I live at the Arboretum in ******. The mailboxes have been out of service for around 6 months. This means I must visit the office to retrieve my mail, today when I went (expecting an important piece of mail) I was told to come back tomorrow since it wasn't sorted yet. First off, a 3rd party handling my mail is ILLEGAL. I have had several packages and letters missing over this time period, and so have many of my neighbors. I have spoken with my area's postmaster twice and he says it's HSL refusing to deal with the issue. Second, this is a huge inconvenience I didn't sign up for, nor was I communicated with about it. I have asked the management about the issue and have been given the same answer every time-"waiting for a bid". This is UNACCEPTABLE. I have contacted HSL directly and no one will ever return my call. I think the part that get's me the most is there has been ZERO communication regarding this issue the entire time. I hope by leaving this message others will know just how terrible the management is here. It is a shame because overall it is a lovely place to live.HSL Properties, Inc

HSL is the absolute worst. Never again will I rent from this company. Staff are rude, un Profesional and ignorant. They complain about everything. And they are bias. They made me get rid of my outside storage locker, I was gonna throw it away but my which i had in our back yard. Wife gave it to a neighbor across the way, and they put it out I. Their front porch. And do you think they got harassed like they did me, nope. Same with the plants out side. Made us reduse the number to a minimum. But again there are lots of other units who are way worse and do they get harassed the same way, again, nope. Also they had pest control come out 2 months ago, guy didn't treat the unit, instead after we had prepared our residents to be treated, never followed up. Had to like out of boxes and minimal stuff for 2 months. And then, all of a sudden, they sent another letter, stating same nonsense. Once we start getting our apartment back into decent living situation, and after we had complied to previous complaints, they continue to harass me and my family. Continually thretening us eith fees or eviction, but for some reason they dont put any of that energy into the real eyesores or other residents. Unfair. Place is a slum. HSL is a joke and they are slum lords. Worst ever!HSL Properties, Inc

This is the worst company I have ever dealt with. Literal crooks. They do not answer any phone calls and the people you can get a hold or are the most incompetent workers Ive ever dealt with in my life. I keep being sent in a circle of people that dont know anything and refuse to help with an issues. Their property ************************* has the worst staff that will ignore two weeks worth of emails and phone calls and lie. They have had complains of an EXTREMELY loud black mustang that turns on at 4:45 am every day and they refuse to do anything about it. The staff is a group of young unprofessional people that lie and because of them I had to cancel our move to a new apartment in the same complex and lost out on $475 because they kept changing dates and lying to me and couldn't be bothered to help me. I will be moving out making sure everyone I come into contact with professionally in ****** knows to never do business with an HSL managed property.HSL Properties, Inc

********** came into Sycamore Creek to look for a 1 bedroom apartment for my mom. My mother is diagnosed stage 4 cancer & was informed she has 2 years left. She explained finances will come from selling her house due to illness. They offered to work with her. We filled out the application on the 23rd. On the 26th mother came with her sister to show the house is sold & money will be available the 28th or 29th.On the 26th they changed their mind informed her she cant move in the 27th & requesting ****+ upfront. My mother expressed she no longer want to live at sycamore creek because they mislead her into thinking they will work with her current circumstances. My mother needed to move out on the 28th & now she has 2 days to search for an apartment. Sycamore Creek has a 72 hour refund policy for administrative fees. They did not offer my mother her refund for the administrative fee $150 and let her leave without crediting it back.Same day 6/26 I had called them in the evening to understand what happened and how we can solve it. After done talking to the front office I contacted my ************ stated she is uncomfortable to live there. Mother contacted them on 6/26 confirming again she doesnt want to live there & requested her refund since it is within the 72hr period. Front staff said she can refund the administrative fee $150 but not application fee. Mother accepted & staff stated will speak to her manager & follow up. No follow up. The following day 6/27 they refused to refund & said its past due. They blamed me for keeping the application active. They threatened that they can listen to our calls perviously as if we were lying which was offensive. They also aggravated my mother and kept hanging up on her. We emailed them and kept denying our facts & when we requested for the calls to be listened too they did not respond. Emails are very unprofessional & my mother got taken complete advantage off with her terminal illness. Contacted HSL no resolution as well.HSL Properties, Inc

