    we bought a new house in a new subdivision which is currently ran by Neighborhood management llc and we pay $430 a year in HOA fees. When choosing this new subdivision we THOUGHT with a HOa we would have a nice subdivision to live in. I have submitted many time violations other house have in the past year ment times and none of the violations have been addressed and still this this date a year later the residents still have not fixed or cleaned up the violations. if i have to pay and follow the rules and regulation so should the other residents, this subdivision with the poor hoa management looks like a trailer trash park. i was not mailed or given a letter ot a bill for this years *************** and then i received a registered letter of my payment due with late charges applied. i called the hoa and they said they woiuld take off certain fees and to this date i have noit received an actual amount die that we talked biut on the phone with *************************** Community Manager things i emailed and have addressed many time over a year for a year are 4 foot fences which not allowed but are here fences installed backwards campers in the street basketball hoops laying in the front yard trailers parked in driveways and on sides of houses bbq grille left out front in driveways sheds with no hoa approval swim spas in backyard no hoa approval swim pools no approval semi parked in driveways if i am going to charged a late fee for a bill i never receiced at LEAST i want action taken to the violations that have been allowed to happen thta are clearly against hoa rules and regulations At this point i want ALL late fees and filing fees and mail fees dropped or refunded to me due to the i never received a bill for yearly dues and issues are allowed to go on and our new neighborhood look like trash

    If zero stars available, that would be a better rating for Neighborhood management LLC. We have been managed by NHMLLC for two years in a new development, Woodward Oaks in Auburn Alabama. In two years we have had two dues hikes without warning. We went from $*** to $*** and then this year we went $*** to $***. We have a brand new townhome section that went up $*** in just one year. All of these increases were without warning and very poor explanations of why. Woodward Oaks has some of the highest HOA dues in Auburn and still rising. On top of the rate hikes, their service is terrible. Very poor communication and issues such as Clubhouse maintenance, trash in the neighborhood, covenant compliances, etc. take weeks to months to get resolved (if ever). Very poor budget forecasting and money management. They are based out of Birmingham and only visit the subdivision once a month, so it's mainly up to the residents to report all problems and stay on top of them to get anything done. They also manage other neighborhoods in Auburn who is also experiencing very poor service and continued rate increases. Worst experience I have ever had with a HOA company in my 20 years of owning homes.

    Thank you for your feedback. I would like to address several of your points. First, I believe it is important to point out that Neighborhood Management is just the management company for the association. We do not make the decisions on behalf of the neighborhood. The board of directors, which is currently the developer is the decision maker and approves any budget items or dues increases. This is not something NHM can control, but only provide feedback based on prior expenses for the community. Secondly, our communication with you specifically, and the community as a whole has been consistent. Late last year we formed an advisory group of resident members to meet with and provide feedback to the developer as a courtesy even though this is not a requirement. The developer has ultimate control over the community, but chooses to hear feedback from the owners and work together to build a better relationship. As an owner we speak to consistently, you were also selected to be a member of the resident advisory group so we could hear your input. On January 14th, we held a meeting with you, the other advisory members, and the developer board. There is an annual meeting scheduled for all owners to attend on February 8th, and the last email you sent on Tuesday, February 1st was responded to by me personally in less than one hour, and the association manager also responded within the hour to let you know that she was physically in the community cleaning the clubhouse due to the cleaner that had previously been hired not showing up. I do not believe this type of response time and community meetings being held qualifies as poor communication as you state. As you are aware, and even offered to help with, we are actively seeking bids for a new cleaning company for the new clubhouse that was just constructed, and hasn't even been furnished yet by the developer. We will continue to work with the community and address the concerns that are sometimes common to new, developing neighborhoods. It is certainly not our goal to increase dues unnecessarily, but as the community grows and amenities are added such as the pool and clubhouse that were just built within the past few months, expenses increase which must be paid. The dues that are being paid right now do not even fully cover the expenses of the community, which is also why the developer is funding the deficit of the community which is noted in the 2022 budget that was provided to the community with the invoices. All that to say, our company will continue to do the best job we can for your association, and all the neighborhoods we manage. If you would like to be a part of the advisory group and help us build better relationships and communication within the community, we would love for you to continue to be a part of the group.
