      Hi, I have been living in ****** since May of 2019. I am currently renting from Irvine Company and I have had a number of issues with them! I need to file a complaint as soon as possible as they are retaliating against me, bullying me, and harassing me on a regular bases!They keep leaving unwanted notices on my front door, the maintenance men have come into my dwelling without my permission, twice. I have him on camera. The other maintenance man, broke my shower door and thick and thin pieces of glass went everywhere, I am still cleaning up slithers of glass that flew all over my room and into my carpet and this happened two years ago, I was also severely harassed, stalked and feared for my life by neighbors who were not only on the lease but were eventually removed from the property because they were harassing everyone. The office is harassing me and threatening me!!!!!! PLEASE HELP

      Park Place Apartments by Irvine Company is the biggest rental scam I've ever encountered. They are a cold, dishonest, and predatory operation that treats tenants like disposable income sources. After moving out, I was hit with over $1,500 in inflated charges they ignored their own inspection report to justify them.The report clearly stated the unit was in good condition. The carpet was marked as clean. There was no tenant-caused damage. Yet I was charged hundreds for cleaning, carpet, and paint. No timestamped photos. No receipts. No vendor documentation. Just a bloated final bill they hoped Id blindly accept.When I asked for a breakdown, they dodged every request. ******* ******* responded with templated, robotic replies that ignored every point I raised. One email even included a placeholder that said "[insert specific date]." I followed up repeatedly, only to receive the same final statement, copy-pasted under different names.They charged me rent for a 10-day period after I moved out, even though they confirmed the unit was reoccupied by April 8. I asked for proof the unit sat empty. Silence. I asked for an explanation of how charges were calculated. More silence. I asked to escalate. They ignored me.During my lease, fire alarms went off in the middle of the night, sometimes for hours, disrupting my infants sleep. Management offered no support. But they had no problem demanding full rent and tagging on fraudulent charges when I left.This wasnt a mistake. It was a drawn-out attempt to exploit a tenant who followed the rules, gave proper notice, and left the unit clean. They stonewalled my questions, refused escalation, and sent nonsense replies hoping Id back off.Ive documented every email, contradiction, and refusal to engage. I will be filing complaints with every relevant agency. This experience was disgusting and reflects a company with zero ethics and zero regard for residents.

      I received a letter from someone looking to purchase a property from me. In the letter, it showed that they had proof of funds from the Irvine Company private ***************** I contacted the number, which is to their corporate office, and the only person I was able to get in touch with in their HR representative. They instructed me to email over the proof of funds. I followed up a couple of times, and the HR Representative was rude and short over the phone, and refused to offer any assistance. After the timeline she initially gave me passed to receive a response, she would not give me a real timeline, and told me I could not talk to anyone else. I told her I went through all of the options in the automated response for the corporate number and she was the only person I could talk to, and her response was that maybe I should try again, and that she could not tell me when anyone would look at the letter and that I could not talk to anyone. Awful customer service, and no way of talking to anyone else at this company.

      I have enjoyed living at the colony because I appreciate the beautiful grounds and convenient location.Unfortunately, my experience has been negatively impacted by unresolved noise disturbances from a neighboring unit, including loud thumping, door slamming, and disruptive pet activity often occurring during quiet hours.Despite filing multiple written complaints and escalating the issue to property management, the disturbances have persisted for several months with no meaningful ************* experience with the ****************** specifically the assistant property manager ****** has been nothing but negative. Her dismissive, arrogant and demeaning tone is unprofessional. She has made comments to me that are quite unprofessional for example stating Recordings can be manipulated when I sent her recordings of the noise we had been experiencing (which she requested by the way). Apart from that type of treatment of residents, you can expect little to no meaningful response or resolution to any issue you present to them.I am disappointed that Irvine Company has not taken stronger action to protect residents right to peaceful enjoyment, especially given the otherwise high standards they promote. It feels as though they value occupancy more than resident experience.I sincerely hope Irvine Company will improve their responsiveness to serious quality of life concerns in the future.

