I started a new build with Fulton Homes back in Feb. 2021. We didn't get to move in till Dec 2022. We had to constantly monitor the project and "settle" for things they messed up or didn't perform correctly. Our kitchen counter tops is our biggest issue we are dealing with since before we moved in. We ordered quartz counter tops throughout the whole house but only the kitchen has a black marking all the way around the edge. People from Fulton have come out to clean it with bar keepers, acetone, soft scrub etc. It goes away for a bit but comes right back. Bathroom counter tops don't look like that nor does the top of the kitchen counter. Just around the edge all the way around. It was a big up grade to get quartz and bullnose (thicker counter) and the black marking is an eye sore. Fulton won't do anything about it we are told we just need to keep cleaning it. I've fought with them on everything. The glass cabinet in the kitchen. They brought out a replacement piece that would of cut your hand. So i was told we will put old piece back in but we are finished after that. No other options. Flash painting through out house inside and outside. Thick drywall plaster in family room. ****** in the trims. Bedroom closet door issues. Bathroom cabinets not designed correctly. Bathroom lighting issue on all 3 bathrooms. Pavers issue. Garage door gap. Waited patiently for a long time on this house being built. Even on move in day we had to clean up from the new build debris before we could move our belongings in. Fulton rep has checked out on the countertop issue and told me to file a compliant with the Roc.Business Response

We signed a contract for a spec/move in ready home with Fulton Homes in April 2024. Listing Price $795k House is set to close in July 2024. We put $15,400 down ******* deposit, we went to design center to select remaining items. We put an additional $2,000 down towards selected items. Total Loan is now $825,000. The Total ******* deposit is $17,400. I am a ****** and using my VA loan eligibility. The Home appraisal was ordered and it came back in only valued at $780,000. Well short of even the original sales price. On June 10th 2024 we exercised my VA option Escape Clause to walk away and retain my ******* funds. Fulton Homes send the cancelation letter to us, but marked the Box they are not refunding the ******* deposit. Since we did not sign it, they sent an email today stating we did not complete the agreement and is keeping the $17,400 as damages. Per the VA we are entitled to that ******* based on the VA regulations......."Pursuant to the VA Clause that reads, It is expressly agreed that, notwithstanding any other provisions of this contract, the purchaser shall not incur any penalty by forfeiture of ******* money or otherwise be obligated to complete the purchase of the property described herein, if the contract purchase price or cost exceeds the reasonable value of the property established by the ******************************. Fulton Homes appreciates the service and sacrifice of our countries military personnel and recognizes the stress and hardship placed upon their families, thats why we do our best to construct homes meeting their specific needs as well as fulfilling their wants, hopes, and dreams
*** and **** **** were made aware that these want, hope, and dream option selections / customizations may not appraise and they signed off that any difference between the final purchase price and the appraised value would be their responsibility. *** and **** **** agreed to these terms on the originally written and ratified lot *************** which we allowed them to transfer from with full deposit(s) we did not retain the $500.00 processing and administration fee and again on the contract written and ratified for lot 67. The department of Veteran Affairs allows for and requires buyers/borrowers to be responsible for any and all customization made to a home.
In this specific instance we felt the appraisal was lower than it should have been based on the comparable homes in the area and asked the lender to request a reconsideration of the appraised value, when this was mentioned to the Bonds they indicated they had no desire to close on the home and therefor no interest in awaiting a reconsideration to be done.
Fulton Homes has a legal right to the liquidated damages on deposit and therefore I ask that this case be closed with prejudice.

