1 starI've had unexplained charges on my account for the past 3 months. These are not late fees, but charges that are not listed on my lease which is required by law. The maintenance of the property is subpar with liability from a washed out catch basin that has worsened over the past 5 months to a point children can fall in and be harmed.Review fromKayla C

1 starI reside in ************* Apts. I HATE IT. The old owners were great. They followed up with you, made sure you were safe (security). Didnt charge for *************, noticed broke down cars and had them towed. I mean I could go on about ****************************. Best company hands down. This company is definitely NOT it. Ive put in maintenance work orders and they have yet to be filled, every month its SOMETHING with this company. December was my lease renewal. Im a housing choice voucher holder. I called the leasing manager asking what my new amount was. She told me and I paid it every month only for her to put Not 1 but 2 notices on my door on the 15 but the dates on the notices were the 12 & 14th. Stating Im behind $567 because SHE told me the wrong amount back in December. *** been trying to contact her boss name ***** via email because ****** wouldnt give me her phone number. I emailed this lady on the 9th & **************************************************************************** I reach back out to ****** on the 15th of April stating I couldnt get in contact with her boss ***** and she just pretty much dismissed it with Do you have the correct email **** I have the email you gave me so idk if it wrong. So now I have to obtain an attorney to get this matter resolved which is more unnecessary money spent. Soon as my lease is up Im gone, h*** Ill sleep in my car before I sign another lease with these people. Its unacceptable behavior. Then as Im googling this company I see their not BBB accredited. Oh and literally every 90 days they have new maintenance workers, I reached out to the leasing manager about the continuous change in workers and all these different people allowed in our home and she replied, we dont have no control over the maintenance man who comes and goes. Actually you do if you pay and treat them right they wont go nowhere their leaving for a reason maam . HELP ME PLEASE??Review fromThomas T

1 starI am disabled...shouldn't have to explain why. I pay rent with disability. I am being denied my support animal at *****************. I have been given a 5 day notice and I'm devastated. For all the people that go online and get certificates that are fake, STOP. This has made a mockery of service and support animals. ******** says my puppy stinks and I stink too. My caregiver gives him a bath every week and my apt. Is CLEAN. Unacceptable and discriminatory. Looks like it's going to be full on fair housing complaint. 5 days to get rid of my dog that has cured my debilitating depression.Review fromJon P

1 starCambridge Manor WAS a very nice property until REDLINE Residential took over. Rats were found on every level of the property. Once the rats were eliminated, the rat f**** remained in the basement for months, making the storage area and exercise room "amenity" unusable for health reasons. So I left.This management company was very slow to respond to the numerous emails and photos sent about the problem.Now, months later, I am contacted by a collection agent for a month's rent when we agreed that they could keep my security deposit and I would leave amicably.Do not rent from these laissez faire landlords! They don't know how to keep a good property clean or a good tenant happy!Review fromElana N

I was born with a physical disability, in a wheelchair, double amputee. My disability also includes a severe lung and heart condition which I was also born with. And, with that being said it's imperative I live in a completely smoke free environment. That requirement is VERY CRUCIAL for my overall well-being.In 2018 moved into the Aurora, ** property and things were fairly decent. Until 2022 when Red Tail Residential took over my apartment building which was the start of when things took a VERY BAD TURN! The smoking policy Red Tail has in the lease was no longer being enforced and tenants now just do whatever since it didn't take long for them to figure out management wasn't going to do anything about the violations being done. As a result tenants that smoke don't take management seriously. January 2023 renewed my lease for the 2023-2024 term. Three weeks AFTER renewing my lease a chain smoker was allowed to move in below me, causing my apartment to be filled with secondhand smoke DAILY! Five years no issues pertaining to smoke affecting my health until February 2023. It got so bad I was coughing up blood and having to sleep in the lobby. After being repeatedly ignored by management I sought legal action against Red Tail Residential. They initially offered to transfer me BUT with 98% of the building in violation where was I to go Possibly to be surrounded by multiple other smoking tenants at that point? Being on SSDI can't very well afford to pay all the ridiculously high App/Admin fees elsewhere and still be expected to pay my current rent in order to move out. NOTHING was ever done to the smoker below me, she is still here!November 2023 Red Tail was sent a settlement offer by my attorney. Their response? To serve me a 60 day non-renewal of lease. According to the ** ************************** "Given the timing of their actions, Red Tail Residential is very much to be considered in total violation of the ******** Retaliatory Eviction Act 765 ILCS 720/1."Red Tail Residential

