******** is frustrated because, after two weeks of trying to qualify her for this home, we just could not verify the information she was sending over and could not approve her application based on our requirements. We need to see 3 times the rent amount in VERIFIABLE income and did not. ******** sent over many, many documents that we couldn't put together to prove her income. There were a total of 38 different emails that started May 20th and went until June 2nd from her, with "pieces" of bank statements but we just couldn't make out what she was sending. When I say pieces, I mean parts of a piece of paper, rather than the entire piece of paper. We went back and forth on what was required but she would just send the same things over and over again. I will happily attach what she was sending and a screenshot showing the continual efforts we made trying to get what we needed from ******** if you allow me to.
In addition, we cannot stop processing other applications and make that clear when someone applies. That is also below in the response. We had a qualified applicant and offered the property to that person. We refunded ********'s application fee because we felt we just couldn't properly process ********'s application with what she was sending us - again this was after two weeks from when she first inquired about the property. To say we didn't try is absolutely false and to even bring up someone's color is ridiculous! The woman the property was offered to has the same exact demographics as ******** and to say we told her "white" friend that the property was still available? Please tell me how we know what color people are when they inquire about a property. That is just ridiculous!
Until a lease is finalized with a deposit, the property will stay listed - that is our policy. And, anyone can view any property until then. We copy and paste the response for each property so every single person inquiring gets the same information.

Here are the move-in requirements:
1. You must view the home to be approved. Or you can have someone view the property on your behalf.
2. Move-in costs include an ******* deposit equal to one months rent to hold the home. This may be used as your security deposit at move-in. WE DO NOT HOLD PROPERTIES WITHOUT THE ******* DEPOSIT.
3. A $300 cleaning fee that cleans the house when you leave (does not include carpets).
4. $250.00 pet deposit for one dog. No cats accepted. Restricted breeds, per the homeowners insurance, are not allowed.
5. The first month is pro-rated to the day you move in.
6. There is a non-refundable $50 application fee and a one-time $150 lease processing fee when your lease is written.
7. All homes will have a $35 administration fee added to the monthly rent and city rental tax, if applicable.
8. The lease start or move in date must be within 2 weeks of writing the lease unless specific arrangements have been agreed upon by both parties. The ******* deposit to hold the home and take it off the market is due within 24 hours of writing the lease.
BEFORE YOU APPLY PLEASE READ: We do not require a credit check for this home. However, we do background checks (criminal), rental history, verify employment/proof of income, and verify all other information given on your application, including past/present bankruptcies, past/present judgments, and pet information. Our minimum income requirement is 3x the rent in NET income PER FAMILY UNIT. Rent on this home is $1795.00 per month - minimum current net income (take home - in print and verifiable) must be $5385.00 per month.
Many times, there will be more than one applicant on a property.
All applicants that meet the above requirements are sent on to the owner for final approval and the owner makes the ultimate decision on applicants. Only one application can occupy the property, we may possibly have another property that could fit your needs.