I firmly disagree with their misleading and overall stance. There should be no damages based on their beliefs the homes values should and will be higher. They will have no issues reselling that home with the few upgrades we made. I will continue to comment, post, and fight this injustice. Fulton Homes, *****************************, ************** Bought home 7/2020 Submitted one year warranty problems list 6/2021 Two of the complaints in the one year warranty list was tiles cracking/flaking & soft grout through out the house. Fulton accessed & said yes there is soft grout and bad tiles. Their "fix" was barely sanding down grout & reapplying same grout, staining, then sealing. They said this would fix the *************** shouldn't be anymore issues with the floors. This "fix" of their regrouting process & fixing the tiles was completed around the second week in December 2021. Since then the ************ has only gotten worse. Still have soft grout, chunks of grout coming out, tiles cracking and flaking, grout discoloring, etc. I submitted a new work ticket with Fulton 3/2024. They are not being cooperative and have yet to respond to my last email/ticket. I was a couple months past the 12 month **** I am sorry for that. But My grandma passed away in early December & then my husband had a pretty bad motorcycle accident in January. Then add 2 toddlers on top of that. Soft ************ issues are a know issue in my section of the subdivision, due to the year/s they were built. There has been many homes they have had to "fix" numerous times because their "regrouting" process doesn't work. In certain cases they have had a third party flooring company come out & verify that there is soft grout issues. I am just wanting Fulton to stand behind their name and their "quality" built homes and fix my ongoing issue of soft ************s cracking/flaking. This has been an issue since day 1. We have had nothing but issues with Fulton. We have had to fight ************ for everything. Since day one workers do terrible work, don't show up, jobs are rescheduled numerous times on short notice, have no idea of why they are showing up from lack of communication from Fulton, & the list goes on. We would just like Fulton to fix our floors that have been faulty since day 1.Business Response

Fulton Homes did grout repairs in 2021 while the home was under warranty. There has been no communication from the homeowner until 2024. As a courtesy, we scheduled our **************** to meet at the homeowners home and we checked the flooring throughout the home. There were no loose tiles discovered.
We are asking this complaint be closed with prejudice. This home is well past the warrant period and what has been done in any other home in the subdivision should not be considered.

New home. Builder REFUSES to fix, repair or compensate for the following issues.Ruined carpet (Entire house!), Heavy damage to 2 sets of atrium doors, Very noisy and uneven floors (The entire second floor is a mess.), Damaged garage door (Big dent), Multiple ************** issues, Tile issues, Entry and extended walkway uneven and falling apart, Broken cabinets, Missing trim, ALL hardware damaged dirty and/or broken, These issues were reported prior to move in and then many many times post move in. They have been on site at least 6 times taking pictures and staring at problems they have no intention on fixing. Their subcontractors are horrible always missing the few appointments they bother to set up. We have provided several phone numbers, email addresses and there is also the portal. The statement that we have not been available is entirely untrue and is indicative of the experience we have had so far with Fulton. They are always full of excuses and lies. This is what you can expect when working with them. One of us has a home office and works remotely and is therefore there and available 24 x 7.
Because such a poor job was done right from the beginning, the expense to make this right is obviously something Fulton does not want to bear. We are not settling for mediocre bandages on major issues. The oversight on these projects was zero and it shows in the poorly finished product. ie our house.
The entire second floor squeaks and rattles loudly everywhere you walk and the unevenness and tilt is so bad you can't even begin to place furniture in some areas. (ie the bedroom dresser)
Regarding the carpet: We paid a fortune to upgrade the carpet (Level 11) and it was entirely destroyed due to their negligence and lack of planning. Who in their right mind installs carpets before anything has been painted or finished? There is more stucco and paint on my carpet than there is on the walls.
Regarding the Atrium doors: Again, this was a high dollar option. 2 sets of glass doors were installed that both looked like they came from the war. Scratched, dented, scuffed, marked, bent... they think a little touch up paint is going to cure the problem?
My garage door is dented... I am the only one on the entire street who has to come home to a dent in their garage door. Again, supposed to be new.
There are more items that are supposed to be brand new that show signs of excessive wear or already having been used or rejected.
I am at my **** end just trying to live in this poor excuse for a new home. Epic failure on Fulton's part and we will fight this process and this third-rate builder to the last if that's what it takes to make this right.

Currently the builder is finally addressing a few of these issues. Unfortunately, they are still trying to go the easy/quick/cheap route and not really addressing the issues to our satisfaction. (ie. Atrium doors, carpet.) That said, not nearly enough progress or results are completed to close this complaint. There are many major issues that are still outstanding that require service/fixing for this complaint to be finalized.

