Price continuously gets lower and lower day before closing drops another 5k it's ridiculous 10k in repairs for a house that has a brand new roof was 75% freshly painted all flooring professionally cleaned for a mow package(we mow and weed eat every other weekend) and we added curb appeal. Septic check ac check(provided proof of payment for ac services done 2 weeks before offer) readiness package. The house is only 8 years old so not only is the offer 85k under what they will list it for (next door house just listed 535k our offer is 441k. Then they have a 5% convenience fee and they said .4% closing cost fee. That's where the lie comes in cause it keeps climbing for the closing fees. I highly recommend NOT using opendoor. There's better investors I wish I would have done my research. I highly regret going with them. Learn from my mistake.Review from Kristin M

I have sold two houses with Opendoor. The first one in 2018 was a good experience, my most recent experience in 2024 was not. They absolutely lowballed my offer and continued to drop it each week until I accepted. They would not provide a breakdown or comps on where they got the offer number, they wouldnt even confirm the correct specs. Because of a tight timeline I ended up accepting but once I saw what they listed my house for and sold it for it made me sick. It was pending within 3 days and they made over 72k off it. They did not provide me fair market value and Ive filed a ftc report as well. This company has snakes for their pricing analysts.Opendoor Response

Just recently sold our home to open door. Before the sale could go through **** their spokesperson that we were dealing with told us the floors needed to be completed as we had just pulled up carpet and had paid for new vinyl luxury flooring, which was not yet installed. We also asked if we could keep our brand new refrigerator and our new pergola, which was in the backyard. Through the email we were told those needed to stay at the house in order to help sell it. Once the sell was complete, we find out that open door ripped out $5000 of brand new LVP flooring, as well as took out the brand new refrigerator and Perdula, which we wanted to take with us the first place. And now we are forced to take them to court, which is a hassle. The company had plenty of time to tell us that all we needed to do was put in carpet since they were going to rip it up and do their own flooring. I dont know why they didnt allow us to leave the floors bare , since they knew they were going to put their own floors in. They quoted us a high sell price and then knocked off almost $40k for repairs ************ used deceptive practices in order to lowball us on our homes priceOpendoor Response

If it wasn't for the urgency of my situation, then I would have stopped working with OpenDoor as soon as I saw how much they offer you. They try to draw you in by throwing a big number as the "final offer", then you see the breakdown and notice that they took away most of any remaining funds that should be going back to the seller. They try to hide behind "repair costs" and an extremely low estimate of the "closing costs" which actually ended up being more than double than OpenDoors estimate. Even the title company working with OpenDoor told me that they implored OpenDoor multiple times to provide Sellers a more accurate estimate and more transparency in the Costs, but it seems that honesty and transparency isn't some of the things they care about.Their customer service is absolutely terrible too. They barely communicate back anything, and they won't loop you in on anything going on in regards to selling your home, trying to keep you unaware so they can pull a fast one and take more money from you. And of course when they do finally respond, it's nothing to write home about, barely helpful and act annoyed when I call them out on their BS.If you're goal is to just get rid of your home and you don't care about making barely any money, then OpenDoor is for you. Otherwise, I highly suggest just planning ahead and taking time by hiring an actual realtor.Opendoor Response

Opendoor kept $250.00 in *************** that were not due and not paid to my HOA and now they are not refunding the overcharge to me. Small amount to them, but I could sure use this money.Opendoor Response

I'm a realtor and I work with buyers. This is my 2nd negative experience with open door. There were termites at the property my clients went under contract on. Opendoor was willing to do the treatment but my clients wanted them to cut out a small portion of the wall to assess an termite damage so that they could know what they were getting themselves in to. The floor was soft under the refrigerator indicating a leak or possible termite damage. My clients wanted opendoor to pull up the flooring in that area so that they could inspect further. But opendoor didn't want to do anything, only give closing credits. Also, their emails are weird and if you send them something most of the time they don't get it. My advice, do not work with opendoor. They aren't a good company. All they care about is money and have no regard for buyers or keeping a deal together. I DO NOT RECOMMEND THEM!Opendoor Response

This is my first experience with Opendoor not as a client, but a neighbor to a property owned by Opendoor. I hope my experience was an exception to the rule, and it is a case of perhaps a project manager breaking rules to flip a house. Opendoor recently bought a condo within my ***, They subsequently started a renovation process that disrupted the community for several weeks. By the time we realized that new owners were not moving in, but a renovation was starting (with zero notice to neighbors) all manner of problems were happening. Trash, noise, parking, and other *** rules were violated but we could not contact anyone since we could not figure out who bought the property. The *** had not received escrow papers and the workers were not the owners. The workers were unable to communicate with us or willing do anything about the nuisance created. There were plumbing leaks, dust getting into neighboring units, noise into the evening and weekends, the gas was shut off to the entire building, parking violations, trash issues, and damage to exclusive use common areas. So much dust was created during the work, it permeated adjacent units. Workers were unwilling to try and blow the dust out the window, even when offered a fan. The fire alarm went off. The solution was to take the fire alarm and place it on the patio....where it continued to go off. I think you get the point. This was about as far from a textbook renovation as you could get.Basically, it looks like the property was purchased and renovated to flip the house at the expense of the neighborhood and safety; potentially by unlicensed contractors and without proper permits. Unfortunately we now will have to be "on the lookout" for other units bought by Opendoor to try and prevent similar disruptions to the community. Just like any other member of the ***, Opendoor has an obligation to understand and follow our rules and regulations. This includes following applicable local and State regs.Opendoor Response

Do not go with these people to sell your house they gave me an awful finalized offer way below the market value of the house There fees are ridiculous 5% service charge then a 8% closing cost and then an exaggeration on the repairs Go to an investor or realtor stay clear of these swindlers they want your house for almost nothingOpendoor Response

Bait and switch big time. Also major waste of time. Final offer came in 30% lower then the preliminary offer. I told the guy to not waste my time if the final number was going to come in lower the the lowest number in the range they give you. He said that was very rare and most likely wouldnt happen. In the end, came in 30% below and was a total bait and switch. Just list with an agent. I have a feeling this service will be terminated by the end of the year.Opendoor Response
