I have had a problem with one of their employees. I have contacted and left many messages for more than one person at the corporate office but no one wants to return my calls. There is someone that works for them as a property manager who literally raised his voice and yelled at me. He has come into my home to do an inspection where he was looking for animals. When he saw none he proceeded to look olaces hes not allowed such as in things and under things. Inspections are just for walking through each room to assess any potential damages. 6 months later hes still harassing me. I dont know what more I need to do. When I asked what I COULD do he got mad and proceeded to tell me one of my dogs that Ive had here for the past year and a half is no longer considered an *** and wants to charge me for it. Thats $300 deposit and $35 a month more from me. He said my dogs were off leash but cant prove that with photos or video and since this is new to me I was a little surprised when he said well I WAS gonna just give you a warning but now Im going to give you a 10 day notice and fine you $25 for the notice. Hes constantly adding fines to my rent. Id like to explain here and now that I collect so Im security benifits for being disabled. One of my triggers is men yelling at me. For the past few months I have been avoiding the office because of him and his tendencies but unfortunately I had a package delivered to the office and HAD to go in. Was verbally assaulted and harassed on Dec 27th. Close to every day since has been something from the office via email, left on my door, and now a letter thats certified. Today is Jan 3rd. The paperwork has the wrong dates on them but Im nt sure what I can do about that. Im feeling very threatened here and Im not the only one. He has had people cars towed for no reason, hes added fees to other people rent and claimed it was an increase in water but nothing in their home changed. Its a miserable place and way to live.Review from Wendy M

Terrible company to work for especially when the community directors try to voice their opinion about not wanting to violate fair housing and then get terminated for insubordination, although the employee did as they were asked to do but didnt agree with it. Very terrible ********** morals no responses from upper management or the VPs.Review from Chaim F

The company messed with me twice-The first time was the wrong apt number on my cost sheet, which ended up increasing my rent by $178 per month (the mistake essentially canceled my quote in their computer and they wouldnt honor the original quote anymore). The second time was the wrong parking spot number on my lease- they assigned it to another resident as well- management deferred to the other resident and assigned me a much worse parking spot. The company switched management while I was there- it's a company problem, not an on-site problem.HSL Properties, Inc Response

It is a big JOKE!!! I live in one and we have drug dealers-the only thing the manager has to say is that they pay their rent. I have a noisy neighbor- the last manager- a higher up family member is a big shot-left it to the new manager!! Just pass the buck!! It is a laugh that is not funny!! We need real help and can't get any. They move managers in and out or fire them, by the time a new manager gets up to speed-you move them!! Hsl properties discriminate those with disabilities. I stood up for myself and they reported it as a noise violation. They disregard their own policies and do whatever they want. They don't follow the lease agreement. They sent out a notice with 3 options, we could have the air filters left at the door, let them know not to enter if we were not there, or let them come in. I asked for them to be left at the door, but they came in and hit me with a safety violation. What would have happened if I was in a ptsd episode and they came in? Would it have been my fault for freaking out? They violate federally protected rights, and lie to customers. We followed the instructions given to us on clean up but it was still cluttered by their findings. We even asked if it needed to be spotless, we were told no. Hsl property managers are 2 faced and report false reports just to clear apartment units. I'm thinking of filling a lawsuit. They talk over leasees and violate their responsibilities of providing a safe and crimefree environment all for their rights to enter the premises whenever they want. They lie to everyone's face and never follow through on issues. I even called the corporate office and was lied to by them, I never had anyone reach out to follow up. The made me feel unsafe and felt like I was in danger because of their disregard of Geneva convention's law for basic human rights and they violate the 7 federally protected human rights. These apartments is horrible infested with roaches, black mold in the bathrooms. I move here in March 16th they have not done nothing work order hasn't been done. People don't even pick up after themselves. It's very nasty how they don't care how people living. Do not move here please move else where. I have to spend more money just to transfer from this horrible nasty place killing bugs everyday. I have family that is disabledHSL Properties, Inc Response

