My name is ********, i rent with Doyle real estate and i pay $600 every month for rent, and i have reported this with them on July 31, 2022. I moved in July 31, 2022.I have had no help with these issues, this includes plumbing, my bathtub does not drain and water is sitting for days at a time. My hot water heater leaks and there is black mold growing behind my shower. The flooring around the hot water heater and the toilet is rotting. I found drug needles behind my shower and had called the ******* PD and had them come out ti my apartment.I informed them my dishwasher does not work and my bathroom sink does not drain. I have called, texted, and emailed for a resolution and i have had no one come and fix my problem resulting me in not paying my rent. Im not paying them the rest i owe until this is resolved. My apartment is inhabitable and im not paying until its fixed.Business response

Thank you for bringing this complaint to our attention. As your cover letter states, there are two sides to this issue. We managed the apartment rented by the complainant in July of 2022. ** November of 2022, the owner went with another management company. She was not satisfied with the other management company and asked ** to take back over management April 1st of this year. When we took back over we were informed that the complainant was two months behind in rent, she has also not paid April or May's rent. I have called several times, including texting before responding to your letter, but she has not answered.
Her complaint states that she has emailed, text and called. We have gone back and researched my email and the office email. The last email received from her was on October 6th, 2022, regarding late rent. I did not find any emails from her on my personal email. We have no records of her calling the office with a repair request. She did text me on 4/3/23 regarding some of the issues mentioned in her complaint. After calling her and not receiving a response, I text her and set up an inspection on 4/19/23. There are some issues with the floor in the bathroom closet, but it does not effect the integrity of the bathroom floor I found a lot of hair in the tub and on the shower walls. Her lease, (attached) states on page 2, item 12 paragraph 3, "Tenant will at tenants expense, keep sinks, lavatories, and commodes open..." Item 12, paragraph 4 further states "Tenant agrees to be responsible for and to make at Tenant's expense all routine maintenance including but not limited to stoppage of sewer...etc." I inspected the access panel and did find what what appears to be mildew and wood deterioration from current and previous leaks in the shower valve assembly. The hot water heater pressure relief valve does have a small leak that is going down a pipe and out of the apartment through a drain. The property owner pays for the water and sewer. The first time I have been made aware of the problem with the dishwasher or toilet was with your letter today. I tried to call her after the inspection on the morning of the 19th, but she did not answer. She text me shortly after, telling me about calling the police and the needles. But that text was not asking for and action, it seemed to be just information. That was the last communication we received from her. We are currently in the process of serving her for eviction for non payment of rent.

Ive never received many calls or emails from Doyle Real Estate like the email states. After the inspection of the apartment i received NO calls or text from the office and or **********. I waited for a call and nothing was ever said. I also know i clean the drains daily after every shower and ive bought drain snakes out of my own pocket to fix the problem and theres nothing in the drain. I dont see how black mildew is not an issue with a living situation but okay. I again see im late on rent but this goes back to when doyle handed it over to another management who also received a complaint. I stopped paying rent because there were so many issues in the apartment. Whats the point of paying your rent when things are broken and dont work but youre still paying for it.