1 starThis place has been a nightmare from the beginning. But now I have an emergency & cant get any assistance. My daughter, and 2 other girls live in an apartment in ***********, **. On New Years Eve, half of the power went out in the apartment (clearly an electrical issue). No working AC or Heat, no working stove, no working refrigerator, no washer/dryer and a flickering light. The property manager said call the office when they open. That was done & no maintenance was available. These girls have lived in an apartment under these conditions with no food, and no heat (temps are in the 30s-40s this week). There is NO COMPASSION and it is NOT being treated as an emergency! Here we are 3 days later in the same situation. I have called the Property Manager and left my contact information. He, *********************, has yet to call me back or respond to any communication. My next call today will be the news! Even trying Red Tail Residential Contact Us failed when I hit the send email button. Our kids dont deserve this and more importantly, this place needs to be shut down if it cant run effectively. We had the most horrifying experience dropping our daughter off to college. My daughter ************************* and her cousin decided to get a fourplex apartment in *********** ** ( move in 22nd Aug) once we got to the apt, the office team was running 4 hours behind our scheduled move in time, they didnt have any keys ready to give us The told us we were welcome to see if one of the other residents were already there. So we did, and there was one guy there. He let us in, once going in we smelled then odor of Marijuana...the apartment was a total mess(we have photos,) we submitted all the photos of the entire apartmebt ehich was unhealthy to move in. We immediately went back to them to say we dontbwantbthe keys and would like to be let out the lease. The manager assured us that she would. Here it is almost a month later and they are refusing ours calls and threatening us with eviction from an aptbwe never moved into. This is one of the emails we sent and continue to email with no response. They let my daughters cousin out the least. But not my daughter To whom it may concern (**** The Social) my name is ***********************, guarantor, and father of my daughter *************************.. we are respectfully requesting to be released from the rental lease.(health and safety concerns) It's very unfortunate that my daughter ( who was told, the apartments were only students,) which is not true, and also she have bad allergies , she was told she'd be in a non smoking unit..which is not .. The apartment and men standing around the apartment openenly smoking Marijuana. The apartment is disgusting. Security is also misrepresented...while we were there, police officers were called twice, while we were sitting there waiting for keys. At 7:30 pm we still were waiting for keys. Which we never received. You let my ************ son ******** cousin out his lease at the.same apt ( her roommate, ) but your threatening to evict my daughter.***********************Red Tail Residential

1 starI have been working there for over a yr. And still haven't received a raise. But yet they push you like a bull to get the apartments ready for showing. I travel to 3 complexes, ******* minutes away, depending on what complex I'm going to, AND DON'T ******* MILEAGE. No respect from upper management. I would not recommend this place to anyone!!!!!!! 1 starDo not rent residential spaces that are managed by Red Tail Residential. I would give a 0 if I could.I urge anyone who may have submitted an application to reconsider and look elsewhere. Besides the on-property management being abysmal, unhelpful, unresponsive, and often times rude, this is really about what they do after you have vacated the property. I vacated a few months ago and like most renter's nowadays were waiting on the "move-out" charges that would inevitably eat up my security deposit. That is exactly what happened but worse. I was charged a $250 cleaning fee, and $900 dollars for "painting".I learned by calling Red Tail and the independent contractor that they hire for their work, that these 2 charges are "normal". This means that regardless of damages/length of stay, they will always charge you for these two things, REGARDLESS. The contractor was unaware of this and when I had mentioned that they were putting these charges onto the tenant after move-out, the contractor was appalled. To me this is a business expense for the property that is being placed on tenants without any sufficient reasoning.Within the lease I signed there is 1 clause that mentions a cleaning fee IF the property has not been sufficiently cleaned. Besides the language being very broad I had left this space spotless. When calling Red Tail the phone rep had basically laughed at me and said, "I have pictures it is pretty obvious it needed cleaning". Not only is that very rude but I also took pictures of the apartment before I had vacated. So, the phone rep is either lying or again this is a charge they are going to make you pay regardless.The same goes for the painting. There were maybe a few scratches and black marks on the wall, which is normal wear and tear, that they are charging me $900 for. This is nowhere to be found within the lease. The phone rep also gave me the same answer when asked about this. So, $900 to paint maybe 5% of the place. Save money and rent elsewhereReview fromKatie F

1 starThis company took over our property, and since then everything has been a complete nightmare. The facility management has been abysmal, the main office manager acts like the most helpless little girl any time anyone needs anything, yet has filed legal action and continues to levy threats and threatening emails against every single resident. They lied to us hid hundreds of dollars of charges in our rent, claimed they were legitimate, and when we tried to negotiate, we were also hit with legal threats and bullied into giving into thier demands. These people have no compassion, and do not value human life, they spent more on legal fees and charges then they got from us, and as far as I can tell the property manager is given ************************* authority to harass every single person she wants to.