I am really disappointed with the service I have received from HSL. I will never again rent an apartment with them. I am currently living in Estancia apartments in ******. HSL manages the property. The rental experience has been horrible.The latest issue we have had with HSL and Estancia is getting our new rental/lease prices for the upcoming months. We signed a 2-month lease after we moved into our new unit with Estancia. We just received a notice yesterday that our rent would be going up from just over $1100 a month to $1647 for our 1 bedroom apartment if we choose to do a month to month lease. We are fine with the rent going up because we plan to move out soon. However, we were frustrated that they did not give us notice about rent increasing sooner. Arizona law states that a landlord should provide a 30-day notice if rent will be increased. HSL is definitely breaking the law by not giving this notice to us sooner. The letter they provided us even said these rates were supposed to be given to us on March 8th. Why were we not given these rates on that date? I attempted emailing and calling HSL's corporate office, and they have yet to return my calls or emails. Every property management has laws they have to abide by, when those laws are violated HSL does nothing about it. In section 53 under the lease agreement, this is a direct violation of CRIME FREE HOUSING: the Lessee(s) any members of the Lesee's household, a guest, or any other person affiliated with the resident, or at the near premises, "Threatening or intimidating as prohibited in A.R.S. 13-1202" I was threatened by a resident, I reported the direct threat I received to property management shortly after it occurred, instead of eviction the residents in question were moved from apt **** to apt ****. They should have been evicted for violation of the lease agreement. Tenants deserve to live in peace, not in fear.HSL Properties, Inc Response

Any potential lease violation is investigated and handled in accordance to company policy and ******* Statutes. For any interaction between residents that could be a violation, our office requests verifiable backup or corroboration from outside, non-biased third parties, such as courtesy patrol or law enforcement. Without backup or documentation, eviction proceedings would not be initiated, as courts would not rule in favor based on a personal statement from a resident involved in the event. In this instance, there was no additional backup or documentation to support the report of lease violation to proceed.Review from Krista O

I lived at this *************** for almost three years. The first time we renewed our lease ****** forgot to sign and file it for 3 months. Our original lease ended at the end of April 2022. ****** didn't file it until July and we were forced to resign which extended our lease end date until July ****. When I gave notice that we were severing our lease early ****** tried to charge me two months notice instead of prorating the amount which is what is the legal way of doing it. I had to explain to her that the insufficient notice fee must be prorated for the amount of days I did provide notice. She then told me I would need to keep the electricity on until the middle of January and that I would be getting billed for utilities until the middle of January as well. I had to inform her that that would be illegal and she fought me on it despite the assistant community director saying that I was correct. ****** will talk down to you even though she is the one who doesn't input leases in a timely manner and knows nothing about the leasing process or the landlord tenant act. We left this property and severed our lease early paying $4,000 to do so just to escape her and the rude and incompetent maintenance team. I have lived at 3 complexes in ****** and this is by far the WORST complex. I had to fill out five work orders to get the maintenance team to replace my moldy disgusting dishwasher. I was told it was my job to take apart the dishwasher and clean the filter myself even though the lease stipulates that you are not allowed to make repairs yourself. This complex staff is completely rude and incompetent. The leasing agents as well the the community director need a crash course in their own leases, as they violate the terms on a regular basis. If you are looking for a complex, look elsewhere. Your wallet and peace of mind will thank you. If I could put zero I would. Never follows through with work orders. Have had a infestation of carpet beetles for over a year now. Continues to state that they will put a work order in. Carpet is destroyed. Along with my patio door not being able to be locked. Claimed they no longer have parts for this outdated antique door and it will have to be replaced. Then we have the bathroom door that is a slider from the ****s that still cannot be used because it's out dated and needs to be replaced. So much for being concerned about as a resident as they say. Needless to say the main pool is not suitable to swim in all year round as it it states. Not heated. And the hot tub is broke again. What's new.HSL Properties, Inc Response
