This place has multiple times demand a60 day notice of moving after your said lease is up and if you dont t pay for 2 months of month to month rates they say you broke your lease after giving many verbal on the phone notices they again say no notice was given and they charge us the most oit of all the apartments and our unit isnt updated there is syringes painted over and over again in a cupboard the stove doesnt work right oven same thing just got a dishwasher after 2 years sink leaks mold windows dont lock so your place isnt secure unless you block the apartment no screens on wi does never had a smoke detector i had to repaint the walls oit of pocket due to paint they used ran off the walls doors stuck die to so many layers of paint closet shelf we had to fix since it fell off the walls doors stuck and ac was clogged we fixed it outlets dont work and the manager is racist against white people she towed our car from one spot to another in the parking lot which broke our ignition towed our car to the tow yard for no reason has a deal with **** tow and is enjoying a wrecking yard parking lot so she can have her side business and make money that way. Owners dont do shot they hired her and all I know is Ive been harrassed discriminated shunned treated like trash threatened and given so many fees she wont tell me what they are or for just laughs in my face and says she is better than meRise48 Communities LLC

This company is a joke. Been at **************** for the past two years. You can never get in to the front office to speak with a person if you're having issues. Have put in multiple maintenance requests for the same issue over 4 months to never have anyone come out and actually do something productive in regards to fixing the leak. Every time you call any number associated with them the phone rings forever or disconnects on you while trying to leave a voicemail. If you have an option that doesn't involve this company or any of their properties take that instead. Their communication is negligent at best unless they are doing anything that may allow them to charge you more or if they perceive a violation as worth of threatening with eviction.Rise48 Communities LLC

Please be aware of after moving out of the apartment complex I lived in, Rise at the ***** used to be *********** was an unmodeled unit with dirty and damaged carpet when I moved in. When I was moving out the unit was remodeled and they are charging me for the upgrades even though I had a $0 balance when leaving.Rise48 Communities LLC

The ONLY 2 good things I can say about Rise Midtown is that they accept ALL breeds of dogs and few neighbors have become friends. They have lived here 5+ years and have seen ALL the ** that has been going on. The management team is rude, unless you're a prospective tenant of course. I am going into my 2nd year here and have seen management change 5 times! I had to move from a 1 bed to a 2-bedroom due to my mom falling ill and had to get her from *******. The move out charges are so outrageous that it doesn't even make sense. They even charged me a late fee for my key return when they're closed on the weekend! After bringing move out charges to office & was told accounting would take care of it, I NEVER heard anything else on the charges so figured they wiped it since it was bs and I was moving 2 doors down. I have video of my moveout and same for move in of the 2 bedroom which btw was NOT move in ready. Dead ***** squished in blinds, living room window filthy, all windows no screens (finally got 2 which took about 4 months) or locks on windows & more. Also, they charge you for things that aren't on your lease. When you try to get a detailed answer of where it's on your lease stated, you get the run around. Or a ** answer to blow you off. Telling me a $35-$50 charge is part of my CAM fee is mind blowing when my CAM fee is a flat $15.00 a month! The property is filthy, the gates haven't worked but maybe for the 1st month I've moved in (Sept 2022) security is a joke because every time I've called them, I have to leave a message and get no response. Tents now in front of the back apartments with bikes lined up. This place really needs the city or state to come and see what REALLY is going on here. It's some shady stuff and I really feel for the ones who can't live better like they deserve to. Shouldn't have to constantly watch your back or not have kids be able to play outside because "Zombies" have full access to our "home" with nobody to care and keep it safe.Rise48 Communities LLC

Negligent management and poor service. The renovations are mediocre. Everything is slathered in paint and base foundation cracking on the buildings. They have a ***** infestation at Rise Estrella Park. I'm currently going back and forth with their office agents because they wont make any repairs or fix the c*** ***** problem. There is a lot of small children in this community and they want to expose them to dysentery and other health problem. They threatened us with going to court and I'm more than ready with my evidence.Rise48 Communities LLC

Upon investigation, we have learned that our property has made several attempts to enter your unit to spray for pests, but unfortunately, access was denied. We understand that it is important for us to work with our residents as a team when work order requests are submitted to facilitate entry and spray for pests.

Bad place to live. Horrible living conditions. No hot water in building F throughout the complex.Rats in the unit. Homeless people live in empty units. Your family is in danger, if you live here. I recommended for you not to live here. Stay safe, good luck!Rise48 Communities LLC

The management at this place is horrible no one answers phones there is no emergency maintenance line to call into. We have been without AC for a number of days with no remedy i live in Phoenix and the temperatures have been about 100* and it does NOT cool down at night . Since ******* taking over the property that I live on it has been a nightmare completely rude staff. new managers every 4 to 6 weeks which none of them share notes or anything of the sort. water has been shut off and on almost everyday of the week no notice untill you complain about the water being off. there has been no hot water on this side of the complex in over a month. the property is covered in dog p*** , none of the automatic gates works , the pool has been down for say2 years , gym has been closed for the same amount of time, the laundry areas same thing all been closed and are not fit for use. requested service for a water leak in july just this week that finally got taken care of after months of complaining. No point in communication with this company they do now share notes or info very unprofessional do not suggest anyone to start business with this group.Rise48 Communities LLC