      We've lived at *************************************** Homes for over 10 years and recently discovered mold in our home and reported to management. While they acknowledged the issue and estimated it would take 6-10 days to complete the necessary remediation - during which my unit would be uninhabitable. Despite this property manger declined to provide hotel accommodations or any form of temporary housing. Mold is a serious health concern, and the lack of urgency or support from management was incredibly frustrating. Being asked to remain in unsafe conditions or find my own temporary solution is unaccepted for any tenant.We respectfully request a call from ***************** to discuss service experience and a solution to our ongoing living situation. - *****

      Review/Complaint:We are residents of ******* Apartments and, unfortunately, have been dealing with a persistent issue that directly affects the health and safety of our family. Our neighbors frequently smoke marijuana, and the strong odor regularly seeps into our apartment despite closed windows and doors. This creates an extremely unhealthy living environment.We have two small children, including an infant. Such exposure is absolutely unacceptable and poses a serious risk to their well-being.We have submitted multiple complaints to the management office, yet the situation remains unchanged. The property management either fails to take any real action or responds in a way that is ineffective and superficial. This raises serious concerns about the managements ability to provide a safe and livable environment for its tenants.We strongly urge the management to take immediate and effective steps to resolve this issue. Otherwise, we will have no choice but to escalate the matter to the appropriate authorities, including local enforcement and ************ services.

      I had a terrible experience with ********************************************** Homes regarding my security deposit refund. After moving out, I left my apartment professionally cleaned, with photos to prove it. However, management still charged me a full cleaning fee, claiming minor water spots and normal wear and tear required additional cleaning.This is completely unfair and likely illegal under California law (California Civil Code 1950.5(b)(3)), which prohibits landlords from charging tenants for normal wear and tear. When I asked for proof that my apartment was not cleaned properly, they ignored my photos and refused to provide a breakdown of their actual cleaning costs.Instead, they said their cleaning vendor does not offer partial cleaning, so they charged me the full amounteven though the apartment was already in good condition. This is a clear case of predatory business practices designed to take money from tenants unfairly.If you plan to rent here, be prepared to lose part of your security deposit no matter how well you clean. I would strongly advise against living here unless youre willing to fight for your money back.I will be filing official complaints with the BBB, ******************************** (HCD), and small claims court to challenge this fraudulent charge. Renters, beware!

      The Irvine company has been nothing but bad. Before we moved here we had issues with management. That should have been the first red flag to not continue with the process. Regardless we continued. Big mistake. The first month we experienced issues with the dishwasher, then we had issues with plumbing. Shortly after the pluming issues we experienced termites swarming the apartment. We contacted the apartment complex office and they told us they would get back to us to make an appointment for pest control. I asked if there was a possibility to end our lease early or have them transfer us to a different unit because at this point there are so many issues associated with this apartment. Mind you we only have been living here for 4 months. Of course they want all the fees associated with these options even though these issues are on them. They never called back after I reached out to them about the termites until I emailed them. I stated in the email for them to contact me and not my partner because of him working. They ignored that and called him anyways. They notified us pest control was coming 20 minutes before they came. There are clear indicators that there is an infestation. Mud tubes, swarming, damage to the door frame. It appears that this infestation was here way before we moved in. Plus there is possibly an indicator that the complex knew of this issue but didnt do anything about it. The pest control guy did confirm that there was an infestation. He took pictures for his report and left. Its been over a week and we havent heard about someone coming back to exterminate the termites. Ive emailed them stating that the termites returned on thanksgiving and yesterday 12/03 and that I wanted a copy of the report from the pest control guy. Still no call back or email. There are better priced and up to date apartments that arent associated with the Irvine company down the road. Save your money and look elsewhere. Do not be fooled by the street appearance.

      Company pushes fraudulent move out charges onto residents:I moved out of a unit with this company and received an inspection report. Unit was left in meticulous condition and no issues were noted in the report. They still are attempting to charge four fees.Apartment Cleaning Fee Carpet Cleaning Fee Paint Prorated Costs Stain Removal Fee I reached out to the complex and they had no explanation for the charges. They even provided the move out inspection report... which showed nothing in it. They couldn't reference to any sections where the charges were justified, not even a photo. I contacted customercare@xx, nothing, no help at all. I received an email from ervice.accountmanagementservices@xx, I responded with the documentation and proof the charges were fraudulent.. nothing "Talk to leasing office". At some point some executive or regional director needs to manage their teams.

      Irvine company does a good job with most things except being able to find decent staff for leasing office here at ************, the staff is retaliatory, bias immature and cause much drama where it is not needed, interfering with others safety and living enjoyment.
