    There have been multiple problems with this company 1) When I initially signed the lease I was guaranteed 1 parking spot; the 1 parking spot ended up being an illegal parking spot that blocked an emergency exit that barely fit a smart car. I had to fight for 2 months to get my parking spots and only received them when another tenant moved out. I had to show proof to the management company that I was legally *********** 2 parking spots based on the building code and *********** law and again only received the spots after another tenant moved out. It seems to me that they are selling the spots to other people or other tenants. Their initial solution to me being persistent about this issue was that I could just be "removed from the lease" after living here for 2 months. 2) Repairs take forever, are done poorly, or are just not done at all. My oven has been non-functional for the past year. There have been 2 attempts at "repair" which were never resolved. My oven continues to be non functional and they have done nothing about it. It simply needs to be replaced and the management company is unwilling to replace it for me.3) There is an obvious water leak/water damage in one of the bathrooms that is causing mold. I brought this up when I first moved in and it was never repaired and continues to worsen. The toilet in this bathroom was also leaking for a few months upon moving in and it took over a month to repair.4) Exhaust in one of the bathrooms is non functional and I requested it to be fixed before I moved in and it was never fixed 5) The apartment was dirty when I moved in; it looked exactly like it did when I toured it before signing the lease. I was also not given keys on the day my lease started and it took almost a week to receive my keys.4) Most recently I was awoken at 8am for "electrical repairs" which I did not have a 24 hour notice that they would be entering my apartment. I am normally not home during these hours

    I am currently in an apartment managed by Kingston. ***************** have dealt with a myriad of issues since our arrival which have not been addressed in a timely manner. Some of the issues we experienced include: Assigned parking spaces not being available Apartment dirty upon arrival Nonfunctioning air conditioning Clogged pipes which resulted in flooding Broken Patio Screen Door Non-functioning Front Door Inability to use shower/toilet for an extended period of time Floor paneling lifting 5 power outages in which surge protectors combusted An elevator that has not been inspected in 2 years ( a fellow resident was stuck in the elevator for 30 minutes) Street level door that is not properly secured Repairs to the apartment were done in an untimely fashion by unprofessional contractors. ********************** unable to perform essential work duties because we did not have power for several hours. We also needed to take off work so contractors could come into our apartment. Contractors were often late and unapologetic. Management does not respond to our requests. We still have outstanding maintenance items that have not been addressed. We have had to make major adjustments to our lives to accommodate the poor job that Kingston Management Group is doing. Because of this, we believe a rent reduction needs to be considered.

    Assigned parking spaces not being available

    Tenants at move-in did not have their assigned space available because Kara ************ had ************ material in their space. ******** contacted Kara ************ that evening and the items were removed the following morning. Tenants moved in 08/06, and had the items removed 08/07.
    Apartment dirty upon arrival

    The unit was cleaned on 07/18. The invoice and photos are in the dropbox link.

    Nonfunctioning air conditioning

    Zero reports.

    Clogged pipes which resulted in flooding

    The tenant's washer drain line was clogged. A licensed plumber snaked and unclogged the line which fixed the drain issue. Please refer to the plumbing photos in the dropbox link it is a reference to the minor backup of water. Issue was reported Friday 08/26 and completed on Wednesday 08/31.

    Broken Patio Screen Door

    ***************'s workers have been trying to schedule between 09/13-09/27. She continues to need to reschedule without a confirmed date. Work was completed 09/28.

    Non-functioning Front Door

    The tenant has never reported a nonfunctional door. She may be referring to not having a peephole available at move-in.

    Inability to use shower/toilet for an extended period of time

    We have never received a work order for not being able to use the toilet or shower.

    Floor paneling lifting

    5 power outages in which surge protectors combusted
    My roommate and I were unable to perform essential work duties because we did not have power for several hours.

    Power surges are being caused by LADWP's pole. If she had a short in her apartment we would not have multiple units experiencing the same electrical problems she is experiencing. LADWP repaired their malfunctioning pole today 09/28.

    An elevator that has not been inspected in 2 years

    Our elevator vendor has contacted the city for an inspection. The permit will be updated after the inspection.

    A street-level door that is not properly secured

    The last report of a broken door was repaired on 07/02. I will attach the vendor's invoice to the dropbox folder.

    We still have outstanding maintenance items that have not been addressed.

    The remaining items completed 09/28.
