contacted me twice before for estimates on other projects. He informed
me that he buys and renovates properties as well as his son and sons
father in law so we discussed me building a back porch and I told him
I would build it at cost to show him what I could do and he said he
would consider using me on future projects. We agreed on a price of
$4060.00 (he personally wrote in the contract that he would pay for any
increase in material cost). He gave me a deposit of 2200. He was
informed that I was a few months behind but we agreed to proceed. We
had an unusually wet spring which delayed jobs even more. We also
discussed him pressure washing the deck before we started because he
had large dogs and there was a lot of dog hair and fecal matter on the
deck that we would be working on. He said he would clean the deck but he did not. On
April 21st the owner called me to ask if a steel beam would be stronger
than a wood beam. Obviously the answer is yes but more expensive. He
instructed me to go with a steel beam. The steel beam at the time was
$720.00 compared to around $125.00 for wood. Tuesday May 18th I
purchased a 24 foot beam. We needed a 19'6 but only 24 was in stock. I had
to rent a 24 foot trailer ($125,00) and pay 4 men 3 hours ($340.00) to
delivery it. The beam weighed approx. 550 pounds .I did not get
reimbursed for the price difference or cost. came back a few days
later with cutting torch and welder to cut the beam the right size and
weld the mounting plates (5 hours) 3 men $350.00 & $45.00 for material. June
4th me and 6 men moved beam from driveway to back deck, we removed
part of the deck to install 6x6 post ($140.00) onto the concrete slab
under the deck and install L-Brackets with tapscon screws. ($43.00) Then
we replaced the deck that was removed. I had to pay each man an extra
$50.00 because of the working conditions the deck was never
cleaned. $300.00. Because of the weight of the
beam '550 pounds, we were not able to lift it in place. Normally
would have been a 2 man job ( if wood was used) The next day I had to order a
motor lift, because of covid nothing is in stock. The lift came in 8-10
days later. ($340 cost) Had to purchase 3/4 ($75.00) plywood to place the lift on
because the deck boards were rotten in some areas. It took 4 1/2 hours
to set up and lift the beam in place and secure. 3 men ($315.00) It would
have been half that time if we would have been left alone to do our
job. The owner did jump on the ladder and help us push it the last
couple of inches in place, at that point we had carried it over 80 feet I think we would have been just fine. As far as the owner saying I
had excuses, I lost count of every time it would rain and we would
not come and he would fire me. My dog did get into rat poison but I called
him and said I just had to stop by the vet on the way to his job, was
an hour late to his job. Don't know why he brought this up? My
mother did pass away and she spent 77 days in intensive care and coded several
times so I did miss a lot of work during that time. As for him saying
HOME RENOVATIONS that's not me. I never heard of this company. As to
date I have incurred cost of $2793.00 of which only $508.00 was actual
woodwork which was agreed on. The rest was added because of the steel
beam that the owner insisted on using but not reimbursing me for cost.
I have pictures documenting every phase of the work I have spent $593.00
dollars more than the 2200 that was given as a deposit and have not
been compensated...