I purchased a brand-new home from Fulton Homes. On September 20th 2022 I was given a walk through with a closing date of September 27th 2022. During the walk through at least 35 major items were identified for the builder to address prior to closing. Just about every item still remains open 4 months later and the builder refuses to address them. The issue to be addressed in this complaint is the atrium doors. Basically, the home comes with a set of patio doors at the rear of the home. As a $4,375 upgrade the builder will install another door side by side to the door included in the home's price thus giving you 2 doors ie a wall of glass. While this is a nice concept the doors that were installed in the home are entirely damaged all over. The frames are scratched, scuffed and dented, and the factory finish is worn off in many places. Both sets of doors are like this and were installed this way. They got this way through improper storage, handling, and/or installation by the builder/subcontractors. This is a brand-new home with a hefty price-point. Regardless of price there is absolutely no way that materials in this condition should have ever been installed into this home. The extent of the damage is extremely noticeable and unfortunately isn't fixable. the only solution is to remove these entire units and replace them with units that look, feel and act like brand new units. This is the main gathering point in the home and to have such shoddy workmanship and lack of pride in an installation is appalling. This was pointed out during the pre-inspection as well as on the warranty portal the company provides. There has been no communication to address this issue and it has been 4 months. If I wanted the issues of a used home I would have purchased a used home. This is supposed to be brand new and unused and undamaged.Business Response

I purchased a brand new home from Fulton Homes at ************************************************** in ******** *******.The closing date was scheduled for September 27th of 2022. On September 20th we had a walk through and identified at least 35 major issues with the home. The builder spent the next 7 days addressing some of these issues yet left many major issues unaddressed. 4 months have gone by, and the builder still refuses to address these issues. A few things were taken care of but there are several big-ticket items they won't address. First, the carpet in the home was laid down before anything was painted. The UPGRADE charge on the carpet alone was in excess of $12,441.00. That said, there is paint, stucco and staining visibly apparent in every single room of the home. They claimed they cleaned the carpets prior to move in but cleaning alone doesn't remove paint or stucco from carpeting and it as as bad as it was when the walk through occurred. This was again mentioned in the warranty system the company has set up in the portal. 4 months later there isn't even talk of how this is going to be resolved. Meanwhile I have an entire house of carpet with paint etc. all over it. This is not cleanable or fixable and therefore needs to be replaced. During construction the absolute last thing that should have been installed was the carpeting. This is a brand-new home and is a high-end dwelling with a high-end price tag. This is unacceptable at any price point. I paid for brand new carpeting, and it wasn't delivered. It shouldn't be my problem that the builder can't effectively schedule their subcontractors and therefore ruined what was supposed to be brand new carpeting. Additionally, the pad was upgraded to a premium level as well and certainly doesn't look, feel, or perform at a premium level. When the carpet and pad are removed for replacement across the entire house the builder can also fasten the floor properly, so it stops squeaking everywhere. 5/10/22, bought a new construction home from Fulton Homes. We noticed the flooring was not what we got in the design center. We asked for a rotunda that forms a circle with ***********************. They gave us a rotunda in a ring with ***********************, and the center was tile. Fulton confirmed the mistake, and claimed that if we make compromises, they can fix it in a few days. Specifically, instead of 3 colored ***********************, use only 1 colored ***** round, and instead of removing the ring and the tile, only remove the tile, and replace the tile with a ***** round. We agreed to the compromise. 7/20/22, the installer they sent was extremely bad, and botched the job. I immediately contacted Fulton and brought up the issue. Even though I contacted Fulton immediately, they closed the warranty request without my knowledge, and without a quality check. Once Fulton came and saw the job, they agreed the workmanship was poor, and agreed to redo the whole job. Since I heard so many excuses from the installer, I was afraid they would do a poor job again, so we decided to restore it to the original install. Specifically, with a ***** round ring, and tile on the inside. -9/20/22, installers came and claimed the work order was wrong, and needed to be rescheduled. Fulton Homes now promised to send the original installer to fix the mistake.11/30/22, installers came to remove the existing work, and reinstall. However, on the reinstall, Fulton sent the installer who did a poor job, not the original installer. I refused the install from him and contacted Fulton. Fulton claims original installer quit that day. 12/19/22, a new installer came and said the job was much more than what was on work order. Installer said the work order asked for a 1 day job, but to return the ***** round ring to the original state would take at least 3 days. Fulton says they are not going to pay for the extra days, and wants us to take it as is, and will not return the ***** round to its original state.Business Response