unbelievable! There is a 70 year old man without air conditioning now for two days! was told that maintenance passing out on the roofs........no resolution.. GIVE THE MAN A PORTABLE AIR CONDITIONER!!!!!!!!!!!!!!!!!!!!!!!!! SHAME ON YOU Air conditioning is a priority..... if you do not have the resources then you should go out and pay for an outside service.. what is wrong with you people?????i have to wait 3 weeks plus for any maintenance in my apartment.........HSL Properties, Inc

Steer clear! Management is rude as is corporate customer service (what a joke). I've been yelled at by both the community manager **** and corporate customer service ******. **************** used to mean something (I've worked for health insurance company in customer service so I know what it should go when speaking with customers, RESPECT!), after speaking with them today, I know all they care about is money. The property looks pretty in pictures but don't let them fool you. This place should be condemned. HSL should never allow an employee to speak to me the way these 2 did. I would appreciate it if they considered their tenants that have been here so long an asset but I was literally told that their security guards are only to protect their assets hmmm ?? paid approximately $90,000 in rent... doesn't that make me an asset? I've never been late with my rent in the entire time I have lived here. It makes me want to hire a handyman to paint, replace my carpet myself and deduct it from my rent since they can't seem to find quality staff that can actually fix something. I went to the office today to ask for a pool key.. an amenity we pay for. I was told none available and could not make one. This incarnation of office mgmt is the worst i have ever had in my entire 22 years living here. They try to cheat you out of every benefit you pay for and offer no solutions. The gym was *** for 2 yrs and they kept telling ppl they needed curtains to open. Guess what? They opened it without curtains. I will not be renewing this yr.. I've had enough. I guess ****** their bonuses are based on low expenses they deny us our right to use the property. Shame!HSL Properties, Inc

I live in *********** Apartments, and have lived here for thirteen years. Ive mostly been happy living here. One of the reasons *** lived this Apartment is for the outdoor living on my personal balcony. I grow flowers, sit and meditate, read, paint pictures, and eat meals in the summer in the small table Ive had out there. Its been a big part of my enjoyment to come home from work and be able to sit in my garden space. Im writing now because ITS BEEN SIX MONTHS SINCE IVE HAD USE OF THIS SPACE!! Ive got my outdoor furniture piled up in my bedroom, and have had to keep my balcony cleared for ongoing work they are doing. When I ask about it, ** continually told that there is NO DATE for completion!! My Property Manager recently told me that YOU DONT LIVE OUT THERE you dont sleep, eat or shower out there @ WELL I DO. I live out there. No, I dont sleep or shower out there, HOWEVER a lot of the things I do that I regard as LIVING relaxing, meditating, finding joy in a garden, having a peaceful place at the end of the dayI do LIVE OUT THERE!! And its been a full six months that I have NOT HAD USE OF A LARGE PART OF MY LIFE. I am very unhappy with this negligent work that they have been dragging on. I understand that some spaces have needed more work than others, but there should be some order to make clear the apartments that do not need structural work, so we are not held hostage until all the work is done. I have missed a complete season of spring flowers, and the effect its had in my relaxation time and happiness has been marked. I believe they should clear the Apartments that dont need extensive work so we can go back to living our lives not to mention getting the outdoor furniture out of my bedroom!!! *********************** Apt 294 Ridgepointe ApartmentsHSL Properties, Inc

Individuals under 16 need adult supervision at the pool and hot tub. This rule isn't enforced at all. As a result, children and younger teens are vandalizing this amenity. Instead of enforcing the rules, the solution is closing this amenity. This is concerning because we're moving into our hottest season AND adults pay for this amenity in our rent. I think it's only fair to reimburse ** for these closed amenities if you're not punishing the handful of unruly individuals at fault.HSL Properties, Inc

