    Paid my total balance due on 11/11/24 after attempting communication for a month and a half. Now I am being charged a late fee for everyday in November. I have seen that this type of issue has happened to several other tenants and I believe this business to be unethical.

    We were not contacted until we received a one star Google review today regarding this specific issue and this was remedied this morning and the current balance is only due for December.

    our system had auto billed late fees because the payment was applied to a deposit which was corrected in November and still showed outstanding rent due for November.

    Poor customer service from employee on constant occasions. Paying rent to this company through a program called bestegg, which is a recommendation from summit residential, allows me to pay my rent in 2 payments in the amount of $1400. I received a notice from bestegg on 10/31 that I can not use their program this month due to a block from the rental company. When I spoke to the rental company I was told that my account was put on "certified funds" with no understanding as to why. They didn't know why it was put like that and the representative took it off immediately without question. I spoke to bestegg and they stated even though that the company may have fixed the issue I can't use them for this month because of their (summits) error. I then spoke again to the representative from summit and stated if I could get an extension to the 8th to avoid late fees because of their mistake which is causing all the trouble. She said because I used my 1 time extension (2 years ago) that I have to pay the late fees and that it has nothing to do with them. The lady expresses no empathy, no resolution, and looks as if they are just trying to milk an additional $200 from me in late fees. I have written a Google review, filed a complaint to them directly, and not am trying to be heard through BBB as this lady has done this on numerous occasions.

    This resident contracted with a 3rd party payment plan company for their payment of rent. Due to Fair Housing Laws and Regulations, Summit Residential must treat all the resident the same under policies.  There is a grace period listed in the lease agreement for late rent - due on the 1st and late on the 5th to allow for any waive of late fees during that time,  After such time, residents are granted a one time waiver of late fees to be used during their residency as per company policy. This resident used their waiver in 2023 and is not elibible for another waiver.

    For 10 months the property management company has not stopped harassing me for $400 that section 8 did not pay them. It took until October for it to get settled but now they will not rent to me anymore, they have not serviced my apartment and I have been paying on time for 10 months Early by six days. This is cause strain and tension with the VA and the property management company and they refuse to correct it. I’m afraid my renters history is damaged by this even though I have been paying early every month without one missed payment. They will not resolve the issue and I have tons of supporting documents as well. Also, there has been a cockroach infestation in my apartment, I have been complaining for 10 Month St. and pest control has come into my apartment five times in 10 months. Nothing is getting done and they refuse to subtract it from my rent or do anything about it. They won’t break my lease and I am desperate for a resolution, I have mental health issues and memory issues and I am having a hard time solving this by myself. This is also affected my relationship with the VA to where now I have to get a new case manager because without the VA realizing it they were, causing more issues and confusing the property management company. Because of this, I am going to be homeless in February. It is so mentally tiring to have to worry about this every single day. To have to deal with cockroaches, crawling all over me and no one helping, I have , all of our text messages and emails saved in my phone, they were refusing to work with me. Please help me people have quit and gotten fired over this misunderstanding already, it has gone on for too long, and I am begging for a resolution. In the document I sent, this was in September 26 from person in charge of summit residential, they already knew I didn’t owe this money, and yet they were still harassing me weekly for it, and lying to me to get me to pay it. They never talk to any case manager, she was just manipulating

    We have already discussed that the balance has been taken care of. The attachments are months old and we notfied resident of missed payment from section 8 being received and applied on oct 20 2023. We do not have anything to do with his relationship with the VA.     Since May, 2023 I have written 4 letters of noise complaints to Summit Residential Services. The person living above me makes very loud noises almost 24 hours a day. I have been kept awake for most of the night several times and then have to get up for work at 5:00AM. My complaints, for the most part have been brushed off. I have been told that she was “warned” via a phone call. It clearly states in the contract signed by myself and the Summit Residential Management that I have a right to live peacefully and not be disturbed. Obviously the Summit is in breach of their contract with me.

    After complaining about issues at my Apartment Oct 5th. ****** Deceitfully issued me a NOTICE TO VACATE without a valid reason Oct 6th 2022. This violates Arizona law SECTION 33-2143 and 33-1375. They must give a 30 days notice to vacate. also on a Notice not to renew which is what the latter states. They Must HAVE A REASON WHY!! I moved out November 1st. And now they claim i owe Novembers rent 18 days. NO I DONT!!! This is actually stealing. They tried to bill the renters insurance company and got DENIED!! So they HIT my credit with $500. And have no ITEMIZED break down or the charges and the laws that support them. Their lease dont mean a thing. THE LAW COMES FIRST!!! The apartment was in good condition. they will lie and claim They were giving me 55 day notice. THATS **. AZ only allows 30 day notice to vacate from either party. If its a NOTICE OF NON RENEWAL then landlord MUST STATE A REASON. not doing so is FRAUD!! marking my credit is FALSE REPORTING!! to collect FAKE STOLEN MONEY. By written LAW. I was given a notice OCT 6th. that said I HAVE TILL November 6th to vacate!! NO IF ANDS OR BUTS!! and sense i was trying to renew. I MUST GET A REASON I CANT RENEW! The company is making money off FAKE CREDIT REPORTING SCAMS. i had NO complaints or late rent for my lease 1 year. They must get this off my credit ASAP as i cant rent again anywhere!

