      I am filing a formal complaint against Opendoor regarding a critical safety threat involving their listing at *********************************************, which is mistakenly associated with my home at *******************For months, individuals have tried to forcibly enter our home, believing it to be Opendoors property. Initially, a warning Do not go to ****************** & pay close attention to the street name on their listing mitigated this issue, but its removal from their website and Zillow has caused the problem to resurface.Despite multiple attempts to resolve this with Opendoor, their actions have been ineffective. Opendoor is at fault and refuses to provide meaningful help. My family now faces heightened risk and constant distress. One individual unlawfully entered our property, amplifying our concerns. As this is our home we have a right to defend our safety, and Opendoors failure to address this issue infringes upon this right.I request the reinstatement of the critical warning on Opendoors website and Zillow listings to prevent further confusion and ensure our safety. Opendoors negligence is unacceptable and unprofessional. I have documented evidence of these incidents and am prepared to seek legal action if necessary. The unauthorized showings exacerbate my PTSD, as I am an active-duty military member. This distressing situation occurs weekly, making law enforcement intervention burdensome and ineffective when used.I urge the Better Business Bureau to intervene and compel Opendoor to take immediate and decisive action. The solution is simple and has been implemented before. My familys safety depends on the prompt resolution of this issue.Thank you for your attention to this urgent matter.

      Opendoor takes the safety of our customers and neighbors very seriously so we appreciate your diligence in brining this back to the teams attention.

      Opendoor is continuing to ensure everything is done to clarify the differences between our current listing and our neighbors home. We have taken every avenue available to alert potential buyers that our listing is located on Durasno Lane rather than Durasno Drive. This includes but is not limited to updating the *** listing to include specific language and directions to our listing, specifying it is on a cul-de-sac and is not located on Durasno Drive. Additionally we have suspended any open houses to avoid further confusion and are only accepting pre-scheduled showings.

      Again, safety is Opendoor's number one priority and we are committed to doing everything in our power to educated potential buyers to avoid any further disturbances to our neighbor.

      Was wrongfully charged $750 from my escrow account from the 2k they held for the late check out. I was given 3 days for free to move out per the builder promotion via Pulte homes promotion with Open Door. When I wasn't ready to check out at 5pm on day 3, 7/18/24, I was given an extension by **** and advised that if I completed the late check out process by 12 pm that night, I would not be charged. I did what **** said and completed the late check out before 12 pm that night to avoid the $750 loss. To my surprise, the next morning, I got an automated message saying I need to complete the late check out. I immediately called Open Door and got through after the 4th call and spoke to a person that said **** and *** were out but he was filling in. I told him about the message I got and he confirmed that he Digital check out was not completed. I was very upset as the system never notified me that it had problems and it processed it and showed me that. I was told to just avoid the $750 fee to go to the home again and take pics and email them in. I did just that and after some phone tag and technical hiccups we decided that email was not working so SMS was the best way to get them over to the team. I received confirmation soon after from *** herself saying she received them. Then I assumed that the conversation I had with the gentlemen that helped me earlier who was replacing **** was shared with her and she was understanding that I did do the digital process and something had happened and not sent the pics over and that sending the pics now was only a work around. I also assumed that he had told her that I had communicated the issue asap once I got the text and that I was working with him to avoid the $750 fee. Then, to my surprise, *** processed the late check out and asked ****** to charge me $750 for the extra day which I was trying to avoid being charged. Their system screwed up and this is a deceptive practice and I want the $750 back which I was wrongfully charged.

      Hello, I received a final offer from Opendoor on 11/7/23 for $429,000. We wanted to sell our house in the summer for appx the same. I received a preliminary offer from Opendoor about a week ago for $419,500. Fine with that price, I went through the final offer phase again. The walk through was yesterday. Opendoor gave us a final offer of $372,500, $344,000 net. This is way off previous offer, not in the same ballpark as any concievable comp (Zillow estimate is $465k), way off our prelimin offer. The Opendoor agent was unhelpful, arrogant. I would like a manager from Opendoor to look at our offer again and determine if this is truly their best price. If so, ok. I am shocked by the offer.

      I was moving to ************* and found a rental house online. Paid 2k to private landlord. Turns out was a scam and this scam was well known to the company Opendoor who had listed the house for sale. They did nothing to protect anyone. After I had to prove who I was and I paid they still had police kick me off property

      this property is notorious for these scams. The sheriff, neighbors, as well as hand written signs displayed warnings on the door, you are liable to protect the public. You need to take action to do so and are grossly liable for my expenses.

      I purchased home from opendoor and it had a pool heater but the pool heater was stolen sometime between home inspection and closing. This has been reported to their agent but there is no communication from them. There was also leak in the front of the house right after move in as there were rains. The company doesnt take care of the house and did some kind of patch work to fix the previous issues.it is sad to move into house and see pool equipment in missing

      Hello!I recently went through an appraisal process with opendoor for my home. Their Initial offer was ******* which would have then had repair costs and a 6% service fee subtracted. Once they had completed their assessment. They revised their initial offer from ******* to *******. They also assessed 21,027$ in repair costs which was not itemized and not explained, and then the 6% service fee which resulted in a final net take-home of 180,343, a 27% reduction from their teaser offer. I think this was aa bait and switch marketing scheme and ultimately just resulted in a waste of time for everyone involved.

      This fraud is a complete bait and switch scam. They made a reasonable estimate of my homes value on their initial offer. They were then late for our video call to do the video walk through.They were also late for their in person inspection despite having a 4 hour window to arrive.Then their final offer came back and their baseline appraisal for the house came back $20k lower than their initial estimate, which is all automated, then they wanted to take $30k off for repairs without specifying repairs.The repairs are arguable but to say hat their automated system dropped the price of my house by $20k Im 3 days is a joke.It was a BAIT AND SWITCH.They wasted half a day off work, treated me poorly, and engaged in illegal business practices.I want a call from the *** to apologize for wasting my time and to explain why he thinks this is an ethical business.

      I am contacting BBB for assistance with a *********** breach of contract and my request for full reimbursement of incurred expenses as a result.A contract was executed with Opendoor on 2/7/24 for the purchase of the house at ************************* The Option period ended 5:00PM on 2/14/24.Multiple inspections for the home ($1,020.31), plumbing ($399), pool ($125), and sprinkler ($86.59) were completed on 2/10/24. Each inspector could not complete the job due to the water being off.On 2/14/2024, I signed an amendment initiated by my realtor, extending the Option period through 5:00 PM on 2/21/2024. On 2/16/24 the Opendoor agent confirmed that the water was on. On 2/19/24, the inspectors returned to the property to find all the valves were turned off. On 2/20/24, my agent initiated another extension of the Option period. When the amendment was sent to the Opendoor agent, he refused to sign, unless we struck out the paragraph that stated the reason for the extension was due to the water being turned off. At this point, I lost all trust in this company, and no longer wanted to do business with them. I immediately contacted my realtor and let him know that I wanted to terminate the contract. Per contract, it states that the seller should have all utilities on for inspections. The water remained off during the entirety of both Option Periods.Had Opendoor disclosed the issues and timeline, we could have negotiated a new Option Period, and I would not have incurred expenditures for services not performed. The reimbursement of inspection fees was initiated 3/5/24 and will be separate from the ******* money release.

      We did confirm that your ******* money deposit for ******************************************************************* will be released, based on the terms of the purchase agreement, once a Release of ******* Money is signed. A revised copy, releasing only the ******* money, was sent to your Agent. Once received by Opendoor, the release will be initiated.
