apologize for your frustrations. We have limited home supply in some areas, and cannot always control the state of the home upon a member moving out. Our homes stay active on our website so that they can be booked for future reservations, and are thoroughly cleaned between reservations. In this case, the unit you booked could not be cleaned until after you booked it, as there was someone living in the home at the time you booked. I ensure you that our team did everything possible to try to remedy the situation. Again. I apologize that you were not satisfied with your Landing experience.
