This company just took over management of my 79 year old ***'s apartment building in *********************They do not respond to any phone calls, texts, or emails. We cannot get any repairs done and have nobody to call in an emergency. If you call the "Kingston Management Company" number on their website, you get the cell number of some lawyer, who does not pick up or return the call.They have left the front yard barren - it is just a pile of dirt. They don't clean or maintain anything. My mom's exterior windows are caked in dirt, and we cannot wash them as it is on the second floor. The laundry room is full of roaches and exposed insulation. Kingston refuses to do anything.One day, they suddenly said they would be "on site tomorrow to conduct an inspection between 8am and 5pm." I asked what for and they did not respond. I waited with my mom all day and they never showed. Thanks for wasting my time for no reason.We have had to ask the City of ******************** to force them to make repairs. A date was finally set, and a repairman came out. But when he arrived, he said he was only authorized to "change a screen." Refused to do any other repairs. Then he said he "didn't know how to do fix the screen anyway" and left. We had to call the city again. We are considering withholding rent, but that can be grounds for eviction.They have no physical building or address. Rent is supposed to be dropped off at one of those "Mailboxes Etc." stores. They have not cashed the check for this month and now send automated emails saying "payment is late." No, you aren't cashing the check.These are slumlords. Plain and simple. I would move my mom but she is almost 80 and that isn't easy. My dad died of cancer a few years back. The city should bar them from operating in ********************.Kingston Management Group

When you call our main line, you are provided with multiple options as to who to correspond with such as maintenance & repairs, accounting, leasing, and/or your specific property manager. None of the options direct you to an attorney. You are more than welcome to verify as the phone # listed on our website is **************.We have been corresponding with ***** for the last two weeks via email with the City of ******************** inspector included on all correspondence in order to coordinate getting repairs done within their unit. We were originally scheduled to complete repairs required by the city on 05/24/24, however ***** did not allow our vendors to complete the work at that time when they showed up as he wanted work completed that was beyond the scope of work required by the city and asked our vendors to then leave. We have since rescheduled for the repairs to be completed on 06/04/24 with the city inspector included on all correspondence. We have provided him with the scope of work required by the city to ensure we are all on the same page for the work that is required to be completed.The front yard was barren because the owner pulled a permit with the city to get the front yard re-landscaped. During the time that the yard was dirt, was because the owner was waiting on the city to approve of the plans so we can then complete the work. Landscaping work was completed on 05/17/24. The laundry room was treated for roached in April '24 and again in May '24. The laundry servicing company was scheduled to upgrade the laundry appliances on site yesterday, however had to postpone for 06/05/24.A lot of these claims made by *****, who is not even a tenant of ours, are simply untrue. We received a work order complaining of rats on 07/10/23. On 07/14/23 the pest control vendor treated the tenants unit. The pest control vendor went back to the property on 08/01/23 to inspect again and did not find any further evidence of rats.Review fromMarilyn W

The management of pinewood mobile LLC, is *******, humanity less, steal and pillage if you leave your house alone too long. This experience from living in *************** LLC and ******************************* who is supposed to be the property manager and has completely destroyed the community here by posting false notices on people's doors trying to get them to leave. I think there is probably some tax fraud going on here too. They tell you to your face that there is no maintenance in this park and they're not going to fix anything including the park supplied electrical. And now they are going to raise the rent $100, Then they're going to sell the park. This is a senior Park and it was a very well cared for Park until the last manager became ill and had to quit and when SDR Property Management came along they completely destroyed the community, gutted the clubhouse and put cocktail tables in it for what reason is unknown. Possibly a covid-19 Federal ***** was used to illegally fix up this clubhouse by ripping the whole kitchen out and all amenities and putting cocktail tables in there. Before we had videos, a TV, a full kitchen for RV campers. Including a large freezer. All of that is gone. it's just an empty useless clubhouse. Also the clubhouse 3 doors were secured with code locks which were entirely unnecessary in this very small Park of approximately ******************************************************************************* and out of the park. This is also unnecessary. All the security in this very small ****************, certainly is a priority on the government's covid small business voucher to help them fix up their businesses. Well this did nothing for the tenants of this park. Also as far as the laundry room goes the washing machine disappeared for about 6 months so there was no laundry facility available even though the onsite manager stated that "of course there is a laundry facility, just not a washing machine." Do not rent a space in this park at this time.Kingston Management Group

I think this company could careless about the Tenants .they are good at collecting rent and that is it Most of the time needed repairs if they get repair are repaired by unqualified maintenance...and communication is a Major issue ...this is not a professional Business that belong in ******************** .They are worst than Terrible Slumbs LordsKingston Management Group

Kingston Management Group is horrible at communicating, I've been dealing with them for a month. They bought the building I live in a few months ago. The unit above me had an ongoing leak, per the person above me they said they put a maintenance request in and no one responded. It must've been leaking for a while that it finally gave and went through to my unit. The plumber who came out after me calling numerous times and sending emails said there was mold and I saw and took pictures as well. We have a two bedroom and I asked will they move ** while this issue was being resolved, due to I work from home, my office is in my bedroom and due to HIPAA I cannot be near others and need to be in a private area without interruptions. This is what **** sent me " From my understanding do you guys have a two bedroom apartment?" I replied that two adults cannot sleep in a toddler bed which is where my daughter sleeps. To top it off I had family come visit that following week. We've been sleeping on our couches for a month. Today I was told someone would come to FINALLY put up the drywall and paint after they removed the damaged drywall, treated and tested everything. No one has shown up and of course **** hasn't responded to any of my texts.. I'll be posting complaints in numerous forums and on social media. I also asked if we'd get a rent credit and he said he'd run it by the owner, I guess if the owner was in our situation this would be acceptable, I don't think so.Kingston Management Group

Here is the official response for this BBB complaint. We received the initial report of a leak occurring in her unit on October 17, 2022. That same day we had Eric Artiga our technician check out the leak and begin making repairs. We opened the drywall in order to view the plumbing from the underside of the upstairs apartment, hoping to identify the leak. Once opened we realized this may be a larger job than initially expected and with the tenant's concern about mold, we opted to test. After testing we discovered there was a presence of mold. We began remediation immediately.
Remediation began on 10/19/22
Asbestos testing occurred - 10/20/22
Testing results came back inconclusive - 10/25/22
Negative asbestos point test came back - 10/26/22
Valerie the tenant requests to schedule the start of remediation for Oct. 29th - 10/26/22 (Wednesday)
Demo begins - 10/29/22 (Saturday)
Kingston is informed that there is minor leak still from the upstairs - 10/31/22 (Monday)
Plumbers return and make final repairs - 11/01/22
Remediation Occurs - 11/02/22
Mold air test - 11/03/22
Results of cleared test - 11/07/22
Kingston reached out to schedule patch and paint but the tenant requested 11/12 instead - 11/07/22
3rd party vendor set to arrive 11/12 (Saturday) but is unsuccessful in accessing unit
Kingston reaches out about the missed appointment but no answer from the tenant - 11/14
Kingston reaches out about the missed appointment and it is scheduled for November 16 - 11/15
Patch and paint is completed - 11/16
