      I bought a home from Mandalay about 4 years ago in ************. I know have great regret.. We noticed about the first year that we were losing roof tiles. We are now one of about 33 or more by now houses with defective shingles. We received a letter today from Mandalay's Attorneys that they will not be doing anything further in regards to the defective shingles.. They want us to work With ** out of ****** because they manufactured the shingles. They are horrible communicators and are unwilling to fix the problem.

      If we could turn back time, we would have never moved into a Mandalay home. We had purchased this property in ********* to be our retirement/dream home and it has been nothing but heartache since we moved in on December 1, 2022. Had we known the quality of the home and the outright deceit from some of their employees to just get that sale, we would have just stayed at our prior residence. We really regret our decision and it is doubtful that Mandalay will do anything to remedy the situation. After all, they already cashed the check.

      We have repeatedly been greeted with irritation, attitude, and excuses from the start. The lack of accountability is extremely frustrating. They can blame COVID and other trades as much as they want, but ultimately their lack of prioritization and pride in their work is what we are most upset about. Purchasing a home is a big deal to most people, especially first time buyers. It is not unreasonable to ask questions or expect truthful, in depth answers. They clearly only view your home as a money sign. Save your time and money they will waste and find another developer.

      We signed Dec 28th 2020,for a 706 house plan to be built in 9 month to one year, today is Aug 10, 2022 and still NO house. We were told that once the cabinets were in that they could give us a closing date! The cabinets have been in for over two months, NOTHING (Well, last week they said they were going to TRY for the middle of Oct). The floors have been sitting in the Garage along with the Kitchen tile since the cabinets arrived almost 3 months ago! The sales reps in the office dont seem to have a clue about anything. We went into the office to ask when our cabinets would arrive, **** said she had no idea, so we drove by the house and looked in the windows and there are all the cabinets sitting in the boxes! They tell us its a labor storage, I believe that, because they only had one person hired to put in cabinets, and he was just hired (and now I was told that he doesnt even work there anymore). They tell us that its a chain supply issue! Well then, as I sit in my tiny apartment with all my things in boxes (because I was told it would only take 9 mths to 1 year) I have seen many apartments and other homes start, finish and now have people living in them. I have watched the two houses across the street from me go up after me, and now their houses have cabinets, flooring, drive ways, **************** soon move in soon. I dont blame these new neighbors at all! So, I dont think its a supply issue anymore, if my product has been sitting in the garage for 3 months and hasnt moved! Now the interest rate has gone up, we have figured that our morgatage has gone up by and extra $400 more a month because they have not lived up to their promise. Well, we were able to lock in, (After begging the mortgage company. it expires on August 23, which is in 13 days, so now we are going to have to pay 1/2 point to keep it, because interest rates are sopose to go up again! I have lived in this apartment now for 2 Christmas' and two *******, im tired Im depressed & im done.

      We are sad to hear about your frustration but as I'm sure you are aware, we are just as frustrated. These have been extremely challenging times for all of us. I assure you the Mandalay staff is really and truly trying as hard as they possibly can. This is their livelihood and passion and they do not take that responsibility lightly. As a reminder, back in November, we notified you and your husband that we would no longer be able to give closing dates upon cabinet delivery as we had in the past. Additionally, the employment of a cabinet installer by Mosaic is not related to your home in any way. Your cabinets come from Interior Logic and Mosaic's recently hired installer is not employed by Interior Logic. Nor is he involved or responsible for installing your cabinets. whatsoever. The sales staff are not construction schedule experts by any means. They do their best to get valid information from the construction team and are sharing with you what information they have. We are putting all of our energy into ensuring Mosaic is completing and delivering your beautiful home as well as those of your future neighbors.       Mandalay has completely ruined my experience of being a first time home owner. We bought in December of 2020, and still cannot get a straight answer of when we can move in. It should not take almost two years to build a **** sq foot house. I understand we are in unprecedented times, but we have paid a lot of money for our home and there is simply no excuse. Thanks to their delay, we now paid over $18,000 in rent because we are past the original timeline we were predicted. Not to mention the extra $500 our mortgage has increased due to the interest rates. Long story short, they are beautiful homes but unless you have LOTS of time and LOTS of money to waste, find another builder.