***** infested apartment they moved me into. They keep entering my apartment with no notice and I have told them they dont have permission to enter. They are breaking the law. #1 the moved me into a ***** infested apartment in July knowing it had roaches and didnt tell me. its now December I still have roaches. They have entered my apartment 2 times without notice and without permission. Today I am in the shower pest control comes in with my dog barking I yell get out of my apartment and look out of shower to see whos coming in. He took about 30 seconds to leave my apartment and close door. I was told my apartment wouldnt be sprayed this week because hsl will only spray every other week. The ast manger told me this on Thursday when I paid my rent they were not coming this week. Plus hsl coprate office refuses to speak with me or call me back. I guess I am going to be forced to call the health department , attorney general , aguralcultaure department and file complaints. The ast ********************* told me today its your day off I expected you to be home. After she told me thrus they were not coming to spray today.A. P.

Plus two week ago she came in my apartment when she saw me letting my dog out to go potty and stuttered on her words when I cought her and pest control leaving my apartment. After she told me they wouldnt go in unless I was home and that they would call me when pest control comes on property so I know not to let my dog out to go potty so I could be home.HSL Properties, Inc

Are you kidding me hsl. You are portraying totally false stuff. I have tried to call office and email many times no response and was told by **** the ast manger I could only email. She wont respond to any emails or help. I have all kinds of proof date time and stamped. I also included hsl head office and no response from them also. The only reason ***** called was because I filed complaint with bbb. He called 12/12/22 no phone number or name on caller id. I have been trying to talk to hsl head office since July with Zero response or help. He said he would call me back 1st thing in the morning on 12/13 to let me know why they where coming in. He never called me back. I told him and all my email I needed it for my job to do the kind of work I do and the hippa and privacy laws why they where coming in and about how long they would need to be in for and would they need to be in the room where my work desk is. He also said he would come over 12/15 in morning before I had to work to see what was wrong with apartment he never showed up or called. He really didnt give me options for moving and my health and my work at home job dont really allow me to move. And why would I pay to move and sign another year lease and pay more money for rent each month and pay all the hook up and disconcert fees for everything. I gave him options to make this right and said he cant and he refused. Plus why would I move to another apartment here. So many building have ***** problems here and that wont fix them breaking the law and entering with no notice or permission. And not fixing things. Or always giving notice to enter and never showing up. Monday I waited home for pest control the guy never came to my apartment but he went to others apartments. **** the ast manger said on 12/5 my apartment had to be sprayed every week. On Tues 12/13 notice to enter they never showed up. I **** them nocking on my neighbors door so I opened my door and put my dog in bedroom and closed bedroom door. They never came to my apartment. But went to everybodys else in this building. So thats 3 days this week alone I had to get up and stay home and not walk my dog and get rest I need for my health because of them. And cancel dr ************ Not showing up. This stuff has been happing since July. I still have roaches infested. Hsl is not taking care of the ***** problem. When they say they coming they never show up. You all are not doing everything you can to help your not doing anything really. My dog cant have any of his toys or bones because your pest control sprayed them. I told ***** that and he blew it off. I also told him their vendor stole from my apartment. Not even a sorry. I have been telling **** over and over things that are wrong and need to get fixed and nothings getting done since July its now December. All this should have been fixed before I moved in. This place was not move in ready. I have been told by **** the ast manger and the old manger the apartment is over budget for turning from the two people who lived here before me. That I should have seen it they way they left it. Thats not my fault. Its also against the law to rent a ***** infested apartment and not tell the resident. Plus pest control didnt follow guide lines for spraying they sprayed where it says do not. Two of their own pest control companies have said they rented me a ***** infested aparmtent. That they need to treat the whole building and hsl wont cause it cost to much money. They also said they need to take the light covers off and electric outlets off and spray inside the walls. Hsl wont.