On 12/28, ****** offered to not do the rotunda, finish the flooring with tile only, and reimburse me for the rotunda. I asked to think about it. I called back on 1 /4, and ****** retracted the offer. His new offer was to only reimburse the rotunda, but leave the tile work unfinished.
Because of the mistakes by Fulton Homes, more floor tiles need to be removed and reinstalled. Specifically going from the ring to the smaller circle, the remaining tile from the ring needs to be removed and reinstalled to make the circle shape. I called around several other contractors and asked for estimates to bring the floor from its current state to what I wanted on the contract with Fulton Homes. All of the contractors estimates are more than the offer from ******, and his offer is not enough to fix the mistakes made by Fulton Homes.
Fulton Homes need to pay for their mistakes, and bring my flooring to what I ordered on contract, not me.Initial Complaint

I bought a new construction home from Fulton in ********* ********, ** back in February 2021. The construction process was very long and the house was finished by the end of September 2022. Since I value good quality, when it came to kitchen cabinets I chose Group 5 upgrade because those were maple and came painted. The less expensive choices were painted MDF and I definitely didnt want MDF. I paid $17000 for this upgrade and some extra cabinets. I can honestly say that kitchen cabinets were my priority. I was shocked when I found out that builder actually installed MDF cabinets. I immediately notified my sales associate that there was a major mistake done in my house. In response I got a phone call from ************** employee who told me that painted maple is not available by ******** cabinetry any more. Well, it was back in April 2021. I want to add that I was notified after signing my choices that I would not be allowed to make any changes. If at some point those cabinets became unavailable Fulton should call and notify me and offer different cabinets instead of deciding for me. Im very upset about that. The builder was changing other standard options as well but since that was included in price I had no base to question it. Cabinets though were my personal selection that costs a lot of money so installing wrong product without my consent was a bad move. changes. I paid way more money for cabinets that I could get for a very small surcharge. The builder drop my upgrade 3 categories down and they feel everything is fine. I contacted Fulton manager by email and phone leaving a message on multiple occasions but no response. Im very upset about that. I feel like I am ignored, treated like a fool and robbed of money. I cant proceed with complete settling down in my new home since I dont how and when this problem will be resolved. Fulton homes should reimburse me for the cabinets since they installed product from lower level upgrades.Business Response

There was a false complaint made to the *** fulton homes uses. I received a so called courtesy notice that placed me on a watch list for 3 months. I have filed 2 appeals been in contact with the hoa manager ****. She and her colleagues instructed me to pay for a certified letter requesting name and proof of a pet violation. Once I requested it she failed to send all requested information stating its the law only a name can be sent making me guilty with no evidence of said violation. Meaning you can complain about anything and **** will just send threating letters from Tempe without proof of violations and then if you complain again for the same issue she will immediately send fines without proof. The appeal process is a joke you send a typed letter on the website for people to read and decide who's side they are on regardless if the original complaint had evidence. In my case I requested specific evidence which **** failed to send and said state law only allows a name be sent. Fulton homes was the worst decision I've ever made. Had I known their *** would be ran based off feelings and not facts I would never built with them. Not to mention the amount of damage to my brand new home that they caused and never fixed prior to moving in. And the hassle to get anything fixed is a joke as they make you jump through hoops then say it's not thier responsibility. We had items tagged for repair before moving in and alot were never fixed. We purchased our new Fulton home in ****** Station (*******) on 10/19/2019. Since 8/15/22, weve had 4 AC technicians out to solve our AC system problems ranging from a clogged condensate line to most recently a coil leak. *********************** installed the system & has been called here by us 3 times. These visits have cost ** approximately $1,650. Yesterdays repairs alone were $1,495. During the afternoon temperatures reached 89 in the house. Our AC system has never been right as it is very loud when running. To compound matters Im disabled, retired & partially paralyzed due to 2 strokes & my wife *** is my caregiver. Wee owned 7 homes of various ages during over 40 years while living here in the East Valley but have never had problems. On 9/22/22 ******************* of Fulton Homes called me & explained that since we didnt purchase their extended warranty when we purchased the home, they were not obligated to help us in any ********************************Business Response

Fulton Homes warranty for HVAC systems is for two years. As stated in the Homeowners statement of the problem, *********************** has been to this home on several occasions. They were offered an extended warranty by ***********************, which they declined.
This home is well outside of our warranty period any repairs are part of homeowner maintenance and not our responsibility.
We respectfully as for this complaint to be closed with prejudice.