    The tenant was on a month to month lease and was given a notice of non-renewal on 10/10/23 for the end of November which is the correct amount of notice we needed to provide. We are not required to provide a reason. It was not an immediate termination. Attached is a copy of the notice sent. Tenant was given more than ample time (55 days’ notice) of the termination. Tennat provided notice on 10/18/22 making the 30-day responsibility through 11/18/22. Tednant was billed rent through this date – prorated  (copy of ledger attached)

    Tenant was notified on 12/27/22 that the account was being sent to collections on 1/15/23. The gtenants never responded to make payment arrangements, The file is current and active with National Credit and will remain until settled.

    I reject what they're saying because there are too many people leaving bad reviews and having the same experience online. Please see Google reviews. It's the same thing over and over when people move out they have fake cleaning fees and lots of fake everything just to get extra money out of people it's a scam company.  I'm fighting the credit bureaus and they are deleting this from my credit because they know that it's fake after their own investigations. I was given a fraudulent notice to vacate and non-renewal all at once. In Arizona there's only 30 days to vacate there is no 55 day notice.  I complained about issues and they handed me a noticed to vacate the very next day October 6th not October 10th! By law I have to be out in 30 days after that. That's their problem that they told me to leave not mine. The apartment was in pristine condition. However the apartment building and the inhabitants and people is a bad area. If I really owe them money they would have already taken me to small claims court but they are afraid to go to court because they know they're lying.

    They deceitfully use the credit debts as a scheme to get people to pay them money so they can have lots of extra money. Just follow the law if you don't want someone living at your property give them 30 days which is what you have to do. If you don't want to renew a lease by law you have to State the reason why however on a month to month you do not have to have a reason but it's still 30 days regardless.

    The nerve to tell somebody you have to get out but then you have to notify me when you get out that's a bunch of hogwash. I'm following the laws of Arizona and leaving within the 30 days of that notice which I did do. So when I left on October 31st I had six more days that I owe you for and that's all you can legally charge me for my current landlord a popular one told me the exact laws!  So you can send me a bill to my address which you do know where I live for the 6 days and that's all you're going to get and nothing else!

    The tenant  was given a non-renewal of his month to month lease for 11/30/22 and resident gave notice on 10/19/23. The 30 day notice of responsibility is thorugh 11/18/22 which is what he was billed for. His file has been sent to collections for non-payment of the balance in accordance to our policies and any furhter issues he can contact National Credit services directly.

    I already contacted National credit. They refuse to help. And for the millionth time the law in Arizona is clear as day. When a landlord tells a month-to-month person to vacate they have 30 days. When a landlord tells a person that they have no intentions of renewing the lease they still have only 30 days to vacate. There is no such thing as 55 days notice. I complain on October 5th about some issues and on October 6th I was told to vacate. That being said I must be out by November 6th.  Notice ****** the landlord does not show any laws backing up there claims because they have none they just follow their own fake policy. Ironically for the record that same apartment 19 is now suspiciously up for rent again. Probably due to the issues that are there and bad activities going on. At least I paid my rental time it was never late though I complained a lot.  Apparently Equifax and transunion agrees with me. I'm just waiting on experian to delete it from my credit also.

    We rented an apartment from this company The lease was a month-to-month lease after 1 year. On Aug 15 we notified them of a rodent infestation. A pest control representative came to the unit on Aug 17, and confirmed the infestation. Nothing else was done after that. The portal states that a technician was scheduled for October 26 (more than 2 months after the initial rodent complaint!) More maintenance requests were entered in the portal, and we made calls, left voicemails, and sent emails. Since the infestation was not remedied, and in accordance with state law, this was now a health hazard, we gave notice via email on Aug 26th that we were vacating at the end of the month. We left on Sept 1st. They are now charging us for September rent, plus late fees of $50/day, plus October rent, plus a fine for not giving notice. Of course, they are not returning any deposit. They refused to meet to discuss the charges. After multiple emails requesting a review of the account, they have not responded. We were threatened with $6,000 charges being sent to collections.

    The tenant failed to provide a 30 day notice of vacate and return of possession as per the lease terms. The work order was placed in late august for rodent issues  and the pest control company went out and assessed the issue and provided a bid which owner needed to approve. This took place the beginning of Septemeber. Rent and lease cannot be terminated for issue that is being responded to. No formal service of issue with remedy was given to summit other than the work order placed which was in process.  Rent is owed for sept as posession was not returned and october as no notice was given. Unit has been under treatment contract since september and we did not find out tenants vacated until pest control tried to treat unit and saw it to be vacant. They disputed the charges and we have already let them know ownership of the property is holding them to the terms and charges. No adjustment in balance oweed will take place. Tenants also were in arrears of rent for over $8000 and applied for assistance to avoid eviction. They have not paid rent on their own behalf since January 2022.

    This has already been audited by our review team and the fact that past tenant disagrees is thoer way of tryong to get out of the debt. There will not be any agjustment on the balance owed by past tennat. A formal review was conducted prior to the BBB complaint and they are not happy with the outcome.     The business did conduct a review and they denied our claim. At this point they are also breaking the law further by withholding the deposit. Most importantly, they are providing NO evidence of their prompt and appropriate response to the rodent infestation. All of their responses are character attacks. I have already provided evidence of the 2 issues in question:

    1 - The  landlord did NOT remedy the infestation within 10 days. We were in the unit, with a child, WITH rodent urine and droppings from August 15th until September 1st. There was an inspection, but NO measures were taken in those 16 days. I am adding proof that the maintenance request was entered in the portal on August 16th, and a technician was not scheduled until October 13th, and an appointment scheduled on October 26th (2 whole months after the initial request!!)

    2- We provided written notice on August 26th to their agent's work email, and the agent responded, hence notice was acknowledged. Email evidence uploaded yet again.

    A response needs proof, not just poorly written statements with assumptions and character attacks like "former tenant was angry"
